COMPANY PROFILE
AuditPark was established in February 2017 by Ross Frangos. His extensive experience as an Area Manager with Vinci
Park and INDIGO Park would eventually lead Ross into a parking auditor role. Ross discovered that parking operators
were not auditing revenue streams or maximizing client profits. Hence, AuditPark was founded on the basic
principles that parking operators be held accountable to property owners/managers for the services and revenues
they manage.
AuditPark is truly unique in the field of auditing parking facilities as it is the only parking consulting firm that first
identifies revenue discrepancies and operational revenue reporting flaws in facility operations through new, distinc-
tive, auditing methods and then offers solutions to address these issues through its consulting services.

AUDITING SERVICES
Facility audits begin with an “Operational Risk Assessment”. Once the O.R.A .is completed, it will be compared against
best-practice revenue controls through comprehensive industry “checks and balances”. AuditPark will then provide a
detailed financial and operational report review that will highlight areas of concern such as lost revenues or the
potential for additional revenue sources/cost cutting measures for your parking facilities.
Auditing should not only encompass the fiscal responsibility for operator reporting, but should also be completed
in conjunction with any potential technological and operational advancements for the parking facility as well.
The cost of an in depth car park audit is outweighed by the potential additional net income which can be achieved
from improving procedures and controls.
Environments with high volumes of cash handling, inadequate
equipment and/or poor management practices can lead to
parking revenue “leakage” or “operator leniency” going
undetected. By ensuring that best-practice reporting controls
are in place and applied, and by conducting a comprehensive
“checks and balances” review, we can provide detailed
financial and operational reports that highlight the potential
for additional profits for your parking facilities.
Data can be analyzed to identify potential
areas of risk and abnormal trends:
Parking revenue control systems capture a significant volume of transactional and other parking data. Analyzing
available parking system data reports can help to strengthen internal control procedures. Data analysis tools can be
used to amass and analyze data for continuous control and oversight monitoring purposes. Parking system generated
transaction reports, exception reports, and activity reports can also be used to monitor any revenue discrepancies.
Parking system reporting data can be used to identify potential areas of risk for further investigation by monitoring
transactions related to:

REVENUE AUDITING & CONSULTING SERVICES
Once an Operational Risk Assessment has been completed and reviewed with the client, any areas of concern in
regards to parking data or parking revenues will be audited (system reports vs. management reports). AuditPark will
then provide a full audit of parking revenues (monthly, quarterly or yearly) and highlight any inconsistencies in
revenue reporting , validations, or access card usage against parking vendor management reports. After reviewing the
results of the audit with the client, AuditPark would then meet with the current parking operator and provide the
detailed report of discrepancies and operational concerns and answer any questions in regards to data collected.

Similar to Option 1 above, an Operational Risk Assessment will be completed and reviewed with the client. Any areas
of concern in regards to parking revenues will be audited (system reports vs. management reports). AuditPark will
then provide a full audit of parking revenues (monthly, quarterly or yearly) and highlight any inconsistencies in
reporting. Once audits are reviewed with the client, AuditPark will then provide it’s consulting services to implement
protocols and procedures to address, correct and prevent any future revenue reporting issues. AuditPark will work
with the current parking operator to ensure that these “best practice” tools are applied in a timely manner and assist
staff in implementing proper reporting requirements. AuditPark will also provide a “follow up” review 6 months post-
audit to ensure that operational improvement protocols are still in place and followed as originally implemented.

Facility Equipment / RFP’S / Contracts
AuditPark’s independence from parking vendors and equipment suppliers puts it in a unique position to provide an
objective, value for your money review to clients seeking professional and expert advice on all aspects of equipment
selection or parking vendor tender submissions. As new technologies are constantly emerging to better handle vehicle
movements, credit card transactions, auditing and data management, our technical expertise will provide an
independent evaluation of both the quantitative and qualitative elements of tenders from parking vendors and parking
equipment suppliers. This will help ensure that our clients are able to make the most knowledgeable decision for their
property. More importantly, our analysis will also cover the quality and reliability of the future servicing and
maintenance of the equipment post-installation.
Management agreements should clearly define the responsibilities of the parking vendor and property owner.
For example, expenses that are to be reimbursed to the parking operator should be limited to direct operating expenses
incurred at the location. If a parking operator charges for off-site supervision, bookkeeping or other expenses allocated
among other parking facilities managed by the parking operator, these fees should not be reimbursable and paid for by
the operator under it’s management fee. Management agreements should call for the operator to submit an annual
budget and any expenses greater than a specific line item should not be exceeded without detailed explanation to/and
written approval from the owner.

