Annual Tri Region Property Rugby – May 3 2017 at Birkenhead Park FC
They annual ‘clash of the rugby clans’ is to be hosted by the North West team at Birkenhead Park FC, Wirral on Wednesday 3 May
This tournament comprises teams of property professionals from the North West, Midlands and Yorkshire in what will be the 10 th year of competition and the 6 th year as an expanded tri regions format.
The first game will kick off at 3 pm.
North West President Tony O’Keefe comments:
‘’The tournament has developed over the years into a must attend for players and supporters alike and offers an excellent networking opportunity within a competitive sporting environment.
Following a win for Yorkshire in the inaugural match the Midlands have retained the trophy on each occasion since and the North West, on home soil, are keen to prise it off them.
Yorkshire also will pose stiff opposition this year having already had a ‘warm up’ game where they showed true Corinthian spirit in generously conceded a try in the final moments to give victory to a fledgling North East Property XV. I am sure they will not show such generosity next week!’’
The Charity event is seeking to raise funds for NORFOX –the North West’s only dedicated property Charity supporting children projects across the region and donations would be gladly received:

Thanks must also go to main team Sponsors Chancerygate, Verdion, Henry Boot, Stoford and Barberry together with Paragon, TSG, db Symmetry, Rapleys LM6 and Chestergate Properties
Mark Bevan, Group Sustainability Manager highlighted some of the issues concerned with making local food available on some of the menus at their holiday parks. He explained that the transfer to using local produce was a long term aim and essential for companies moving forward in the future, especially with the longer term fuel prices set to rise. However, he explained that to change over meant that in the short term costs would be higher. This is due to a number of strategical problems for example having to purchase from 9 suppliers instead of 1.

Welcome to our 3rd year anniversary issue and our first magazine of 2017. We’re looking forward to a fabulous February in Streatham. With the Common looking gorgeous in the chill, it's magical to walk across the frosty grass to the newly-refurbished Rookery Cafe for hot chocolate and see that the trees are already
in bud and spring will soon be here.
With Valentine's Day coming up, there’s no need to leave SW16 to find beautiful gifts and cards for your sweetheart. Even Chanel and Dior fragrances and hand-made chocolates are available on the High Rd, these days- see our centre spread for some Streatham surprises!
We have exciting news about new shop openings in this issue, and several Balham estate agents have set their sights on Streatham. Even the Guardian told its readers about Streatham’s because “the reality is amazing, with homes high on the hill that’d be the envy of Hampstead, but without the snobbery.” Shhhh! We don’t want the secret of how special Streatham is to get out too far!

1. APRIL 2016 | ROSS&CO | 01323 482700 / 01323 841814 Issue 5
On Saturday the 12th March,
Ross & Co jumped on a static
bike and clocked up 93miles
and raised £ 508 in aide of
Sports Relief!
The original target of cycling Hailsham to
London was quickly demolished, and so
the team pedalled for as many miles as
possible.
The Residential team cycled from 10am-
3pm, clocking up 150km, whilst
supporters donated pounds for
homemade cakes.
Angela Marden, Residential sales and
lettings director says it was great to see
the team come together for a good cause.
‘Our Residential Team really pulled
together & involved friends & families
who baked and donated cakes for us to
sell for Sports Relief.
The response and generosity of the
people of Hailsham was amazing and
helped to produce a great day of fun,
good feeling and lots of pennies in the
pot for such a great cause!’
Anton Bree, managing director, was
impressed by the turnout and support.
‘Fundraising for Sport Relief has gone
exceptionally well. The support of the
staff and local residents was amazing!’
Whilst this is the first event of its kind
for Ross & Co t, it won’t be the last as
the team put their thinking caps on for
the upcoming charity fundraisers they
have planned.

If however contracts were
exchanged before the
announcement of the new rules
on the 25th November 2015 the
higher SDLT rates will not apply.
In these cases, because
individuals have committed to
proceed without being aware of
the surcharge, the completion
date can be on or after 1st April
2016.

stamp duty charges, or not
sure on what you’ll have to

houseboat.
The 3% surcharge will not be relevant
if you inherit a property. However, it
will be payable if you go on to
purchase a second home without
selling it.
If you are buying a property that will
replace your main residence, you will
not be liable for the surcharge.
What if I own a property but
the person I’m buying with
doesn’t?
Unfortunately, even if only one of you
owns a property, you will have to pay
the surcharge of 3%.
If you are getting divorced but your
name is still on the deeds on the
family home, which is not being sold,
you will be liable to pay the 3%
surcharge.
From the 1st April, the buy to let stamp duty will take hold
and you will have to fork out an extra 3% in Stamp Duty if
you are buying a second home. We have all the information
on how this new tax loading will work.
The new stamp duty surcharge is a 3% loading
on the existing stamp duty rates.
Whereas before, a second property up to the
value of £125,000 was stamp duty free, they
will incur a 3% stamp duty charge.
So who has to pay it?
Anyone who is buying additional residential
properties within England, Wales, Northern
Ireland and Scotland are liable to pay the
stamp duty.
The surcharge will even apply if you already
own or part-own a property overseas.
Regular stamp duty is charged on a tiered
basis much like income tax, but the 3%
surcharge will still work as a slab tax meaning
the 3% will apply to the entire purchase price
of the property.
Are there any exemptions?
You will not have to pay the surcharge on
second homes, if the property is less than
£40,000, or is a caravan, mobile home or
