The document discusses Embassy Group's commercial real estate portfolio and operations. Some key points:
- Embassy Group continues to see strong demand and returns from its commercial real estate portfolio. Major sectors like IT/ITeS are leading occupier demand.
- Embassy was ranked highly in surveys for its office and commercial real estate offerings. It launched new projects in Chennai and Hyderabad and leased over 2.3 million square feet of space.
- Embassy is focused on enhancing user experience through initiatives like community events, women's programs, and new delivery lockers. It also promotes sustainability through urban farming within its business parks.

India has witnessed a profound shift in its environment,
this change has occurred due to a series of strong
progressive actions and regulations announced by
the government. Particularly for real estate, many
measures have been announced which have given a
major boost to the industry. In addition, the real estate
industry is one of the strongest drivers of employment
in the country today. As the real estate or construction
sector can contribute towards the GDP of the country,
the overall expectation is that the Government will
continue to support the real estate industry.
Against this backdrop, our commercial real estate
portfolio continues to deliver significant and reliable
returns. Occupier demand remains strong for a superior
product. As we move into 2017, we expect to see
commercial real estate segment deliver tremendous
growth. The IT/ITeS sector will continue to lead
the market in leased spaces, followed by the BFSI &
consulting sectors respectively.
I am pleased to underline in a recent survey conducted
by Track2Realty, Embassy Group has been ranked as
the ‘Top Choice in Office Space and Commercial Real
Estate, ‘Top Choice of Foreign Investors in India for
both Property Development & Asset Management’,
‘Top 10 Companies in the country in terms of Buyers –
Vote of Trust’ and ‘Leads in the Perception of a Clean
and Transparent Developer’.
On the residential front, the slowdown in demand
which we witnessed post the introduction of various
reforms was a temporary lull phase. Low investor
sentiment and anticipation of further corrections have
led to postponement of purchases by buyers. Luxury
housing has been the only segment that showed a
positive trajectory and we believe it will continue to
do so. This is largely due to the macroeconomic trends
that have positively contributed to the demand for
luxury homes. The demonetization factor did not bring
about a downward price correction in the residential
market as the builders were already operating at
smaller margins.
With the introduction of the new legislations, Real
Estate Regulatory Act (RERA) and Goods and Services
Tax (GST) these are likely to bring in a better system to
help the sector’s growth while also easing the overall
business and making it a hassle-free process for both
the consumers and developers. This will drive the
continuing consolidation of the industry away from
smaller players and into the better organised, major
players in the industry.
Our recent expansion activities in the warehousing
space in the country shows Embassy Group’s
continuous focus on creating a portfolio of prime Grade
A industrial, light manufacturing and warehousing
developments in close proximity to consumer and
industrial centres across India. The commitment and
promise gets stronger this year, with formalising of our
partnership with WeWork, the New York based tech-
enabled platform to offer collaborative office services
for entrepreneurs and small businesses.

Special segments such as hospitality are on a steady
rise due to the rise of purchasing power of the domestic
traveller. Embassy is focussed on hotels as a relevant
component of our mixed use, integrated development
creating synergy between offices, hotels, conferencing,
retail, F&B - all provide an integrated solution for our
customers. We have seen great traction with this at
our Hilton Bangalore Embassy GolfLinks. The signing
of a management agreement with Hilton for its
second hospitality project, a 586-room dual-branded
hotel within the Embassy Manyata Business Park that
features Hilton Hotel & Resorts and Hilton Garden Inn
brand hotel, and the acquisition of Mac Charles Hotels
Pvt. Ltd, Bengaluru’s Le Meridien hotel is a significant
step forward for us in our expansion plans.
We are also setting up a Real Estate Investment Trust
(REIT) towards the end of the year. One of the options
we are considering is a listing of select assets through
the REIT, subject to the receipt of requisite approvals,
market conditions and other considerations. The
company has sought approval to register REIT from
the Securities and Exchange Board of India.
This is particularly an exciting time for us at Embassy
and want to thank the communities within the
Embassy Group, who continue to shape our dreams
and aspirations. We have experienced a steady start to
the year thanks to the perseverance of our individual
business entities.
With the changing dynamics of the industry and the
confluence of technology development, customer
demand, global shifts in investment plans, transparency,
mature structures, in addition to the reforms, 2017 will
continue to be another significant year of growth and
maturity for our industry.

