                                   BGO 505 –Office Relocate 
Situation: 
SAIA Inc.’s Boise office space was currently at capacity with little to no 
room for future growth.  This coupled with consistent parking issues 
created the need to explore facilities that could accommodate future 
growth as well as a parking solution that would allow for the current and 
future demand. 
Solution: 
The Saia business team that was to be relocated was able to assist with 
identifying a suitable facility that would allow for both year over year 
growth as well as provide the necessary parking requirement required for 
their daily needs.  The Real Estate team was able to negotiate favorable 
lease terms and secure a letter of intent agreement with the owner and 
shortly thereafter a fully executed lease agreement.  The space easily 
provided the teams parking needs and increased their capacity from 83 
workstations to 126 ensuring adequate space for years to come. 
End Result: 
Saia’s real estate team took the lead on developing a space planning 
program and secured various contracts with vendors through 
competitive bidding measures featuring a value add of almost $70,000 
alone by forgoing executing a contract with a furniture vendor who had 
previously been identified as a preferred vendor to Saia.  Saia was also 
able to broker the purchase of their old furniture, which was fully 
depreciated, with the awarded furniture vendor for $10,200.00.  The Real 
Estate team introduced an ongoing strategy of standardization, 
identifying finishes as well as signage that reflected SAIA’s culture and 
brand.  The project was successfully delivered to the SAIA team on 
November 2nd
 with little disruption to the overall business.
