          HISTORY

          Founded in 1830 by entrepreneur Joseph Bloor (after whom Bloor Street, one of Toronto’s main
          thoroughfares, is named) and William Botsford Jarvis of Rosedale, Toronto, the Village of Yorkville
          began as a residential suburb. Bloor operated a brewery north-east of today’s Bloor and Church Street
          intersection. Jarvis was Sheriff of the Home District. The two purchased land in the Yorkville district,
          subdividing it into smaller lots on new side streets to those interested in living in the cleaner air outside
          of York. The village grew enough to be connected by an omnibus service in 1849 to Toronto. By 1853,
          the population of the village had reached 1,000, the figure needed to incorporate as a village and the
          Village of Yorkville was incorporated.

          THE GEOGRAPHY

          Bloor street begins at the eastern edge of the Prince Edward Viaduct, which passes over the ravine
          holding the Don River. The street continues through to the Rosedale Ravine, marking the southern
          border of the affluent community of Rosedale. West of Parliament Street, the street passes just to
          the north of the large St. James Town housing project, which stretches west to Sherbourne Street.
          On the northern side of this section of Bloor are the forested slopes of the Rosedale Ravine. Between
          Sherbourne and Church Streets the street is lined by large office towers, mostly home to insurance
          companies. This area has long been the centre of the insurance industry in Canada.

          YORKVILLE RETAIL

          In downtown, especially around the intersection with Bay Street, Bloor is one of the most exclusive
          stretches of real estate in Canada. Rents on the upscale Bloor Street have doubled in 4 years, ranking
          as the 22nd most expensive retail location in the world in 2006, up two spots from 2005. Nationally,
          Vancouver’s upscale Robson Street tied with Bloor Street West as the most expensive street in Canada,
          with an annual average rental price of $208 per square foot. The Yonge and Bloor subway station is the
          busiest in the city, serving approximately 368,800 people a day.

          BUSINESS CULTURE

          Bloor Street between Spadina and Sherbourne has become the hub for both Canada’s insurance and
          advertising/marketing corporations. Notable companies/organizations include the Retail Council of
          Canada, Canada Post, IBM Canada, Alliance Atlantis, Famous Players, Paramount Pictures, Showcase
          Television, Twentieth Century Fox Film Corporation and the consulates of several nations. MTV Canada
          headquarters are located in Yorkville as well. Canada’s largest museum and the fifth largest in North
          America, the Royal Ontario Museum is located at the intersection of Bloor and Avenue Rd. The area
          north of Bloor St. on Cumberland and Yorkville contain petite streets with cafes, restaurants and
          specialty boutiques. It resembles more of a European style district.

          Yorkville is the culture and geographical hub for Toronto’s upper class and has transitioned into a ‘live,
          work and play’ environment which is a perfect fit a high end boutique commercial development like

                                          Michael Scace, Vice President & Sales Representative

                                          Michael’s primary focus is Toronto’s financial core and periphery markets where he is active
                                          in investments, office and retail leasing. Since 2006, he has completed over 350 transactions
                                          on behalf of tenants, landlords, purchasers and vendors. Currently Michael is actively listed
                                          on over 30 assets across Toronto’s downtown market and is involved in several national and
                                          international initiatives on a leasing and investment basis.

          Michael has assisted in the implementation and development of real estate strategies for companies such as; Blackstone
          Group (o/a Slate Properties), Allied Properties REIT, Harhay Construction, Greenpark Developments, Penequity, ROI Capital,
          Hampton-Metrix Capital Partners, Firm Capital, York Heritage, Carttera Developments, Lehman Brothers Canada, Dundee
          REIT, TD Canada Trust, TELUS Communications, Woodcliffe Properties.

          Michael holds an Honors Bachelor of Arts in Economics from the University of Waterloo and is a member of NAIOP, the
          Toronto Real Estate Board, Ontario Real Estate Association and Canadian Real Estate Association.




