An estate from the 1970s with 450 homes and poor pedestrian access was undergoing an action program, but required additional funding to continue improvements. After consulting residents, a proposal was agreed to that included new housing for sale, supported by local organizations, to generate funds for redeveloping the area according to a traditional street pattern with family homes, flats, parks, and community facilities.

from which it was clear substantial extra funding would
be required to continue the works.
Following intensive consultation with residents a
proposal including new build for sale to generate
cross subsidy was agreed, with the support of the
Tenants Management Organisation, Lambeth Council,
the Greater London Authority and Government Office.
The proposal envisaged a return to a traditional street
pattern, family housing with gardens, small blocks of
flats with smaller, naturally supervised amenity spaces
and a major new public park, together with new
community facilities.