Editor’s Note
We just wrapped up an eventful year. Embassy Office
Parks was recognized as a leader in the commercial
realty space in India. We closed property development
projects in Chennai and Hyderabad, and added new
tenants into our parks.
Our Energize program brought together the park users
in unique ways, making it among the best places to
work.
Accolades
We were ranked No. 1 in the commercial realty space
by Track2Realty. In more than one parameter we were
rated “top choice” including best office and commercial
realty space; choice of foreign investors in India for
both property development and asset management.
Apart from these, we lead the industry in “Clean and
transparent developer” category.
Our Special Economic Zones, Embassy Manyata
Business Park, and Embassy TechVillage, were
recognized as two of the best performing SEZs in the
country. Both the SEZs were given a certificate of
excellence.
New projects in Chennai and Hyderabad
We made our foray into Chennai and Hyderabad
markets. In Chennai, we are developing the finest
Business Park the city has seen so far, on a 30-acre land
parcel at Thoraipakkam-Pallavaram Road, one of the
key micro markets. In Hyderabad, the office parks are
coming up at Gachibowli, the most happening micro
market in the city. We are working in partnership with
Phoenix Group to develop a 30-acre property across
different land parcels.
Working with local authorities
We have always valued being a responsible corporate
citizen. We are quite pleased to announce the opening
of our Skywalk outside Embassy Manyata Office Park
across the Outer Ring Road -- one of the busiest
parts of this arterial road in Bengaluru. We built this
in close consultation with the local civic authorities.
This increased the convenience to park users by
decongesting the road and making the roads around
our park safer.
Apart from this, we deployed 50 traffic wardens outside
our parks. These wardens are working in two shifts and
help the traffic police in regulating traffic easily. We
also funded the local traffic signal post at Marathahalli.

Spaces Leased
As they say, “the proof of the pudding is in eating it,”
many of our existing occupiers gave us repeat business
during the year, demonstrating how much they enjoy
their work spaces. We also added new tenants:
Accenture, Philips, Western Union, Valdez, Continuum,
Crimson Logic, Hudson Bay, to name a few, adding up
to a total of 2.3 million sq. ft. that was leased out during
the year.
Energize: Infusing the park with soul and
energy
Energize, our exclusive occupier outreach and park
user engagement program is aimed at creating vibrant
communities across our parks. The program provides
all users with a truly 21st-century experience through
a myriad of activities including sports, culture, lifestyle
and CSR events, drawing large numbers of participants
and spectators.
Through Energize, over 40 events were conducted in
the last year, many of which are our annual properties
like the Park Cricket Premier League, 5-a-side Football
Tournament, World Environment Day, Christmas – Gift
A Smile campaign, the Quiz Whiz Show, Embassy’s Got
Talent, and similar.
4. The Embassy Post | Page 4
These events along with our community clubs like
the Board Game and Run Club saw more than 18,000
park users participate and actively engaging with each
other, creating a soulful workplace experience.
One of our other unique initiatives is the Women’s Day
Event which provides a platform for sharing insights
and inspirational stories by both Women and Men
leaders and a much looked forward to event by the
Park Users. This year we had several eminent speakers
including Dr.Saundarya Rajesh, Dr.Ananda Shankar
Jayant, Ms.Gul Panag, etc.
As I said in the beginning, the year 2016-17 was eventful
and invigorating. We have some exciting things to look
up to this year. Stay tuned.

Once again Embassy Group dons its social-
responsibility cap, aiming to meet more of Bengaluru’s
infrastructure requirements.
Embassy known to be a good corporate citizen has
involved itself in setting up service roads, drains outside
parks, escalator skywalks and much more. Furthering
our corporate citizenship goals, we are presently
working in close conjunction with Bengaluru’s Traffic
Police.
Working with the authorities, Embassy is lending
a helping hand to significantly improve the traffic
situation on Outer Ring Road (ORR) around its Parks.
In acknowledgement of the great work done by them,
the Senior Property Manager of Embassy TechVillage,
Nagaraj Naik was recently felicitated and awarded by
the HAL Traffic Police Station. The award was given
by the Traffic Police Inspector, Mr. Mohammed and
the award ceremony was graced by many including,
the local Corporator, V. Suresh, several policemen,
government officials, and key members of the Outer
Ring Road Companies Association (ORRCA).
Here are some of the initiatives taken to
enhance the traffic situation:
An all-expense-borne U-turn at the service road next
to Embassy TechVillage has been built.
50-traffic wardens, working in 2 shifts have been
deputed to the HAL traffic police station. These
wardens are compensated by the Embassy Group and
work closely with the police officials.
And, a new traffic signal at Marathahalli has been

