AUTUMN IS A GREAT TIME
TO ENGAGE YOUR CLIENTS
As the leaves turn from green to gold and the weather cools down, your clients'
relationships to their homes changes as well.
They'll spend more time in doors, require more protection from the elements, and
have important tasks around the property.
It's also a time when many homeowners solidify plans for buying or listing the
following spring. Are you going to be the first agent they think of?
Stay top of mind as the leaves fall down.

10 REMINDERS TO GIVE
YOUR CLIENTS
While raking the leaves in your yard, take the time out to trim the dead branches off the trees
in your yard and clean up any large bushes. If you have large or high up branches that need
trimming, hire your preferred landscaper or certified arborist to cut them down.
Make sure your favorite patio set lasts as long as possible by bringing it into a garage or
basement for the colder months. At the very least you should protect it with a tied down tarp
to keep it from warping or fading during winter.
Close off any shut-off valves, drain excess water from the faucet, or upgrade to a freezeproof
system to keep the pipes from freezing. Store your hoses in the garage to keep them
protected and consider covering the faucet head for an added layer of protection.
Make sure your heating works before you need it! Have an HVAC specialist come and inspect
your heating system to make sure you won’t encounter any problems when the time comes
for you to turn it on.
With windier days and leaves falling you want to keep the gutters as free from clutter as
possible. If you don’t want to get up on the ladder have a landscaper come and clean them out
for you.

6. 10 REMINDERS TO GIVE
YOUR CLIENTS
Protect your home from any cold drafts by inspecting your doors and windows for any cracks
or broken seals and caulking around the frames.
This simple task can protect you from the headache of dealing with mice and other pests.
Make sure you vacuum out any crumbs and wipe down the shelves to deter any hungry
rodents.
Inspect the different parts of the chimney to make sure they're free of any creosote buildup. If
you’re not sure what to look for have a trusted chimney sweep take a look and address any
problems.
Look for any loose shingles and discoloration. Go into your crawlspace or attic and check for
any wet spots. Follow our guide and contact a roofer if you see any potential problems.
Test your smoke detectors and make sure your fire extinguishers aren’t expired to keep
yourself and your family safe in the case of an emergency. Make sure you have a working
carbon monoxide alarm. If need be, install more smoke and carbon monoxide alarms to
protect all areas of your home.

7. Checklist
SHARE TO HELP YOUR CLIENTS
PREPARE FOR WINTER!
Standing water can freeze and crack drip-irrigation tubing.
If rainfall pools on the grass, it's time to aerate compressed soil so water and
nutrients can reach the roots. A garden fork is fine for a small yard, but larger lawns
may need a walk-behind aerator.
AERATE THE LAWN
FEED THE GRASS
Grass roots keep growing until the ground temperature falls below 40 degrees, so fall
is a great time to fertilize lawns in order to encourage roots that turn green earlier in the
spring.
MOW THE LAWN (ONE LAST TIME)
You can cut lower (1 1/14 inch) for the last cut of the season. Disease and fallen leaves
like taller grass, just make sure not to cut too low, grass gets nutrients from the blade!
COLLECT FALLEN LEAVES
You can create a simple composter using a chicken wire pen. Flip the leaves a few
times during the winter months and use the "black gold" in your garden and flower
beds.
PLANT SHRUBS
Planting in the early fall gives the plants a head start at establishing roots in the
season's cool, moist soil.
TRIM DEAD LIMBS
Lifeless branches can succumb to winter snow and winds, endangering you and your
home. Call pros for big jobs and protect small trees by cutting cracked, loose, and
diseased limbs close to the trunk.
CUT BACK PERENNIALS
Remove older annuals, as well as the snails and slugs that feed on them and breed in
fall. Trim plants down to the ground to provide more energy to the roots.
MULCH YOUNG PLANTS
Give new beds a layer of mulch after a light frost, but before the ground freezes.
DRY OUT DRIP SYSTEMS

