BUSINESS ACTIVITY
1. INVESTMENT STRUCTURING: We provide and assist clients in property investment process on Italian and
Mediterranean markets, through an entire serie of activities. Specifically we can deliver:
➢ Target research of specific asset.
➢ Structuring of investment vehicle.
➢ Asset management activity proposal.
2. INVESTMENT RESEARCH MANDATE: Delivering full specific target asset to investors on Italian prime
markets of Milan, Rome, Florence and Venice.
2. TARGET EQUITY OPPORTUNITIES: We structure investment vehicles on specific deals, open to qualified
investors, with a minimum granted yield. We target property with following features:
➢ Locations: Milano, Rome, Florence and Venice, Italy.
➢ Acquisition price: Minimum 15% under the lower register values.
➢ Exit strategy as trade or innovative redevelopment projects.
➢ Minimum investment ticket € 100 K, with a maximum 10% exposure of net assets.

ADVISORY FEES
FEE POLICY: We take advantage of three different business lines developed by our team.
1. INVESTMENT STRUCTURING: Managed minimum Asset Value is of € 5 M.
A. Asset research, SPV development and investment management. 5%/Year
B. Asset research and investment operation structuring. 2.5%
2. INVESTMENT RESEARCH MANDATE: Minimum Asset Value € 5 M object of mandate.
A. Asset research, valuation, due diligence and closing negotiation. 1.5%
B. Asset research and closing negotiation. 0.75%
3. TARGET EQUITY OPERATIONS: Managing minimum asset value at exit for € 2.5 M. Investment vehicles
structuring and management, with high yield bonds with a minimal 7% Y/Y return.
➢ Settling cost of investment structuring. 2-5% on investment value.
➢ Managing Fee SPV running 4-6%/Year on investment.
➢ Performance share at exit 30-50% of exit margin.
