2. Insurance
Are you aware of the risks and your responsibilities?
Property Damage
Covers loss or damage to the physical assets of the business whilst
at your premises. Contents, machinery, computers and stock need
to be valued on a ‘new for old’ basis and stock valued on the cost of
replacement not sales value. Buildings cover can also be included.
Underinsurance for property is also a major problem in the UK so
please let us advise to make sure that you have the right amount of
cover.
Public & Products Liability
Covers your business against injury you cause to a third party or
third party property and personal injury or damage to property
arising from any product you have supplied.
Employers’ Liability
Covers the cost of compensating employees who are injured at or
become ill through work. Employers’ liability insurance usually
covers the cost of compensation and any associated legal fees.
This is a legal requirement.
Business Interruption
Helps to protect your business from lost earnings in the event you
cannot operate after a covered loss or if the loss causes a reduction
in your earnings. If you lose income as a result of the loss, you can
recover those losses less any usual operating expenses. Talk to us
about making sure the cover is sufficient to minimise your loss of
revenue in the event of a claim.
Health and Safety
Protecting the Health and Safety of employees is a major concern
for businesses. As an employer you are legally obliged to identify
and manage any health and safety risks in your workplace.
Under civil law organisations have a general duty of care towards
their employees and people they deal with in the course of their
activities. If someone is injured or their property is damaged as
a result of the organisation’s activities, a compensation claim for
personal injury or loss of their property can be brought against an
individual or business. Under criminal law employers are required
to protect their employees and others affected by their activities
from injury, so far as it’s reasonably practicable.
If the requirements are breached, employers can face criminal
prosecution, fines and in serious cases, imprisonment. For practical

3. Electrical Inspections
All electrical installations deteriorate with age and use. They
should therefore be inspected and tested at regular intervals
to check whether they are in a satisfactory condition for
continued use. Such safety checks are commonly referred
to as ‘periodic inspection and testing’. The Electrical Safety

Fire Risk Assessments
You are legally required to carry out an assessment of the risk
of fire within your premises and the precautions you have in
place, under the Regulatory Reform (Fire Safety) Order 2005.
To do this, you need to:
• Identify the fire hazards, such as sources of ignition,
flammable materials, and hazardous processes.
• Identify the people at risk, whether because of where
they work within the premises or because of what
they do.
• Remove or reduce the risk by controlling sources of
ignition and fuel, review fire detection and fire-fighting
systems.
• Prepare and test an emergency plan, reviewing the
means of escape including emergency lighting, and the
testing of fire precautions and fire safety training. The
Fire Protection Association offers a Business Fire Risk
Assessment Guide.
Gas and Carbon Monoxide
You must ensure that any gas appliances (permanent or
portable), and gas flues that you own and provide for use
by your tenants have regular gas safety checks. Carbon
monoxide can be produced by any combustion appliance,
including those that burn fossil fuels e.g. oil, wood and coal.
If you have one of these appliances you should make sure
that it is serviced and maintained by a competent person.
Carbon monoxide is a colourless, odourless, tasteless,
poisonous gas produced by incomplete burning of carbon-
based fuels which are normally safe to use if you ensure
that appliances, flues and chimneys are regularly inspected,
serviced and maintained by a competent person.

systems, power presses and gantries. Cover
