The median house price increased over 6 percent to $231,000 in February, however there were only 554 single-family homes sold, down from 595 in February 2016. Housing inventory was down 20 percent compared to the previous year, and by mid-March there was only a 3.4 month supply of homes on the market, below the healthy balance of 6 months of supply. Similar trends were reported in Massachusetts, where house sales fell 11 percent in February while prices rose nearly 7 percent, and inventory was down nearly 35 percent.
Lila Delman Real Estate International has listed Sunnyside, a Gilded Age mansion in Newport, Rhode Island, for $3.995 million. Sunnyside was originally owned by a founding member of the New York Yacht Club and was designed by renowned architecture firm McKim, Mead, & White. The 1885 mansion features six bedrooms and five and a half baths in the main house along with a separate four-bedroom guest house and pool on the property. Lila Delman president Melanie Delman said the historic estate represents a "rare offering" in the improving luxury real estate market.

The luxury real estate market in Rhode Island has seen significant growth in recent years. In 2016, 203 homes sold for over $1 million compared to just 85 in 2009 at the height of the recession. The highest sale in 2016 was a $16.1 million home in Newport for the second year in a row. While the luxury market is trending up, high-end buyers still face a lack of inventory and must sometimes look outside their preferred locations and characteristics. Real estate professionals expect the luxury market to continue improving in 2017.
