in these properties
is a hot favourite
among real estate investors. These properties are available at deep
discounts ranging from 10-40%. Investors purchase them, rehab
and then sell it for a decent profit margin within a short span of
time.
However, the bad news is that foreclosed and distressed properties
are often sold for cash-on-sale. For, banks and lenders do not want
to be further burdened with unpaid loans and foreclosed properties.
Does that mean that investors without liquid cash cannot opt for
foreclosed property investment?
If you are one of them aspiring to make quick gains from foreclosed
property investment, but do not have liquid capital, don’t be
disheartened. Private money lenders open their doors where
conventional financiers shut them! There is hard money in the San
Antonio market available specifically to purchase distressed and
foreclosed properties.
But, how will you get the loan? Where should you begin from?
The first step is to hunt for a good private money lender. Well, if you
are using the services of a real estate property wholesaler to acquire
the property, he can introduce you to a reliable one. Once you have
acquired the property, meet with the sales representative of the
hard money lender. He will go over the entire lending process with
you. The loan officer then assesses the property acquired by you.
You need not conduct any inspection or work out estimates
personally. Your private money lender takes care of the same. Their
representatives can make appropriate estimates with their sound
knowledge and in-depth training.
The inspection includes appraisal, survey, pest inspection and
home inspection as well as Post inspection. The representative
arrives at the estimated repair cost and after repair value of the
property under consideration. Once he arrives at the ARV, your
loan amount is determined.
Unlike conventional financiers, the loan amount includes purchase
cost and repair cost. It is often 70-75% of the ARV. Thus, your
personal investment is just peanuts! Finally, your “loan worksheet”
is laid out, and will include details about your down payment,
monthly payments and an estimate about your net profit from the
deal based on the expected holding time. Finally, you’ve got hard
money for San Antonio investment properties. The good news is
that unlike conventional financiers who may take as many as 25 -
30 days to inspect the property and process the loan, hard money
lenders process your loan within a span of 5 days!
You can start your work within a week after acquiring the property.
Yes, the interest rate charged by private money lenders is higher
than banks, but it is worth the time you save. For, in real estate
investment, time is invaluable. Foreclosed properties are often sold
on first-cum-first serve basis. And, when everyone is running to
cash in on this promising investment, you cannot lose a deal for
lack of finance. So go ahead and knock the doors of private lenders.
Skip the conventional sources, and close the deal. You will
