of experience in community design and development team

Talega Associates
Project Information:
Talega was awarded “Master PlannedCommunity of theYear” in 2000 at MAME by
the BIASales & MarketingCouncil. It is a 3,500 acre master-planned community with
3,315 plus residential lots and 548 apartment units, commercial, open space, 18-hole
golf course, 19-miles of trails, parks and sports fields and athletic clubs, all linked by
pedestrian paseos and thematically designed cohesive architecture.
Design Services:
• Critique existing Design Guidelines created by the master Architectural
Design consultant for the Master Plan.
• Develop and write a new project vision and guidelines for the remaining
4Villages with consideration to the coastal hillside aspect of the
property as well as the City’s history. The Design Guidelines included:
defined architectural styles and elements, overall design objectives, colors /
materials and custom material palettes to unify the fourVillages as one.
• Design a custom stone blend, with Eldorado Stone, for the community and
neighborhood walls and structures.
• Design a custom paving stone and concrete color palette for community
and neighborhood entries.
• Design and develope the color and material specifications for the
common community facilities, structures, and furniture.
• Designed community and neighborhood wood fence and gate color
palette.
• On behalf of the Master Developer, review and critique designs submitted
by the individual builders in accordance with the newly written Design
Guidelines.
• Design color/material palettes for multiple builders within the community.

HAWADI at KING ABDULLAH ECONOMIC CITY
Jeddah, Kingdom of Saudi Arabia
Emaar, KSA
Located approximately 120 kilometers north of Jeddah, Saudi Arabia, the Hawadi
project occupies 885 hectares in the western portion of King Abdullah Economic
City and will be an affordable residential community for the City. Hawadi-Phase 1
encompasses both multi-family and single family residential dwellings, a community
center, and a mosque.
The project was honored at the prestigious Cityscape Jeddah 2009 Real Estate
Awards and was presented with the Best Residential Community in Saudi Arabia
award. The Cityscape Real Estate industry show distinguishes professionals who
have shown outstanding real estate development design skills for both built and
future projects in the Middle East region.
Design Services:
• Provide architectural review of concept designs designed by three
different architectural firms.
• Design the color and material theme and palette for the entire project.
• Coordinate and work closely with the landscape architect, interior
designers, signage consultant, lighting designer and illustrators to create a
cohesive and integrated color and material theme.
• Work in-country, with Master Developer, to select and procure exterior
finish materials from different international sources/vendors.

Abu Dhabi, UAE
Abu Dhabi Investment Company (ADIC)
An aquatic resort / master-planned community with hospitality, marina, beach,
a major commercial center, souk, retail centers, cultural center, water sports, lagoon,
canals, mixed-use, mulit-family and single-family homes, yacht club, parks and a golf
course.
Design Services:
• Create design theme and project vision.
• Color and material theme.

THE OAKS of CALABASAS
Calabasas, California
New Millennium Homes
A 600 acres guard gated residential community with both production and custom
estate lots, recreation center, community facilities, entrance gates, community
walls, monuments and open space. The residential component encompassed 353
semi-custom, single family homes and 55 custom home lots.
The project earned top award for 2005 - Detached Community of the Year at the
Pacific Coast Builders Conference and Community of theYear at the Élan Awards,
presented by the Los Angeles / Ventura County Sales & Marketing Council of the
Building Industry Association of Southern California.
Design Services:
• Present design criteria and color/material choices to ensure design
sensitivity to the Santa Monica Conservancy Board.
• Provide Color Design for the whole community including: the single
family villas, four (4) of the custom homes, the recreation building, the
pump station, park facilities, community walls and railings, main entry gate
house, hardscape materials, which also included the streets, round-abouts,
curbs, planter walls, etc for the whole site.
• Review, redirect and redesign some of the landscape architect’s
material and color specifications for the overall site and the 16 model units;
• Coordinate the work of the interior designer and landscape architect
on all 16 models, for the four different neighborhoods to ensure the
project vision was carried throughout the design process.
• Sales Pavilion: Assisted in the architectural exterior design details,
redesign the softscape and exterior furniture material presented by the
landscape architect and design the color / material palette.

A fixture, urban luxury apartment project located in downtown

Pasadena, California
Intracorp
An in-fill condominium and mixed-use project in old town
Pasadena. Portion of the building was preserved as a Historical
building. New portion of building with ground level shops,
restaurants, and residential units above.
Design Services:
• By preserving the existing lower 1960’s store front
facade. Materials and colors were designed from the
historical palette with a contemporary twist.

Intracorp
An in-fill condominium and mixed-use project set within historic
downtownGlendale. The building provided full amenities for the
residents with service shops and retail stores at ground level.
Design Services:
• Design color and material palette.
• Due to the length of the building, color blocking was
an important element in breaking the horizontal massing
by emphasizing the vertical elements with a rhythmic
color and material composition.

Intracorp
A contemporary seaside townhome project with 47 units and 17
units designated for Live-Work with frontage to State Street.
Design Services:
• Design a color and material palette to reinforce the
Contemporary Seaside theming with white exterior
plaster walls, clapboard siding and bright colors used
sparingly on roof top fabric awnings and unit entry
doors, both as an accent color and as an identifier for
each building.
• Additionally, colors and materials were carefully
designed and judiciously placed to compliment the
rhythm and pattern of the architecture.

An in-fill condominium building with ground level retail.
Design Services:
• Design a color palette which compliments the Italian
architectural style as well as the City’s surrounding
historic buildings.
• The base of the building was treated with darker
colors to ground the building as well as draw
attention to the retail shops.

Marina Del Rey, California
An existing 10 building, bank repro project, which needed to
be brought back into the market place. All colors, landscape
materials, interior design and branding had to be redesigned.
Design Services:
• Select new color and material palette for the exterior
of the building to include, signage and perimeter walls.
• Used organic elements at the project entry to compli-
ment the new landscape material as well as the wood
decking.
• Review and critique landscape material, including
hardscape and softscape.

Brandywine Home
Located adjacent to a commercial retail center, this is an in-fill,
live-work, mixed-use project with commercial/retail on first level
and residential units on the second and third level.
Design Services:
• Architectural style and color palette was based on cities
of northern Italy.
• The building was unified as one with light cream, whites
and soft pastel colors and accented with brightly
colored shutters, front doors and terra cotta roof tiles.
• Harmony and balance was maintained in the color
composition and blocking.

These East Coast influenced architectural style homes were
requiredto use the existing Master Developer’s design guidelines
color palette which was borrowed from “Monet’s Garden” color
theme.
Design Services:
• Based on the theme, created a color and material
palette which used soft pastel colors for the main body
of each building with contrasting accent colors and
textures.
• White was selected to unify the neighborhood as one
and compliment the developer’s selected red concrete
block community and neighborhood walls.

Design Services:
• Based on the Design Guidelines provided by the
Hideaway Community, designed a Color/Material
palette for each of the custom homes.

interior designer to create a cohesive design theme
from both the exterior and interior of each house.

Located in the master community of Rosedale overlooking
the San Gabriel Valley, these luxury homes were designed to
integrate into the existing surrounding community or Rosedale.
The homes range from 3,607- 4,134 sf.

• Based on the Master Developer’s design guidelines,
created a color and material palette which reminiscent
of their historical styles and character, as well as
complimentary to one another on the streetscene.