8. Home Pros
5 HOME PROS TO SHARE THIS FALL
People spend more time inside than out as the weather cools down, and so too do wild animals. Mice,
raccoons, skunks, and reptiles may seek the same shelter as your clients. As Modern Pest Services in
Maine tells us, they may be cute, but they can damage property and spread disease. A pest control
specialist can help inspect for critters, remove them humanely, and offer preventative solutions for the
future.
As summer winds down, windows will be cracked open through October. When the cold weather hits,
though, many homeowners turn on the heat until April. Heating comes in many varieties—from wood
pellets to propane to gas to electric—so make sure you have the right person for each of your clients.
Whether for emergency routine inspections or emergency repairs, your references will help your clients
get through the winter!
Fall got its name for a reason! And as leaves across the country fall onto the yards of homeowners,
many homeowners struggle to keep up. A professional landscaping crew can save a lot of time and
shoulder muscles. Many landscapers also offer preventative tree trimming and winterizing of shrubs
and gardens.
Clogged gutters are a disaster waiting to happen. If water collects in the gutters without properly
draining, the weight could tear the gutters down. If that water is allowed to freeze, then the problem
could be worse—as the ice expands it may damage the gutters beyond repair! Gutter services often
offer power-washing and roof cleaning as well, so make sure you have one to share with your clients!
Speaking of disasters waiting to happen: A clogged or untreated flue can literally burn a house down.
Make sure that your clients have their chimneys inspected and cleaned—especially new homeowners
who are using a fireplace for the first time. Sharing a reliable chimney sweep, like A Merrie Sweep in
Portsmouth, NH, from your Home Pro Network is the best way to help!

16. Introduction
Few holidays demand more of a home than Thanksgiving: Every
kitchen appliance will be put to use, all seats in the living room
will be taken, and every guest bed and sleeper couch will be
occupied.
If only for a day, a home's capacity for entertaining and housing
is put to the test. The same goes for the homeowner! The
demands of entertaining can cause stress and frustration for
even the most gracious hosts.
This ebook contains sharable articles, infographics, scripts, and

17. ARTicle
Thanksgiving and other winter holidays means hosting gatherings and spending time
with family. It can often be stressful trying to find the space for houseguests to be
comfortable during a holiday party. Follow these simple tips to maximize the space in
your home!
Refrain from pushing furniture against the walls
While pushing everything to the outskirts of a room may seem like it adds more
space, it really just creates more room on the floor, making it awkward for eating
and socializing. Strategically placing seating and tables throughout the room can
add more social space without looking cluttered, just make sure your guests have
room to walk.
Give furniture multiple purposes
Soft surfaces, such as ottomans, footstools, and poufs can double as seating in a
pinch. Any hard surface can easily become a stand in for a table by placing coasters
and trays on top of them. Place pillows on the floor around a low coffee table for a
cozy seating arrangement.
Place tables at an angle
Longer tables can crowd a room. Maximize the space by placing tables at a diagonal
(the longest distance across a room). This makes it easier for guests to move around
and helps the room look bigger.
How to add More Space for the holidays
18. ARTicle
Keep it moving
Make the transition from hors d'oeuvres to dinner to socializing easy by moving
around furniture in between courses. This becomes a relatively simply task by
placing casters under existing furniture or opting to buy furniture with wheels.
Use a dining table that has leaves or use multiple folding tables. Enlist the help of a
few guests to quickly rearrange furniture so the party can continue!
Declutter the walls
While this tip may not add more square footage to your space, it will help it feel a
lot larger. Let the room breathe by clearing shelves and countertops. Walls that
aren’t covered by knick knacks and art will give the illusion of more space, but
leave mirrors hanging (they’ll make the space seem bigger!)
Create a coatroom
Smaller apartments and homes may not have the luxury of having a large coat
closet for guests. Instead of filling up a coat rack or having jackets and purses
strewn around the room, opt to keep everything in one place. Avoid keeping coats
in a bedroom, guests will be more likely to hang around in there and they may
potentially snoop. Although unconventional, opt to place a coat rack inside of a
bathtub (essentially unused space during a party).
Don’t over decorate
It’s tempting to make a space festive for a holiday celebration, but unnecessary
decor can make a space cluttered. Create a simple centerpiece for dining or use a
festive table runner instead. Color coordinated napkins and disposable drinkware
give the event a holiday feel without using any decorations at all.