Chennai is a city with rich history and culture, the
fourth most populous metropolitan area in India. It is
the third largest economy, in the country, with a GDP
of $17 billion. As a place to live and work in, it gives
you all the comforts and convenience that come with a
mature city with a well-developed civic infrastructure.
Today’s Chennai is rapidly evolving into a vibrant city
that is fast shedding its inhibitions and is embracing
change wholeheartedly. The Quality of Living Survey
rated Chennai as the safest city in India.
Nearly 60,000 engineering graduates pass out of the
engineering institutions annually, of which nearly 50%
are from IT related disciplines. This talent pool makes
Chennai especially attractive to corporations.
Drawing inspiration from Embassy
Manyata Business Park Bengaluru, one of
India’s largest office parks, Embassy has
launched the landmark property, Embassy
Splendid TechZone in Chennai.
For starters, the park will be developed on a 30-acre
land parcel at Thoraipakkam-Pallavaram Road, one of
the three key micro markets in Chennai. The estimated
potential of this SEZ-cum-Non SEZ project is 4.5 million
sq. ft. Phase 1 scheduled to be completed by 2018.
Furthermore, Embassy Splendid Techzone is quite
accessible being just four kilometers away from the
international airport. The park will have state of the art
amenities, like 24x7 CCTV surveillance and command
centre, quick response team (QRT), security check at
main gate, intra-park shuttle services, common food
court, ambulance service, ATMs, monthly fire and
safety audits, multiple level car parking for occupiers
and visitors, and aesthetically designed break out
areas.
The construction at the site is going on in full swing;
four blocks are currently under construction as part of
phase 1. In block 1, the upper basement construction is
completed and the column work is in progress. In block
2 and 3, the first-floor slab work is in progress. In block
4, work on middle basement slab is in progress.
During the networking evening with channel partners

Gardening or farming has become such a
big hit that employees are now replacing
their coffee breaks with these relaxing
organic breaks, growing their own food.
Shreshta Kumar Sahu, 32, a senior platform engineer,
said he comes back to his little farm even during the
weekends, bringing his wife along. “The last time, we
got so much fenugreek leaves that we had to distribute
it to our neighbours. Earlier, a break from work meant
coffee. I have stopped those coffee breaks now and
come here instead,” he said.
Or Sachin Pandhare, a 37-year-old software engineer,
it has been an opportunity to get back to an activity he
found no time for after childhood. “It is a completely
different activity compared to our work, so it helps. In
fact, when I come down for my afternoon walks after
lunch, I show my plants to my colleagues, who are also
now inspired to register for their plots,” he said.
What’s more? Embassy also provides bicycles for the
park users for inter-park commute. These bicycles can
be picked from the parking locations near the building
lobbies and can be dropped back after use at any other
designated parking location.
The India office market experienced absorption of over
41m sq. ft. during 2016. Bengaluru continued to retain
top spot with close to 30% of the countrywide figure,
approximately twice that of each of the next five
metro cities demand - NCR with 17% share, Hyderabad
contributing 15% while Mumbai, Pune, and Chennai
maintained a share of 11-13%.
Q1 2017 witnessed countrywide
absorption of nearly 8m sq. ft. a similar
range against Q12016 with Bengaluru,
Mumbai, and Hyderabad being the leading
sources of demand.
Bengaluru was named by JLL’s City Momentum Index
2017 as #1 in a list of the world’s 30 most dynamic
cities. The report also stated that India has taken over
from China as home to the world’s most dynamic cities
and that Bengaluru and Hyderabad are successfully
transitioning to higher-value activities.
The principal demand driver for the Indian office
markets is the local availability of required talent,
in sufficient numbers that companies can scale
and respond to the business needs quickly and at a
reasonable cost. A proactive, supportive Government
policy is also noted as a factor and the continuing
appeal of the Modi government to both domestic and
international investors gives confidence to decision
makers.
While demand was subdued in the first months of
2017, as post-election clarity emerged in the USA the
market rebounded towards the closing of the quarter
and declining vacancies resulted in limited availability

