permission for 21 dwellings and parcel two comprises 3.53 acres with permission for 35
dwellings making a total of 4.67 acres with permission for 56 plots overall.
Located to the west of the A358 Chard Road but accessed via the existing and ongoing
development of Cloakham Lawns being undertaken by Bovis Homes, the land, which falls
gently from east to west is located in beautiful East Devon countrywide on the fringes of
Axminster with open and expansive views.
AXMINSTER
The East Devon market town of Axminster is filled with charm and character located adjacent
to the A35 between Honiton and the coastal town of Lyme Regis approximately 6 miles to the
south. The Cathedral City and county town of Exeter (M5 J29/30 and international airport) is
approximately 30 miles to the West whilst Taunton (M5 J25) is approximately 20 miles to the
north. Axminster, famous for its carpets, has the Saxon church of St Mary as its centrepiece
along with a growing range of shops, services, schools and amenities including a mainline
railways station on the Waterloo line.
PLANNING
A grant of outline permission for 400 dwellings and employment space was issued by East
Devon District Council on the 28th March 2011 under reference number 10/0816/MOUT.
More recently a grant of approval of reserved matters for 360 dwellings was issued on the
12th February 2015 under reference number 14/0774/MRES. Copies of plans and permissions
are available from the agents.
TECHNICAL
A full pack of technical information is available but prospective buyers are advised that the
site is being offered on a fully serviced basis. The vendor will provide all access roads and
services to the boundary of the land to be sold. The vendor will also take responsibility for
any financial contributions required under existing S106 agreements and meet affordable
housing obligations such that no affordable housing will be required from the land to be sold.

The land is offered for sale as a single lot by way of informal tender with a closing date of
midday on Friday 25th September 2015 with offers addressed to the agents and marked
