Swales along B480 will capture surface water from
the new development and connect to the water
storage areas. This will reduce the existing runoff
towards Chalgrove
B480 remains in existing location and alignment
along the edge of Chalgrove and retains its current
character and function as a bypass route
A new central street that follows the historic 	
alignment of the Oxford-Watlington road with the
majority of through traffic remaining on the B480
New junction into the new development
from the B480
Employment gateway at the site entrance with
a rural character through low scale barns and 	
courtyards
Playing fields and recreation space located close to
Chalgrove, retaining openness along the B480
Landscape planting edge to Martin Baker and 	
filtering long distance inward views from the
AONB
Allotments and community food production along
the proposed runway edge
Primary schools within walking distance of the
new community
Secondary school located along the main street
offering leisure and community facilities
Central parkland within the heart of the new 	
community
Additional tree planting and landscaping help to
create a more typical Clay Vale character.
