1. DESIGN MANAGER / SENIOR DESIGN MANAGER

£60’000 - £70’000 plus CAR & benefits
My client has grown from a small local builder to an international construction company. They have
property and other investments in Ireland, U.K., Europe & the Middle East employing over 2000
people.
International construction company, who place a strong emphasis on performance, quality, teamwork
and a hands-on management approach to ensure client satisfaction. Still a family owned business
that understands the need for flexibility.
To fully understand and manage the design requirements of the tender/project and to provide
assistance and guidance to design co-ordinators where and when appropriate.
RESPONSIBILITIES
Pre Qualification
1. Provide design input to pre qualification questionnaires and interviews
2. Advise on design team selection and review their competencies
Pre Contract
1. Have input into the selection of the design team.
2. Agree the design team’s responsibilities.
3. Agree tender and construction programme with the design team
4. Hold and minute regular design meetings and involve critical sub-contractors as
necessary
5. Advise on the selection of specialist sub-contractors
6. Consider alternative building methods, sub-contractor and materials
7. Consider and resolve:
- Planning
- Building Control
- Disabled Discrimination Act
- Party Wall Surveyors
- Insurance requirements
- Environment Policy
- Design Risk
- Package interfaces
8. Prepare Contractors Proposals
9. Attend selection interview when required
• Liaise with M&E Managers/Estimators/Planner
• Oversee tenders being undertaken by Design Co-ordinators.
• Minute adjudication meetings as necessary.
• Be aware of health, safety and environmental issues surrounding the design.
10. Consider CDM issues – Maintenance and Cleaning.
11. Consider all aspects of achieving quality within the construction.
12. Communicate and advise the tender team of the design process.
13. Check on the compliance of design subcontractor/material quotations.
14. Prepare drawing register.
Construction
1. Input into the Employers Requirement/Contractor Proposal Compatibility
2. Handover the design responsibility to the Design Co-ordinator
3. Act as mentor/advisor to Design Co-ordinator during the construction phase
4. All Co-ordinator duties when required.
2. Post Contract
1. Attend close down meeting.
SPECIFIC SAFETY RESPONSIBILITIES
Take care of their own Health and Safety and that of others.
Co-operate with their employer on issues regarding Health, Safety and the
Environment.
Undertake activities in the manner in which they have been trained.
Report any defects, hazards, incidents or unsafe practices to their Manager or Safety
/ Environmental Manager/Advisor.
Advise their Line Manager of any fact which may affect their own Health and Safety
whilst at work.
Report to their Line Manager any accident (or dangerous occurrence) which results in
injury.
Wear Personal Protective Equipment provided.
Do not interfere with or misuse anything provided in interests of Health, Safety and
Environmental control.