24. 5 Home Pros to ADD
Why? As the weather gets colder, it’s important to free your chimney of any
debris and soot to prevent fires. (It also helps prepare for any December visitors
who may use it as an entrance).
Why? This is also a preventative measure. Encourage homeowners to get their
current systems checked out before running into any potential problems during
the winter.
Why? A plumber can do more than just unclog a toliet. Make sure homeowners
have one on hand in case of any frozen pipes, leaks, and waterflow issues.
Why? Between holiday decorations, gift giving, and visits from guests, it can be
tough to keep a home clean and organized. Hiring a professional organizer gets a
home ready for the holidays with less headaches.
Why? Homes are often targeted for burglaries during the holiday season.
Homeowners will want to take extra precautions to protect their home and
family. Remember: Home security isn't just alarms. There are numerous other
measures and an expert can help.

28. INTRODUCTION
For real estate agents, December can seem like a quiet month. As
homeowners focus on the holidays and prepare for the new year, fewer
listings hit the market and fewer buyers request showings.
Consider this an opportunity. While another agent may take their foot
off the gas, now is the best time to establish goodwill outside of the
transaction.
These scripts, email templates, and resources focus less on buying and
selling, and more on the homeowner. Inside you'll find tips for holiday
safety, sharable winter home maintenance advice, and more.
By educating, empowering, and supporting your contacts during the
holiday season, you'll be top of mind when they look to buy or sell in
the coming months. Give to your contacts now, and they'll be sure to
give back later!

The holiday season is an exciting time for young and old, with family gatherings, decorations, and gift
giving. With a strong focus on family, it’s important to keep your home and loved ones safe this season.
The first step is understanding potential risks and knowing how to prevent any future problems.
Fires
When people think of holiday hazards, Christmas tree fires are the most common. While it isn’t
too common for a tree to catch fire, it’s important to take precautions to ensure that it doesn’t
pose a potential danger.
If it’s a real tree, keep it watered and away from the fireplace or heater.
Avoid leaving the lights on 24/7, and turn them off if you plan on being gone for a long
period of time.
Don’t use any real candles or flames as decoration, on or off the tree.
The lights around a tree or outside a home can also be a potential fire hazard.
Older strings of lights are more susceptible to failure and fire, as the wires may have
degraded over time.
Cracked bulbs may have exposed wires. Inspect lights before using them. When in doubt,
throw them out!
Refrain from plugging too many strings into a single outlet.
Indoors and out, keep lights away from flammable materials, such as curtains.
LED bulbs produce less heat than other bulbs, and can also be a more energy efficient
option, reducing potential fire hazards.

Be careful in the kitchen! Cooking is always a danger, especially when cooking for guests!
When cooking large meals for the holidays, be mindful of the stovetop and ovens.
Keep oven mitts and dish towels away from open flame.
If cooking multiple items at once keep tabs on timers to ensure pots don't boil over and
food doesn't burn.
As children get excited for the arrival of Santa, parents should be mindful of the chimney.
Have a professional clean the flue and keep it maintained, even if it isn’t used too
regularly.
After having a fire properly dispose of any ashes. Use a lidded container and do not mix
ashes with trash.
When having a fire in the fireplace, move any flammable items away from the flames
(including stockings hung by the chimney with care).
Falls
Falls are the most common injury seen in emergency rooms around the holidays. While no
injuries are completely preventable, taking the correct precautions can help avoid a holiday
mishap.
Hanging holiday lights can be an exciting but precarious task.
When hanging lights, make sure the ladder is secure on a flat surface.
Keep the base one foot away from the wall for every 4 feet you climb.
Don’t attempt to stand on the top of the ladder.