Meanwhile, cities like Bengaluru are set to receive

interest in the city.
During FY16-17, Embassy continued to witness healthy
demand from both existing occupiers who were
growing or consolidating their portfolios as well as new
market entrants and acquisitions. Accenture, Philips,
SAB Miller, AXA and Hudson Bay to name a few were
key new occupiers added to the portfolio. In addition,
we have also witnessed emerging demand for co-
working spaces across India. Embassy, in its endeavor
to cater this segment, has partnered with WeWork and
the first WeWork co-working spaces are expected to
go live in Bengaluru, Mumbai, and NCR from June 2017.

The second edition of ‘Energize Quiz Whiz - The
Battle of the Wits,’ hosted by Embassy Office Parks
this Republic Day, brought together over 1,000
participants across various parks. Exciting, inspiring,
and informative would be the apt words to describe
the event.
In the preliminary round over 210 corporate teams
consisting of 3 members each participated. The
quarter finals were hosted on the 20th of January.
Unlike last year, the players were not merely asked
questions on politics or entertainment but were posed
a set of challenging questions on a wide range of
topics including – politics, sports, entertainment, and
the Indian Republic.
This year Embassy Office Parks truly raised the bar
of this challenging inter-park quiz competition and
beyond doubt tested every participant’s intelligence
quotient.
Following the preliminary round, 80 teams battled
it out and graduated into the semi-finals. The grand
finale was held on 25th of January, 8 teams from across
4 different IT parks competed in the final round. As the
participants made their way to the Winner’s trophy,
there was never a dull moment. From the start to the
finish, the spirit of the event was held high. Whether
it was the quarter finals or the grand finale, the teams
were cheered on by over 400 friends and colleagues.

The transitional slowdown in demand which we
witnessed consequently post the introduction of
various reforms was a temporary lull phase. In 2017,
the primary sales market, especially across larger cities
improved as real estate prices has stabilized in these
cities with no scope or limited opportunity of further
reductions. Fence sitters who had deferred their
decision expecting further fall in prices have already
understood the reality and have started returning in the
case of organized, credible and established A-grade
developers. The next couple of years will also be a
phase of consolidation with smaller developers finding
it difficult to survive in a policy driven and structured
market.
Against expectations, demonetization did not bring
about a downward price correction in the residential
market, as the high construction and labor costs
continue and builders are already operating on lower
margins. Prices in Bengaluru remained stable through
one of the toughest times of the real estate sector,
showing the overall resilience of the city and why it
remains the No. 1 real estate investment destination
in India. With the advent of new stringent laws and
builders being more cautious in announcing new
product launches, the property prices will only
continue to rise in 2017 as there will be lesser supply in
the housing market ultimately.
Residential sales across top nine markets rose 13%
for the fourth quarter of 2016-17 and the surge in
the volume was primarily driven by Mumbai, Pune,
and Bengaluru, which together accounted for 57%
of total sales. The traction that we are witnessing is
that of a strong demand for the ultra-luxury segment,
but the overall transaction time has also increased. In
a bid to showcase the luxury style of living, Embassy
ONE and Four Seasons Private Residences, the next
power address, partnered with Vogue Atelier Fashion

set of consumers in a multi-city event across Delhi,
Hyderabad, Mumbai and Bengaluru over the last

Best Residential Project 2017 in Bengaluru in the Ultra-
Luxury Segment by CNBC-Awaaz Real Estate Awards,
India’s biggest and most credible awards, judged on
multiple parameters. On the luxury portfolio side,
the current focus remains on delivering our ongoing
projects where we have sold 70% of the stock and the
remaining inventory will be available as ready to move
in homes in the next two years.
In 2016, we launched Embassy Springs, a 300-acre
city, in the investment hotbed of North Bengaluru. It
is the largest integrated township to be launched in
Bengaluru. While all formats will be available at the
development shortly, we are selling plots currently.

