Sentinel Investments took ownership of 4101 Founders Boulevard in 2014 after the previous owner defaulted. The 292,000 square foot mixed-use property had low occupancy, short term tenants, and deferred maintenance, negatively impacting its value. Sentinel hired SVN|RICORE to stabilize the property and maximize its disposition value quickly. SVN|RICORE secured zoning changes, completed renovations, and increased occupancy from 40% to 86% by leasing to new tenants. They then sold the property for $6.85 million, delivering Sentinel a multi-million dollar profit.
