This document discusses potential future locations for where people will live in the US in 2030. It proposes that existing major cities like San Francisco, New York, Los Angeles, and Washington D.C. may no longer be the main destinations as the nature of work changes. Instead, it outlines a plan to develop a new city called Kudavi in Nevada by learning from how Las Vegas was successfully built up from desert land through investments in entertainment and attractions. The plan is to first build an online community, host music festivals on purchased land, and then raise funds to purchase a larger land area and provide basic infrastructure and services to establish Kudavi as a new destination.
Kudavi is a real estate platform that aims to build destinations for creatives and remote workers. It plans to purchase over 12,000 acres of land in San Benito County, California for around $5-10k per acre, compared to over $20M per acre in downtown San Francisco. The first property, Stone Canyon Ranch, will serve as a base camp for the founding team. Kudavi's long term vision is to develop the land into a central hub for remote work in the Bay Area, aiming to attract 20,000 people through amenities like transit, hosting events, and positioning itself as a retreat center. It will operate through a property company that owns the land and an operating company that manages and markets
Do you want to solve the housing crisis in SF? The solution is to build walkable satellite cities 1.5-2.5 hours away from SF that take the pressure off the demand to live in the city.
This document proposes building new satellite cities of 50,000-100,000 people that are close to major metro areas but not commutable daily. These satellite cities would be designed for creative professionals and focus on co-living without ownership or cars, and include co-working spaces, art/music studios, and event spaces. The plan is to first test the concept by moving 500 people to an existing campground to validate the community model and financial feasibility before establishing a founding team to develop a full satellite city.
Kudavi City Development Model
REIT owns all land and infrastructure- residents can buy into REIT
Leasehold only – Max 10 year lease
On-site businesses have option of paying a 15% revenue tax in exchange for free rent- similar to app/app store model.
Build a wellness & corporate retreat center to attract tourism.
Host monthly art/music festivals as customer acquisition tool.
Provide low cost transportation to/from nearby city centers.
Partner with education providers to attract transient residents.
This document proposes building satellite cities of 50,000-100,000 people located near major cities that are car-free and high-density. It suggests starting by renting and testing the concept at an established campground near San Francisco/Oakland before purchasing surrounding land to build the first satellite city. Various professionals such as software engineers, artists, and remote workers would initially live in the city for periods ranging from weekends to a year to validate the concept.
The document discusses plans to build a new satellite city from scratch that is car-free, high-density, and located close to an existing major city. It will be designed for 80,000 people and replicate the model in other parts of China. The document also discusses inspiration from other eco-cities and the desire of millennials and retirees to live in walkable, urban communities rather than suburbs. It outlines initial plans to establish a founding community and gradually expand the satellite city on purchased land, with the goal of attracting creative professionals, startup founders, and others seeking an alternative living environment.
The document proposes building new satellite cities of 50,000 to 100,000 people that are car-free and located near major cities. People, especially millennials and retirees, want affordable urban communities with easy access to nature and friends. The plan is to first test the concept of a satellite city by hosting weekend retreats at a campground, then master leasing the entire campground to house early community members in a 1-year lease. The goal is to build the best team to create sustainable co-living and co-working satellite communities close to urban centers.
This document proposes building new satellite cities of 50,000-100,000 people located near but not directly commutable to major metro areas. These "Suburbs 3.0" would have no car ownership requirement and focus on co-living and co-working spaces to attract creative professionals and remote workers seeking community. An initial plan is outlined to test the concept by moving 500 people to an existing campground near San Francisco/Oakland before building the first full satellite city.

An initial testing ground would be to move 500 people to an established campground to validate the concept before building a founding team and developing a full satellite city.
The document proposes a new type of city called Kudavi, which would be built for remote and creative work. Kudavi's first campus would be located at Stone Canyon Ranch in California, with plans to eventually expand. It would offer co-working spaces, lodging, meals, transportation and activities for digital nomads and remote workers. The business structure involves a property company to own the land and infrastructure, and an operating company to manage the property. The goal is to create a hub for remote work in the Bay Area that offers amenities of a small town.