Since land is a natural and scarce resource, demand
from investors and end users still remains high. The
city will be a model in the practice of sustainable
urbanization, through the creation of modern homes
and workplaces and thriving community spaces
resulting in future ready holistic ecosystems.
The most anticipated move in the real
estate sector is the introduction of the
new legislation called: RERA - Real Estate
(Regulation and Development) Act.
RERA will protect the interest of consumers and
establish a mechanism for speedy dispute redressal
and is expected to see renewed interest from buyers.
Apart from attracting funds into the sector, NRIs will
definitely be more encouraged to invest in India as
they will be completely protected from unscrupulous
developers. It is a welcomed move which will benefit
both developers and buyers.
With home buyer’s confidence increasing significantly

Editor’s Note
We stand on the threshold of an exciting year with the
launch of our first park at Chakan, Pune and preparing
for a project in NCR. While our Chakan project caters
to the upcoming automobile hub in the city, our NCR
facility will attract a diversified mix of industries. The
warehousing sector has seen a steep growth in activity,
more than 55% growth, between 2013 and 2016.
Embassy Industrial Parks will continue
building world-class facilities on land
parcels of 50-200-acre in locations like
Ahmedabad, Bengaluru, Chennai, Delhi,
Mumbai, and Pune.
That will help multinational and domestic companies
set-up factory operations.
As always the entire campus will be maintained to our
impeccable standards, ensuring seamless operations
and efficiency for our tenants.
By the end of this year, we plan to have a built-up
potential of about 14 million sq. ft. of warehousing
facility. By bringing in world class facilities to
warehouses built by us, we will be setting up new
standards in this sector.

INDUSTRIAL & WAREHOUSING
How logistics and warehousing is
transforming industrial India
The Indian logistics sector is on the threshold of a
major transformation largely driven by the booming
e-commerce industry in the country. In addition,
investments into warehousing business are gaining
momentum in India as businesses expect a revolution
in the logistics arena once the destination-based tax
system, Goods and Services Tax (GST), comes into
play.
One of the most robust industries currently in India,
the logistics sector is poised to grow at a CAGR
of 12.17% by the year 2020 — all thanks to growth
trajectory seen in the manufacturing, retail, FMCG,
and e-commerce industries. Moreover, the country
spends approximately 14.4% of its GDP on logistics and
transportation — other developing countries spend
only 8% of its GDP.
In the recently released World Bank bi-annual Logistics
Performance Index (LPI), India is placed at 35th among
160 countries, an impressive 19 position jump from
the 54th position in 2014. An Introduction of a Single
Window Interface for Trade (SWIFT) and other recent
reforms by the Customs Department have resulted in
improvement in the indicator. This is indeed a clear
signal of improving regulatory climate and ease of
doing business and logistics efficiency in India.
Logistic’s day out
Currently, India’s warehousing demand is
expected to grow at an annual average
rate of 9% to 1,439 million sq. ft. in 2019
from 919 million sq. ft. in 2014.
This creates an additional demand for 520 million
sq. ft. of warehousing space. The demand for quality
warehouse (Modern and Grade A) is expected to
grow at 8% CAGR. The market for modern industrial
and warehousing spaces is rapidly expanding and is
estimated to reach 125 million sq. ft. over the next five
years. The above figures are proof of the importance
of logistics in a vast country like India with nooks and
corners still untouched.

Editor’s Note
The Indian hospitality industry has emerged as one of
the key drivers of growth among the service sectors
in India. The Indian tourism industry recorded a
contribution of 6.23 percent to the National GDP*.
Growth in the Indian economy is bringing in its wake
business travelers, MICE events and leisure travelers.
The increase in travel is expected to take the estimated
contribution of tourism to 7.2 percent of the National
GDP by the year 2026.
Bengaluru, is India’s 3rd largest branded hotel market,
after Mumbai and Delhi with 11,800 branded roomsand
an estimated 29% increase in hotel room supply in the
next 5 years. Bengaluru was also the best performing
hotel market in the country last year with a RevPAR
(Revenue per available room- an index of room rate
and occupancy) growth of 15% - the highest in country
in 2015/16 - attributable to strengthening corporate
travel and the city’s strong fundamentals**
The capital of Karnataka, has one of the highest density
of Grade A office space in the country, with corporate
demand forecasted to grow by double digits in the
short and medium term.
Therefore there is huge optimism for the
Bengaluru hospitality industry.
Embassy is capitalizing on this growth by developing
a hotel portfolio across luxury, midscale and budget
brands, with focus on business hotels to enhance the
value of our business parks.
Embassy Hospitality envisions a 10X growth in the

