Realestate Realtors, established in February 2004, has excelled in leasing of

PAN – India Basis. The company comprises a team of dedicated and competent

 Multiple site sourcing at desired locality of client as per its demand / business format
 Site visit with clients at proposed sites
 Negotiation of monthly rent & security deposit to reduce client’s initial capex cost
 Neighbourhood catchment detail of sites e.g. retailers or corporate, in offered PPT
 Catchment details of other retailers or corporate in offered PPT of proposed sites
 Types and numbers of walk-in customers and their conversion ratio
 Importance on accessibility, visibility & branding significance of proposed sites
 Legal compliance of proposed site (ownerships, property taxes, commercial status)
 Floor lay-out plan of proposed site
 Checking of utilities space and services part (power back up, lift, AC etc. )
 Discussion on financial & technical terms as per format of client with concerned owner
 Discussion on list of owner scope of works; as per client’s need with owner
 Rent free fit out period negotiation with owner for client’s interior work in proposed site
 Co-ordination with owner, owner’s vendor, clients various teams e.g. legal, project,
admin, infra, business development etc
 Discussion on additional points e.g. CAM, Area conversion ratio, Electrical meter,
Lock-in period, Agreement expenses etc & many more

 Negotiation of monthly rent & security deposit to reduce client’s initial capex cost
 Detailing of neighbourhood & competitive brands in offered PPT of proposed sites
 Neighbourhood catchment detail of site e.g. retailers or corporate, in offered PPT
 Details of residential, Corporate & Retail strengths with-in radius of 3 km e.g. Types,
Segment, Population for expected CASA
 Importance on accessibility, visibility & branding significance of proposed sites
 Legal compliance for proposed site (ownership, property taxes, commercial status,
occupancy certificate, completion certificate, N.O.C, structural stability)
 Floor lay-out plan of proposed site
 Checking of utilities space and services part (toilets, pantry, power back up, lift, AC )
 Discussion on financial & technical terms as per format of client with concerned owner
 Discussion on list of owner scope of civil work e.g. change of flooring, electrical load,
toilets, pantry, branch & atm shutter, removal & addition of walls, strong room, internal
& external staircase etc
 Rent free fit out period negotiation with owner for bank’s interior work in proposed site
 Co-ordination with owner, owner’s vendor, clients various teams e.g. legal, project,

 To understand the strategy of client before sourcing atm sites e.g. Remote onus,
Remote offus, Negative survey, Fresh, Pin-code list, Pent up, Alliance strategy, Shop
in-shop, High transaction, Open site, Re-location, Marquee or agency model etc.
 Multiple site sourcing at desired locality of client as per its demand / business format
i.e. high footfall area, high visibility, strong residential & commercial catchment,
 Site visit with bank’s representative at proposed properties, if required
 Negotiation of monthly rent to reduce client’s regular OPEX cost
 Detailing of nearest onsite & offsite atms in offered PPT in 250mtr radius with their
unique atm ID and two 24-hrs slips
 Neighbourhood catchment detail of site e.g. retailers or corporate, in offered PPT
 Details of residential, Corporate & Retail strengths with-in radius of 1 km e.g. Types,
Segment, Population for expected CASA
 High importance on accessibility, visibility & branding significance of proposed sites
 (Latitude & Longitude details, Google earth map with other atms, Video url) of site
 Legal compliance for proposed site (ownership, property taxes, commercial status,
indemnification if needed, structural stability)
 Floor lay-out plan of proposed site, Dimension details, Facia details, Clear height
 Checking of feasibility & services at site (V-sat, power back up, AC, south direction )
 Discussion on terms like financial & technical terms, list of owner scope of civil work
e.g. electrical load, shutter, clear hall, AC outdoors, signage, rent free fit out period
 Co-ordination with owner, owner’s vendor, clients various teams e.g. legal, project,
admin, infra, business development etc
 Discussion on additional points e.g. CAM, Lock-in period, Agreement expenses etc
 S.O.P while 'execution of property'
 To understand the business format of client (Lessee), technically & commercially
 Multiple site sourcing at desired locality
 Site visit with clients (Lessee)
 Discussion with concerned Lessor on financial & technical terms, after site selection
 1-to-1 meeting in b/n both parties to mutually settle the terms
 Sharing of LOI with Lessor
 Legal search report for legal compliance of selected site
 Structural stability certificate & NOC from MCD of selected site (for bank & atms)
 Preparation of mutually agreed lease deed in b/n both parties
 Payment of security deposit (part/full) to Lessor at LOI/ lease deed
 Start of Lessor’s scope of work
 Handing over possession of site to Lessee for start of its rent free fit out period
 Payment of rent by Lessee at expiry of rent free period
 Co-ordination with all teams : Lessor, Lessee, Lessor’s vendor, Lessee’s vendor,
Legal advisors, Lessee’s - Project team - infra team - operation team – business
development team – Admin team etc
 Collection of settled brokerage with RER’s concerned client (Lessor / Lessee / both)