Have a spotter on the ground to keep an eye on your movements and the ladder.
Avoid leaning across the edge of the ladder, as this can unevenly distribute the weight
and cause the ladder to topple.
You or a family member can also be injured by a falling Christmas tree. while this may not
cause too much harm, broken ornaments and stray branches can cut and bruise.
Keep your tree secure by opting for a solid stand, preferably made of metal.
Tighten the screws at the base and use rocks or bricks for added support.
If you use a fake tree, make sure it’s set up properly and sits level.
Other Hazards
Break-ins and robberies are more common around the holidays. Criminals know that many
homeowners are purchasing gifts, often times leaving them in cars, garages.
If leaving town overnight, leave a couple lights on. It will deter most burglars.
After returning from a shopping trip, bring gifts inside the house for safe keeping.
If gifts must be kept in a car or garage, keep the doors locked and the items covered.
Have yourself and neighbors keep on the lookout for any suspicious persons or vehicles
who may be canvassing the area.

Accidental injuries are a common occurrence after the gifts are given. Many kids (and
adults) want to test out their new toys, but if they aren’t used properly it can lead to injuries
and home damage.
Gifts that can be ridden (bikes, ATVs, and motorcycles) should only be used outside and
a good distance from the house or other obstacles.
If you are testing out a gift, wear the proper safety gear (e.g. helmets, kneepads, etc.)
Guns, knives, and other weapons should be used outside the home and only after
receiving the proper safety training.
By following these simple steps, your family and home can stay safe this holiday season!

From furnaces and boilers to wood stoves and heat pumps, there are many ways to heat a
home. Keep reading to learn about their pros and cons!
Furnaces and Boilers
Most homes in the U.S. rely on a furnace for heat. The system blows heated air through
ducts and vents within the home. The vents can be installed on the floor, ceiling, or along
the baseboards, and provide ambient heat. While a furnace heats air, a boiler heats water,
which is then distributed throughout the home via pipes and radiators. Both systems are
effective at heating large homes.
Both furnaces and boilers generate heat by burning fuel. Natural gas is often cheaper for
a homeowner, but the home must be near a gas line. Gas systems, which are often newer
and cleaner, usually have lower maintenance costs.
Oil is more energy efficient than natural gas, as it provides more heat while using less,
but it may nevertheless be more expensive. Oil must be delivered to a storage tank near
the home and refilled as needed. Oil is more popular in rural areas without access to gas
lines.
Some boilers will connect to the grid and use electricity for fuel. Electric heat, popular in
cities and condominiums, is often very expensive.

Pellet Stoves and Fireplaces
While many homeowners may try to avoid this seemingly dated way to heat their homes,
using wood as an energy source has come a long way. While technology has advanced,
though, wood is still best used when heating small spaces, such as a single room or a small,
single story home.
Circulating stoves have a fan within the system (powered by electricity) that helps circulate
heat around a room and is more efficient than a traditional stove or an open fire. Older
homes may have antique wood stoves that are less efficient than most of the woodstoves
currently on the market.
Pellet stoves have grown in popularity. Because pellets are commercially available and
manufactured to burn efficiently, they eliminate the need for harvesting firewood. Pellet
stoves are often supplemented by electricity to help blow the warm air around the room.
Pellet stoves are often safer circulating stoves, as the outside of the stove doesn’t get nearly
as hot and the minimal ashes are easy to clean.
Heat Pumps
Heat pumps work by taking advantage of temperature differentials to heat and cool a home.
There are three types: air-to-air, water source, and geothermal. Air-to-air pumps either
pull cold air in or push hot air out. Water source heat pumps use a nearby water source,
which is generally warmer in winter and cooler in summer, to regulate temperature.
Geothermal heat pumps leverage the constant temperature of the earth (about 50 degrees
below 50 feet). Because they rely on electricity, heat pumps are best in a milder climate
that doesn’t face extreme heat or cold.
Space Heaters
Space heaters are a great alternative to other forms of heat when homeowners have a small
space to warm. Gas space heaters can only be used in well ventilated areas, such as garages
or porches. Vented gas heaters, which can be installed in a room when connected to a vent
that leads directly outside. Electric space heaters are ideal for heating a smaller space, such
as a home office. Because the concentrate heat in a small space and are often placed within
a living space (rather than in a basement or on the exterior) space heaters can be
dangerous. Never leave a space heater unattended.