the city. Embassy’s hospitality portfolio had a great
start in 2014, with a 247 rooms Hilton at the Embassy
GolfLinks Business Park. Since then we have expanded
to 440 rooms with the acquisition of the Le Meridien
Hotel in 2016. Looking into the future we anticipate a
portfolio strength of 1,800 rooms by 2020.
The construction of South India’s first Four Seasons
Hotel is in full swing and launch is scheduled for
April, 2018. The Hotel will feature 230 operational
rooms, and be part of the integrated Embassy ONE
enclave - complemented by 109 Four Seasons Private
Residences, luxury retail at Central Plaza and power
offices at Pinnacle - making it the most anticipated
address in the city.
Simultaneously, we are developing the Hilton and
Hilton Garden Inn Hotels at Embassy Manyata Business
Park, with ground breaking scheduled for middle of
2017. Slated to be one of India’s largest dual branded
hotel development with 621 keys, the development

at Embassy TechVillage where we have finalized

To grow its Hospitality portfolio embassy group has

Urban Green Spaces to Promote Workspace Organic
Farming
Embassy Services has provided its employees with a
unique employee engagement program. It has given
rise to an urban farming movement, a chance for the
employees to reconnect with mother Earth through
their very own small patch of land.
Through this program, employees at the Embassy
Manyata Business Park use specially made green
spaces to grow their own organic food.
Across Japan and a few other countries farming and
growing food on office rooftops and various other
business areas are common. Not only does this
appreciate the property’s monetary value but it also
helps in providing nutritious, pesticide-free crops that
employees can use.
Embassy Manyata hosts a workforce of 95,000 and
is spread across 110-acre. In order to provide its
workforce with a plot of land, Embassy has converted
15-acre of land into edible gardens since 2016. Plots are
allotted and seeds are distributed on a first-come-first-
serve basis. Moreover, the garden waste is composted
on site and used as a fertilizer.
The Urban Green initiative is the brainchild of Kiran
D.T, Horticulture Manager at Embassy Services.
Embassy believes that this is a great opportunity for
all, especially those who come from an agricultural
background but have lost their connection with their
land over the generations.
Edible landscaping for the employees is not only
a stress-busting activity but a way for them to farm
small areas of land and reconnect with their food. Most
employees have replaced their coffee breaks with
organic farming. They also bring their families over the
weekends to show off their personal gardens.

SERVICES
Leveraging Technology to Optimize Operations
Embassy Plus Mela, a
destination of Fun and
Frolic
Embassy Services is using a diverse set of technology
in various parts of its business verticals to ensure
improved efficiency and greater customer satisfaction.
To optimize operational effectiveness, we in Embassy
leverage technology in the fields including Energy
Management Systems (EMS), Digital Logbooks,
Embassy 360, Embassy Plus, and Community App for
the residential community.
The use of Energy Management Systems assists by
providingrealtimeenergyconsumptiondatafacilitating
strong analytics. Embassy Services evaluate the cost,
use, and efficiency initiatives; it also helps in monitoring,
controlling, and optimizing the performance, thereby
reducing the energy consumption.
From the resource-efficiency perspective, Embassy
is slowly but steadily progressing into a paperless
data capturing company. Implementation of Digital
Logbooks has made it extremely easy to capture,
analyze, and share data via secure networks. A Digital
Logbook manages information, improves digital
engagement, and at the same time aids in forecasting
future performance and management needs making it
all the more reliable.
On the residential front, a Community App dedicated to

