Last month, while typing the newsletter, we were getting snow.  Today its 60 degrees and sunny.  It sure gets me more energized to work when its so much nicer outside.  Speaking of typing a newsletter, this is my 13 th  issue.  I started it last February.  It sure has been fun and I hope you have enjoyed it too. The start of 2011 has been great regarding interest in commercial real estate.  I’ve fielded more calls and showed more property since the start of 2011 than I believe I did in the last half of 2010.  I am certainly hopeful that this is a trend for the entire year!  Most of the interest continues to be in leased properties.  Office space and retail space lead with some calls on office/warehouse also.  We leased one office space last month and have some interested parties still considering their options.  It was also a good month for listings.  Please see some of my new properties to the right in red. Activity in residential real estate hasn’t see quite an improvement, but the weather hasn’t been overly conducive earlier this year to view homes.  The last couple weeks has seen some folks coming into the subdivisions.  I am hopeful that as the weather improves that more potential home buyers will start looking.  One client purchased a home for renovation last month and we made an offer this week for another investor client.  I’m also excited about the opportunity to work with Homeplace Communities on their senior rental homes.  See bottom right of Page 2 Wishing you the best for the month of March.  SBA loan for small businesses may help some Small businesses facing maturity of commercial mortgages or balloon payments before December 31, 2012 may be able to take advantage of a new 504 loan from the U.S. SBA under a new & temporary program.  Borrowers will be required to commit at least 10% equity and finance up to 90% of appraised value.  Congress has authorized up to $15 billion in loans under the program, $7.5 billion for each year (2011 & 2012).  The SBA will begin accepting refinancing applications on February 28, 2011 and continue taking applications until September 27, 2012.  CoStar Repeat Sales Index We’ve followed this index several times in previous newsletters as it provides a glimpse of the direction of sale prices for commercial properties.  This index tracks repeat sales of the same property to chart how pricing is trending in commercial real estate.  The index was up 1.8% in December, 2010 over the previous month but continues to see saw on a month to month basis.  December of 2010 was still 22% below the values two years prior, however the index was up 6.3% over the course of 2010. The northeast leads the nation in price recovery, having recovered 23% of its pre-recession pricing levels.  The southeast region was the only other section of the country to recover a portion of its pre-recession pricing, having gained back 14%. Distressed sales do not appear to have peaked yet.  The percent of distressed sales to total sales increased all four quarters in 2010 and made up 18.5% of all sales in 2010.

Real Estate Update Paulding County / Northwest Metro Atlanta Mark Taglieber February, 2011 Proud member since 2000 of the Paulding County Builders Association The Paulding County Builders Association meets the first Wednesday of each month at Audrey’s Café in Dallas.  Meetings start with a social at 11:30, lunch at noon and program around 12:15.  Guests are welcome.  Cost: $7.00 (includes lunch)  Please note that the Association has moved their meetings back to lunchtime.  Same date and place, new time.  The Association is dedicated to serving its members by providing opportunities to network, educate, inform and assist in monitoring of industry issues. Help on the way for business persons One of the numerous problems with the Health Care bill passed last year was that it expanded 1099 reporting for payments aggregating $600 or more during the year.  This included payments made for property also.  Additionally the Small Business Jobs Act would require individuals to also report all payments to service providers on rental income.  The Senate has already passed their version of the bill and the House Ways & Means committee passed their version this week.  Hopefully this will be fixed soon. Miscellaneous Builders Association news Smart Numbers, a firm that tracks the housing market, will speak at the March 2 nd  Paulding County Builders Association meeting.  They are sure to provide valuable information about the metro Atlanta and Paulding county housing market.  See meeting information to the right. The Home Builders Association of Georgia announced in February that they will offer health insurance to members.  The health plan is offered through an entity known as a MEWA (Multiple Employer Welfare Association).  There will be six plan options to choose from.  Contact the PCBA for more information. I have the pleasure to be involved with the HBAG Governmental Affairs committee and we have been meeting regularly to keep track of new legislation proposed under the Gold Dome.  Thankfully I can report that nothing overly alarming is being proposed this year (so far) that will affect the housing industry.  The majority of time is being spent by legislators on immigration reform, budget discussions and water issues.  The legislative reception was a big success.  We spent time with Bill Heath, Howard Maxwell and Paulette Braddock Rakestraw.  We heard from Lt. Gov. Casey Cagle and Secretary of State Brian Kemp. Goals: The purpose of this Case Study format is to demonstrate Real World examples of Commercial Real Estate transactions that can be used for the following purposes: Educate and inform about a particular type of CRE transaction Describe the deal origination and therefore demonstrate one, or more, of the avenues for generating transactions Show how obstacles and objections were overcome in the Deal Origination phase Show how obstacles and objections were overcome in the Transaction Processing phase Demonstrate skills used that can be learned through the KW Commercial Curriculum Show how value was created for the client. Quantify the results. Discuss fees earned and, hopefully, referrals paid, etc. The ideal Transaction will address as many as possible of the above qualities. Special consideration will be given for deals generated via Keller Williams Residential Agent referrals. Instructions: Presenter: Please type in the type of transaction and your name in the appropriate placeholders. General Notes: This will be a 30-minute presentation followed by 15 minutes of Q & A.