guests. A parking facility is most often the ‘front door’ to a property and will therefore be the first impression to
visitors. A positive first impression/experience in the parking facility reflects on the property as a whole. Likewise, a
negative first experience will resonate with visitors as well. Customers expect a clean, safe, and bright parking
garage. They expect a parking facility that is easy to navigate, with easy and convenient payment options. AuditPark
will provide innovative design and refurbishment recommendations to eliminate the bare concrete shell appearance
of parking facilities. Upgrades in painting, lighting, music and appropriate floor finishes all contribute to a feeling of

Facility Layout
How efficiently a parking facility can receive, store and discharge vehicles truly determines its operational
effectiveness for it’s owner(s) and the customers it serves. Simplicity and ease of parking are the basics of superior
functionality and design. AuditPark will apply best practices and it’s extensive car park design knowledge to work as an
integral part of your development team or alongside project architects or traffic engineers. Our objectives are to ensure
that all space in your parking facility works efficiently and to it’s maximum potential, whilst optimizing traffic
circulation, pedestrian safety, customer service and reducing capital costs.
It is often forgotten that car parks are built for people, as much as they are built for cars. Some important factors in
operational effectiveness within a parking facility is to ensure that wayfinding and parking signage is prevalent, easily
understood and appropriately related to the architecture of the building or site where they are located. Speed
restrictions, public safety and security issues with respect to traffic flow, crossing areas and emergency access are
also key considerations. Parking signage should be designed to be aesthetically pleasing as well as meeting all
regulatory and by-law requirements for drivers and pedestrians.
Facility Signage
Signage within car parks and on boulevards leading to them
is essential to inform drivers of available parking and onsite
pedestrians of where they need to go to locate their vehicles
at the conclusion of their visit. Signage can be either static or
dynamic (or a combination of both) depending on the car park
layout, access, capacity, and demand. Properly designed
wayfinding signage will help to maximize parking facility
revenue and improve user convenience. All signage must be
designed specifically to the needs of each individual car park
and those of its intended customers. AuditPark’s signage
consulting will provide recommendations that are based
on identifying the unique needs of each parking facility
and meeting those needs with the most appropriate and

  • 3. AUDITING SERVICES Facility audits begin with an “Operational Risk Assessment”. Once the O.R.A .is completed, it will be compared against best-practice revenue controls through comprehensive industry “checks and balances”. AuditPark will then provide a detailed financial and operational report review that will highlight areas of concern such as lost revenues or the potential for additional revenue sources/cost cutting measures for your parking facilities. Auditing should not only encompass the fiscal responsibility for operator reporting, but should also be completed in conjunction with any potential technological and operational advancements for the parking facility as well. The cost of an in depth car park audit is outweighed by the potential additional net income which can be achieved from improving procedures and controls. Environments with high volumes of cash handling, inadequate equipment and/or poor management practices can lead to parking revenue “leakage” or “operator leniency” going undetected. By ensuring that best-practice reporting controls are in place and applied, and by conducting a comprehensive “checks and balances” review, we can provide detailed financial and operational reports that highlight the potential for additional profits for your parking facilities. REVENUE AUDITING & CONSULTING SERVICES Once an Operational Risk Assessment has been completed and reviewed with the client, any areas of concern in regards to parking data or parking revenues will be audited (system reports vs. management reports). AuditPark will then provide a full audit of parking revenues (monthly, quarterly or yearly) and highlight any inconsistencies in revenue reporting , validations, or access card usage against parking vendor management reports. After reviewing the results of the audit with the client, AuditPark would then meet with the current parking operator and provide the detailed report of discrepancies and operational concerns and answer any questions in regards to data collected. OPTION 1: OPTION 2: Similar to Option 1 above, an Operational Risk Assessment will be completed and reviewed with the client. Any areas of concern in regards to parking revenues will be audited (system reports vs. management reports). As new technologies are constantly emerging to better handle vehicle movements, credit card transactions, auditing and data management, our technical expertise will provide an independent evaluation of both the quantitative and qualitative elements of tenders from parking vendors and parking equipment suppliers. More importantly, our analysis will also cover the quality and reliability of the future servicing and maintenance of the equipment post-installation. Management agreements should clearly define the responsibilities of the parking vendor and property owner. For example, expenses that are to be reimbursed to the parking operator should be limited to direct operating expenses incurred at the location. If a parking operator charges for off-site supervision, bookkeeping or other expenses allocated among other parking facilities managed by the parking operator, these fees should not be reimbursable and paid for by the operator under it’s management fee. Management agreements should call for the operator to submit an annual budget and any expenses greater than a specific line item should not be exceeded without detailed explanation to/and written approval from the owner.