This year’s summer season at Embassy Manyata
Business Park kicked off with the marvelous 2nd edition
of Embassy Plus Mela. It was held at the Amphitheatre
at Embassy Manyata on the 16th and 17th of March. The
2-day event hosted over 40 merchants and had over
12000 park employees visit it.
The very word Mela paints an image of vibrant colors, a
maze of stalls selling a mixed bag of items, services, and
all things Hippie. As the name suggests, a traditional
barter market morphed into space where food rubbed
shoulders with employee assistance services, and great
music.
Here, food lovers indulged in mouth-watering dishes
at KFC, Dunkin Donuts, etc., and the merchant’s list
included the likes of Columbia Asia, sRide Carpooling,
Voonik and many more who gave away prizes worth
more than Rs. 200,000.
up to date on the latest news, events, and community
happenings. Through this app a resident of Embassy
feels connected to his or her immediate surroundings
by sharing ideas, interests, profiles, and more. It brings
people together for ad-hoc conversations and enables
users to communicate seamlessly, setting a new
benchmark.
Embassy has also introduced Embassy 360 and
Embassy Plus. Embassy 360 is a helpdesk tool, a
ticketing system for all Facility Management (FM)
and admin managers. Using this ticketing tool the FM
or admin team can create tickets for any issue that
might arise and handle it from one interface, saving
time, and ensuring business continuity. On the other
hand, Embassy Plus is an information-centric portal for
commercial property users. This is a community portal
or a one-stop-destination for all park employees to get
any information required with respect to the Park. An
added benefit of Embassy Plus is that it can not only
used to gain information about the park but also to
avail attractive deals and take part in superb online
contests.

your valuable feedback for continuous improvement.
The celebrations this time was more promising than
the 1st edition and the objective of this Mela was to
showcase the various features of Embassy Plus to the
park employees.
In recent times, Bengaluru has seen a spurt of santhes
and flea markets that create a platform for craftsmen
to showcase their quirky, off-beat items, but it is
seldom seen in a business park. Employees at Embassy
Manyata welcomed the Embassy Plus Mela as a well-
deserved break from their daily routine.
The main attraction of this event remains its festive
atmosphere, the outdoor flea market, or the bazaar
flea which uplifted everyone’s mood even when the
sun was shining hard on them.
The many fun activities stimulated creativity, released
energy, and gave the participants something to look
forward to. What makes this endeavor stand out?
Embassy Plus Mela is a giant event with thousands
of smiling faces. It’s basically the modern version of
the traditional village Mela with something to do for
everyone.

Stonehill International School
Editor’s Note
The recent months have been action-packed at
Stonehill International School!
In February, our entire Secondary School travelled off
campus during our annual Explore India Trips Week.
Different classes went to different destinations, the
trips included outdoor adventures on the Alaknanda
River, historical immersion in Hampi, and cultural
experiences in Jaipur.
March saw Stonehill’s hugely successful production
of the musical Grease, on an outdoor stage with
professional direction, sound and lighting. The event
was attended by over 1000 people, and was preceded
by a family carnival with food stalls.
As we look ahead to May, many of our students will be
taking external final exams, including the e-assessments
from the International Baccalaureate’s Middle Years
Programme and the final IB Diploma exams for our
graduating students. Stonehill’s graduating class of
2017 will begin the next phase of their journey at the
Graduation Ceremony at the end of May, following
which they are off to some of the world’s finest
universities, both in India and abroad.
We are looking forward to another record academic
year from August 2017. Enrolment continues to climb,
and we anticipate another all-time high. Please do get

Art Inspired by the Vastness of Everyday Life
The students of the Visual Arts course from International
Baccalaureate Diploma Programme (IBPD) put on
their very own art show at the Karnataka Chitrakala
Parishath on the 14th and 15th of March. This collection
featured some truly outstanding depictions that gave
us renewed insights into the times that we live in.
This year seven Visual Arts students curated and
exhibited their very own work. Each artist had a theme,
and the themes were diverse and mostly related to
contemporary issues.
This was a great platform for these budding artists
from the graduating class of 2017 to showcase their
prowess. The art exhibition included nouveau art forms
like digital art and the finest in experimental genres
featuring mixed media.
Anna’s, Eva’s and Harish’s themes were “In a better
world”, “Unity”, and “Cultural identity” respectively.