                                          Jeff Thomas, Vice President & Broker

                                          Jeff Thomas is actively involved in Toronto’s commercial real estate market effecting
                                          investment sales and leasing transactions in the development, office, and retail
                                          segments on behalf of his exclusive clients. Jeff has negotiated over 400 commercial real
                                          estate transactions to date amounting to total transactions in excess of $500 Million in
                                          the leasing and investment sales categories.

          Jeff has completed transactions on behalf of clients such as the Blackstone Group/Slate Properties, Allied Properties
          REIT, Dundee Real Estate, Scotiabank, Greenpark Homes, Carttera Developments, Harhay Management Construction
          Limited, Cityscape Developments, Freed Developments, BJL Developments, ROI Capital, Westmont Hotels, Hampton-Metrix
          Capital Partners, and the TDL Group. Jeff has also worked in corporate consulting for clients such as the Canadian Broadcasting
          Corporation (CBC).

          Jeff is an active participant of the NAIOP Programs Committee and is a graduate of the Richard Ivey School of Business.

                                      Tim Kennedy is a Sales Representative at Ashlar Urban Realty. Since Tim has joined the
                                      team he has been working alongside some of the senior executives at Ashlar Urban in a
                                      wide range of projects. Tim works with Jeff Thomas and Mike Scace on their leasing and                ASHLAR URBAN REALTY

  • 48. 17 PRINCE ARTHUR AVENUE BLOOR /YORKVILLE BLOOR/ YORKVILLE HISTORY Founded in 1830 by entrepreneur Joseph Bloor (after whom Bloor Street, one of Toronto’s main thoroughfares, is named) and William Botsford Jarvis of Rosedale, Toronto, the Village of Yorkville began as a residential suburb. Bloor operated a brewery north-east of today’s Bloor and Church Street intersection. Jarvis was Sheriff of the Home District. The two purchased land in the Yorkville district, subdividing it into smaller lots on new side streets to those interested in living in the cleaner air outside of York. The village grew enough to be connected by an omnibus service in 1849 to Toronto. By 1853, the population of the village had reached 1,000, the figure needed to incorporate as a village and the Village of Yorkville was incorporated. THE GEOGRAPHY Bloor street begins at the eastern edge of the Prince Edward Viaduct, which passes over the ravine holding the Don River. The street continues through to the Rosedale Ravine, marking the southern border of the affluent community of Rosedale. West of Parliament Street, the street passes just to the north of the large St. James Town housing project, which stretches west to Sherbourne Street. On the northern side of this section of Bloor are the forested slopes of the Rosedale Ravine. Between Sherbourne and Church Streets the street is lined by large office towers, mostly home to insurance companies. This area has long been the centre of the insurance industry in Canada. YORKVILLE RETAIL In downtown, especially around the intersection with Bay Street, Bloor is one of the most exclusive stretches of real estate in Canada. Rents on the upscale Bloor Street have doubled in 4 years, ranking as the 22nd most expensive retail location in the world in 2006, up two spots from 2005. Nationally, Vancouver’s upscale Robson Street tied with Bloor Street West as the most expensive street in Canada, with an annual average rental price of $208 per square foot. The Yonge and Bloor subway station is the busiest in the city, serving approximately 368,800 people a day. BUSINESS CULTURE Bloor Street between Spadina and Sherbourne has become the hub for both Canada’s insurance and advertising/marketing corporations. Notable companies/organizations include the Retail Council of Canada, Canada Post, IBM Canada, Alliance Atlantis, Famous Players, Paramount Pictures, Showcase Television, Twentieth Century Fox Film Corporation and the consulates of several nations. MTV Canada headquarters are located in Yorkville as well. Canada’s largest museum and the fifth largest in North America, the Royal Ontario Museum is located at the intersection of Bloor and Avenue Rd. The area north of Bloor St. on Cumberland and Yorkville contain petite streets with cafes, restaurants and specialty boutiques. It resembles more of a European style district. Yorkville is the culture and geographical hub for Toronto’s upper class and has transitioned into a ‘live, work and play’ environment which is a perfect fit a high end boutique commercial development like 17 Prince Arthur.
