Development Activity Highlights •Most of the new activity in 2013 and 2014 was occurring in the City of Frederick • In 2015 to date, activity has dropped off in the City and picked up in the County • Multi-family projects continue to be a significant portion of new dwelling activity • Residential Pipeline (as of July 2015) - 24,179 dwelling units (county total) - 7,061 dwelling units (City of Frederick)

Multi-Family Development Highlights •Nine (9) approved county developments with multi- family components •Largest Projects o Urban Green – 352 units o Jefferson Place – 448 units o Linganore Town Center – 504 units • Dwelling Type Breakdown o 2 over 2’s – 1,022 units o Apartments (rental) – 878 units o Condominiums – 720 units Total – 2,620 units

The Millennials • TheMillennials, generally those born between 1980 and 2000, is the largest demographic group and is bigger than the Baby Boom generation. • Their impact in the workforce and on how and where employers locate their businesses is significant. • Pursue a less auto-oriented lifestyle and place a higher value to accessing technology. • Higher preference to live in mixed-use, walkable neighborhoods, which is similar to the desire of many Boomers.

How will Millennialsand Boomers Affect the Housing Market ? • Increase demand for multi-family dwelling options in a more urban environment. • May also be more focused on renting rather than buying. • Will older Millennials with families gravitate back to the suburbs? • Many Boomers desire the same urban lifestyle and environment as the Millennials
