Departamentul de Analiză şi Evaluare Economico-Financiară doreşte

Raportul de piață AEEF MLS Market Report Q2 2015 continuă
informațiile prezentate în cadrul Conferinței Internaționale Transparența
Pieței Imobiliare din 16 februarie 2015 precum și în raportul de piață AEEF
MLS Market Report Q1 2015, lansat în luna iunie. Astfel, acest raport
cuprinde analiza de piață aferentă celui de-al doilea trimestru al anului
2015, ca rezultat al unei analize independente și relevante a unor
indicatori precum: indexul pieței imobiliare rezidențiale, marja de
negociere, marja de ajustare.
Raportul de piață AEEF MLS Market Report Q2 2015 a fost realizat pe
baza informatiilor furnizate de Serviciul de Listare Multiplă Flexmls
România, pe perioada 1 aprilie 2015 - 30 iunie 2015.
Datele au în vedere informații relevante despre piața imobiliară
rezidențială din București, (urmând ca în rapoartele viitoare să fie incluse
în analiză și marile orașe din România), fiind analizate circa 1.820
tranzacții în trimestrul 2 din anul 2015 ce însumează un volum de 98.6 mil.
Euro.
Analiza a avut în vedere comparația trimestrului 2 al anului 2015 cu
trimestrul 1, precum și cu trimestrele anilor 2013-2014, indicatorii urmăriți
în evoluție trimestrială incluzând între altele:
Evoluția numărului de tranzactii;
Valorile mediane ale prețurilor de tranzacționare pe zone;
Evoluția prețurilor de tranzacționare (Preț/unitate și respectiv
preț/mp), cu structurare pe zone;
Marja de ajustare, respectiv prețul de vânzare raportat la primul preț
de listare;
Marja de negociere, respectiv prețul de vânzare raportat la ultimul
preț de listare;
În cadrul acestui raport, sunt prezentate valorile trimestrului 2 2015 ale
indicelui București ARM Index – indice construit pe valorile mediane
ponderate pe zone și tipuri de apartamente, ale prețurilor de
tranzacționare ale proprietăților rezidențiale din București.

anului 2015 față de același trimestru din anul 2014, dar și o creștere continua față de
trimestrul 3 din anul 2014.

Indicele București ARM Index – indice construit pe valorile mediane
ponderate pe zone și tipuri de apartamente, ale prețurilor de
tranzacționare ale proprietăților rezidențiale din București
Mod de calcul:
- Date utilizate: sistemul de listare multiplă Flexmls;
- Perioada: 2013-2014 și trimestrele 1-2 din 2015;
- Aprox. 4200 de tranzacții în 2013, 6500 de tranzacții în 2014, 1714 tranzacții în Q1 2015 și
1820 tranzacții în Q2 2015 obținute prin eliminarea valorilor extreme folosind metoda de tip
“box plot”;
- Calcularea valorilor mediane pe zone și număr de camere, generarea valorilor medii
ponderate per sub-zone (în funcție de ponderea tranzacțiilor) și calcularea valorilor medii
ponderate la nivelul zonelor.
- Trimestrul 1 din anul 2013 a fost luat ca valoare de referință = 100.

Concluzii
Raportul AEEF MLS MARKET REPORT ce a urmărit trimestrul 2 din 2015 prezintă
următoarele concluzii:
S-a inregistrat cel mai mare numar de tranzactii Q2 in ultimii trei ani ;
Este al treilea trimestru consecutiv cu crestere a pretului de vanzare pe metru patrat;
Creșterea indicelui imobiliar București ARM Index în perioada Q3 2014-Q2 2015
(preț/m2), respectiv creșterea în perioada Q2 2014 – Q2 2015 (preț/unitate);
Creșterea marjei de ajustare, prin creșterea marjei de negociere.
Creșterea indicelui imobiliar București ARM index la nivelul zonelor Nord și Est
(preț/unitate), respectiv Nord, Sud, Est și Vest (preț/m2).