Chimney Sweep
Snow Removal
Heating Contractors
Reliable Handyman
Chimneys must be free of any debris and soot before being used. Dirty
chimneys may trap smoke within a home or cause a fire. Chimneys may
also be a refuge for critters. It's best not to let them move in permanently.
Every homeowner has a different threshold for what they can handle.
Some will shovel a foot of snow. Others call for help after a few inches.
Keep snow removal pro on hand to help your clients no matter the depth.
As winter makes many outdoor projects difficult, homeowners will
turn their attention indoors. Interior painting is a popular winter
project, so make sure you have a professional who can get things done!
Homeowners heat their homes in a variety of ways. Make sure you
have home pros on your list who cover all different types of heating
systems, and who can offer repair, maintenance, and fuel supply.
Winter can test the limits of a home:Temperature extremes, numerous
guests, and strain on appliances and electric systems as homeowners
spend more time indoors means a lot can go wrong. A handyman is
needed for emergencies and small fixes at a reasonable cost.

6 Ways to Spend Your Tax
Return on Your Home
Though tax season can be stressful, deciding how to spend your refund shouldn’t
be. According to the IRS, the average American gets about $3,100 back from their
taxes. While many use this money to pay for family vacations or eliminate credit
card debt, homeowners should consider putting this money back into their most
important asset: their house. Here are six ways to spend your tax return on your
home:
Update What’s Beneath Your Feet
For many homeowners, flooring is an all-or-nothing project. But small
investments can make a big difference. Invest in a deep clean of the family
room carpet, replace area rugs in the bedrooms, or splurge on sustainable
bamboo floors in the hall.
Shed Some Light
Adding light to a space can revitalize a whole room. Replace dated fixtures
with stylish lamps, or add a skylight or suntube to increase natural light.
You may update exterior lights as well: motion sensing or solar powered
lights can improve safety and reduce your energy bill.
Make a Great First Impression
Replacing your front door, refinishing (or repaving) your driveway, or
adding lighting along steps will do more than increase your curb appeal.
These projects will also add to the value of your home.

6 Ways to Spend Your Tax
Return on Your Home
Show Your Kitchen Some Love
While your tax return may not pay for a new kitchen, it could pay for some
dramatic updates. If your kitchen feels outdated, refinish your cabinets or
replace your countertops. You could also install a trash compactor or
update small appliances, such as the coffeemaker, toaster, and microwave.
Refurbish Your Bathroom
Start by replacing outdated or faulty faucets, and take it from there. Your
bathmats, shower curtains, vanity, and mirror can be replaced within the
budget of the average American tax return. Upgrade to high efficiency
faucets to save on monthly water bills.
Get Technical
Perhaps the most fun way to spend your tax return on your home is to
upgrade to smart home technology! This comes in the form of a smart
thermostat, security system, or a smart speaker. Different technologies fit
different lifestyles and budgets, and you can choose what works best for
you.
When choosing to make updates to your home, always consult a local professional
before attempting to do the work yourself. Ask your real estate agent for their

Landscaper
Landscaping isn't exclusive to springtime. Homeowners may need dead trees
or branches removed to help protect their home.
Plumber
A good plumber is necessary year round. When it gets especially cold, pipes
may freeze and burst. Having a plumber to call at any hour is a huge help.
Junk Removal
Spring cleaning is just around the corner! Be ready to help your clients clear
their clutter by referring a reliable junk removal company.
General Contractor
With tax refunds and changing seasons, many homeowners consider
updating their home. Refer them to a general contractor to help them get
started on their renovation!
