What is Fractional Ownership?
Fractional property ownership is far from a new concept. In fact, its popularity continues to grow

The purchase of the land in Almansa has heralded a new, exciting phase for the
company. This ambitious 10 – 12 year project is at the forefront of urban planning
and will become a blueprint for sustainable, responsible development in the future.
Location
Los Pandos covers an area of 830 hectares in the locality of Almansa in Albacete
province. Part of the larger region of Castilla la Mancha, Los Pandos, with its own
vineyard, is at the heart of one of the country’s best known wine producing regions.
Within just one hour’s drive of Los Pandos, are the airports of Alicante, Murcia
and Valencia. Each also boasts a sea port with Valencia’s being the second largest
logistical port in Spain.There are train links from all three to Madrid and Almansa
is also well connected by road with motorway links to all major towns and cities.
Although present infrastructure is more than adequate for the development of Los
Pandos, a high speed rail network – the AVE - is already underway.The central hub
of the new rail connection, due for completion in 2010, will be Almansa.
History
Los Pandos has had a rich historical past. Passed through the hands of generations
of the same family for centuries, the land has been documented since 1674.
In 1707, Los Pandos found itself at the heart of one of the most decisive battles of the
War of Spanish Succession – the Battle of Almansa. Five years of fierce fighting had
resulted in coalition armies scrambling for Europe, on one side the allied Franco-
Spanish Bourbon army led by a British Duke and on the other, the Anglo-Portuguese
Austro troops led by a French Earl. On 25th April they clashed, in what Frederick the
Great later described as “the most incredible battle of our century”. Up to this point,
the Anglo-Portuguese had been the stronger of the warring factions and their dream
of a Federal system looked set for the future for Europe. In just two hours, at Los Pandos,
the Bourbons won the battle thus changing the course of history.With their vision
for consolidating Spain and creating a Centralist Europe – independent countries
governing themselves, a new model for Europe was born. Had the battle on that fateful
April day gone the other way, today’s Europe would look very different.

TheVineyard
Of the 830 hectares which make up the total land area of Los Pandos, 80 are
home to the vineyard’s 180,000 vines. At one time, wine from Castilla la Mancha
was thought to be the highest quality in the country. Quantity overtook quality
turning the region into Spain’s highest producer but to the loss of its reputation.
Thankfully, the region is returning to its roots and no more so than at Los
Pandos.There, Martin & Clews are marrying traditional methods of production
with innovative methodology with the aim of once again, producing superior
wine to rival those of La Rioja and Ribera del Duero.
In late 2007, initial studies were carried out to identify the condition of the land
and its features.This initial agronomic report is being used as the foundation
for development by Agronomist and Biologist Jaume Soler, in charge of
establishing the plans to improve and optimize the wine yield.
In addition to initial studies, the company has engaged the Universidad
Politécnica de Madrid, Escuela Técnica Superior de Ingenieros Agrónomos,
who have previously analysed more than 2.5 million hectares of land across
Spain and worked with 90% of the top vineyards in La Rioja and Ribera del
Duero.Their detailed program studies soil and climatic conditions in various
areas within and around the vineyard.
Ongoing geological and meteorological studies will define the microclimatic
features and conditions of the site and allow the team to establish and improve
growing, harvesting and bottling techniques so as to produce the highest
quality yield possible.

Eduardo Martín and Mike Clews had recognized a gap in
the market for a company that could provide all services
required by property developers prior to the company’s
inception in 2005. From the start, Martin & Clews has had
a forward-thinking approach to property development,
keeping a close scrutiny on both national and international
markets, using modern techniques for cost efficiency in
construction and providing innovative financial packages

During the first few years of trading, Martin & Clews
successfully brought to market in excess of 2,000 units
on behalf of an international consortium of developers.
Advising on which product to bring to market in different
areas of the Costa del Sol and a targeted off-plan sales
campaign resulted in the successful sale of all units before
construction began.
Later, Martin & Clews began to expand its area of
operation and was involved with the acquisition of three
major developments on the Costa Blanca and Costa del
Sol. Providing full consultancy services, the company
worked with the developer from inception, including land

undertaken and are ongoing, reformation of the existing
cortijo (farmhouse) and other buildings will allow for the
