Q. Why should I not invest or buy home in Noida, Ghaziabad, Faridabad or some
other place?
Ans. - One may go to any place in NCR, in India or in the world. Few factors which
should be kept in mind while investing in residential property.
a) Exit Strategy- how, with whose assistance, when and with how much capital growth
would I be able to exit. One who makes you invest should be in strong position to sell
your property (if needed) as well, the commitment should be complete and not just half
the way.
b) The end users who would finally be living are or will be willing to live because the
security point of view is good, the property is made by developer of repute, the location
has many proximities.
c) Capital growth of Gurgaon has actually shunned its counterparts in the past and has

Q. Why can't we as a group negotiates better with company? Please state previous
examples of the deals you have completed?
Ans. - You as a group can definitely negotiate, however a broker being loyal sales force
with the developer from long is in a very strong position to get you a better deal as a
group. Moreover post sales services i.e. proper & documentation, loan facility, receipts
deliveries, and a lot more come to you as doorstep services and that too complimentary

2. Q. What is a bulk/corporate deal?
Ans. - Bulk/Corporate Deal are basically categorised as deals where the number of sales
are usually 10 and above. The beauty of these deals are, they are custom made for
corporate or a group of individuals where the prices are negotiated in accordance to the
number of sales, if the number is higher then a whole tower can be booked for the same
group with the priority choice of location. The loan services may be negotiated as well
with the bank. The group is actually looked at differently unlike in the case of individual
sales.
Q. What are the procedure & its authentication?
Procedures: - 1. Group collectively chooses a lead to be appointed as single point of
contact (SPOC) with Connexions Abroad.
2. Group signs an MOU with Connexions Abroad which states "The Group" with all
members’ name and contact information with signatures authorised Connexions Abroad
to negotiate the deal on their behalf with the respective developer. (Authentication)
3. Once the pricing and other factors are sealed from both ends, the SPOC collects and
hand over booking Cheques to the Connexions Abroad.
4. Connexions Abroad's take care of the rest and provide best of pre-sales & post-sales
services to the group. SPOC may touch base as and when required for any kind of
information or more services the group look forward.
Q. Time Limit for the deal?
Ans. - Usually the bulk/ corporate deals are limited with a time limit from the developer's
end. This is standard procedure and norm of the market. Time limit is part of the deal.
Time limit gives the opportunity to both ends i.e. "developer" and "group" to perform and
honor their commitments.
Q. What happens after the time limit has been exhausted for the deal?
Ans. - If you have not been able to exploit the opportunity at the right time, talk to
Connexions Abroad to facilitate you in a manner where it’s a Win-Win for all.
Q. Who would get us the exit and when?
Ans. - Connexions Abroad gets you maximum profitable exit as pre-planned when
needed in accordance to the market. Please understand the exit strategy will always be on
individual basis and not group until and unless group signs another collective MOU for
exit.
3. Q. What will be the exit charges for us as individuals or corporate?
Ans. - Connexions Abroad charges 1% of total sales price as their one time fee on
completion of each transaction.
Q. Why can’t we have a group exit strategy?
Ans. - Connexions Abroad welcome you to sign a MOU for exit on collective basis.
Q. Why should we not go to another broking company for negotiation in parallel to
“Connexions Abroad”?
Ans. - That will create a huge obstacle in securing a good deal with developer, by doing
this "the group" will do bad to itself. A credible developer does not negotiate with 2
broking agencies at once, the only reason is developer would not want its loyal sales
force to fight among them-selves and loose at the end of the day. It might be able to land
"the group" into legal hassles.
