2. Let’s live in ... Paddington
Paddington is one of the most exciting
neighbourhoods in London, thanks to an
intense regeneration programme. Although
it’s most famous for being the home of
Paddington Bear and perhaps Isambard
Kingdom Brunel’s best engineering
masterpiece - Paddington Station -
Paddington is undergoing a renaissance to
transform it into a modern 21st century
neighbourhood. At its heart is the
Paddington Basin Masterplan, promising to
deliver 2,000,000 sq ft of office space, new
homes, shops and leisure facilities.
3. Love the location - Paddington
Paddington is where many roads, rail links
and waterways converge and for that
reason, it was a pivotal location during the
industrial revolution. Today the excellent
transport links remain, finding favour with
home movers who like to stay connected.
The Grade I listed train station already runs
a hugely popular Heathrow Express
service, along with overground routes and
a Tube station. In addition, it will be one of
the first transport hubs to receive Crossrail
in 2018. Paddington’s waterways and basin
ensure many of the homes and areas of
public realm have a pleasant outlook and
Merchant Square itself is proud to host
Paddington Basin’s traditional summer fete.

Monitor thisispaddington.com to keep up
with the raft of new restaurant, cafe and bar
openings in and around the basin. Recent
new openings include ROBA Bar &
Restaurant, award-winning vegan restaurant
RAW and new concept Kioskafe - a hybrid
coffee bar and newsstand. More established
names already serving the Paddington
community include The Union Bar & Grill,
Kupp, The Grand Union, Itsu, Tossed, Beany
Green, Pizza Express, Zizzi and Yo! Sushi.
Paddington hasn’t overlooked the craze for
street food either, with KERB hosting a
monthly lunch market on the first Wednesday
of every month at Sheldon Square.
9. Culture and the arts in Paddington
The new public realm at Paddington Basin
is a fantastic spot for events and one of the
summer highlights is a programme of
open-air theatrical performances.
Shakespeare’s Much Ado About Nothing is
part of this summer’s programme, taking
place at Norfolk Square Gardens. Residents
in the wider Paddington community can
follow the Paddington Public Art Trail, the
Pawprint Trail and visit the Alexander
Fleming Laboratory Museum.
10. Leisure time in Paddington
Those behind Paddington’s regeneration
have been careful to ensure that the area
becomes an all-round destination, with
enough accessible spaces and facilities to
create a new community spirit. Already taking
place within Paddington Basin are classic car
shows, dragon boat racing, zorbing on the
canal and paddle boarding.
11. Shopping in Paddington
There are not many areas in London that can
boast a floating market but Paddington can.
The summer of 2016 saw a flotilla of colourful
barges laden with vintage clothing, jewellery
and art moor up in Merchant Square - a
spectacle the organisers hope to repeat.
Nearby Praed Street, Kendal Street and
Connaught Street are best for conventional
retail therapy, with The Whiteley Centre the
closest indoor shopping centre. Residential
Land has agreed some exclusive discounts
with local restaurants and gyms specifically
for tenants at Merchant Square - a great
added perk!