Stonehill International Presents ‘Grease’- A Musical
Journey of Dreams versusReality
The students of Stonehill International School
presented Grease, a musical for over 700 people on
the 24th and 25th of March. The ensemble cast tells the
story of Grease, which centres around how teenagers
at the fictional Rydell High School handle love, politics,
peer pressure, and more.
We take immense pride in saying that every member
of our cast and crew helped bring this fabulous
production to life.
The veteran theatre actor and director, Judith Roby
Bidapa directed the amazingly talented students and
teachers of grade-6 to 11 under the musical direction
of Evelyn Kelton, with live singing and musical
accompaniment by a band.
The bold expression, the diverse cast, brilliant singers,
and effortless performers enthralled the audience
and took their breath away more than once. The
professional lighting and sound design, along with the
awe-inspiring visual effects had the audience in rapt
attention.
Lavanya, a Grade-11 student, says, “Being a part of the
dancing troupe for Grease has been one of the best
things I ever signed up for! It’s amazing to see people
being so enthusiastic about the event. Everybody is
working hard to put together a show that does justice
to the original series. I hope it turns out to be a grand
success!”
“I am part of the Grease production, and all the songs
Olivia’s theme centred and explored the idea
around individuality of the experience of childhood,
womanhood, and the intimacy within romantic as well
as platonic relationships.
Rajalakshmi took her audience on a beautiful sojourn
depicting the origin, process, and post-effects of war
and depression. Urvi, on the other hand, showcased
how in today’s world people are far too busy to pause
and enjoy the quality of life. Her artwork displayed that
it is critical to stop and value the infinite number of
symbols and patterns, as they enhance the way we
look at things.
Venkat made his viewers aware that rapid urbanization
and its impact in India has taken the top spot in the last
decade. One can easily observe nature being converted
into urban landscapes and constant deforestation
expanding from one area to the other.
Art without limits was the guiding principle and it
looked like art had finally found its rightful place in
the two large galleries that were full of unique and
colorful artworks covering a wide range of genres and
techniques.
The techniques used included drawing, calligraphy,
watercolor, acrylic paint, fiber art, installation, video,
photography, sculpture, illustration, and mixed media
pieces.

from other schools.
that we are performing have a nice groove and rhythm

a lot of fun!” says Jia, a Grade-8 student.
Evan, one of the Grade-6 actors, stole everyone’s heart
when he declared to his dad that drama is what he
wants to pursue and that being a part of Grease has
been one of the best experiences of his life!
The show was preceded by a 1950s themed carnival on
both days. The carnival included food trucks, games
stalls like bowling, darts, and tin cans. Children had fun
indulging in a photo booth with instant prints, popcorn
and cotton candy stalls, and more.
The carnival also had live music performances by local
bands like Butterfingers and The Limited Edition.

COMMUNITY OUTREACH
Editor’s Note
The spotlight of Embassy’s Community Outreach
initiatives is on developing and nurturing communities
where we operate. This last quarter our focus has been
to identify ways in which our organization, employees,
and tenants can use multiple opportunities to engage
with and empower their immediate surroundings.
The highlights of the quarter included wrapping up the
academic year at our Government Schools, improving
the public infrastructure and sanitation around
Embassy GolfLinks Business Park and kick-starting our
employee engagement program.
As the school year drew to an end, a spectacular annual
day function brought smiles across everyone’s faces
at the government schools associated with Embassy
Group.
In addition, mind-stimulating summer
camps aimed at encouraging, supporting,
and educating children turned up the heat
this summer.
We initiated our employee engagement program by
providing an opportunity to support mid-day meals
for the entire year for Government School Students in
association with The Akshaya Patra Foundation. This
initiative resulted in 600 students being sponsored
and truly set the tone for future engagements.
As we continue to build state of the art infrastructure
within our office parks and residences, we realized that
the communities around us are in dire need of help. Our
various community outreach programs are focused on
impacting the learning environment at Government
schools, ensuring availability of basic amenities and
providing sustainable and safe neighborhoods. We

Mandatory Exams in Primary Years at Government
Schools
Until this year, Government school students proceeded
from one grade to the next until the 10th grade.
However, the Department of Primary and Secondary
Education has taken the decision to reintroduce the
concept of public exams at early stages.
‘Public exams will be held for students of class 4 and 6
in all schools — government, private and aided — in the
first and second weeks of March,’ said Commissioner of
Public Instruction P.C. Jaffer on Friday.
This measure has been taken by Karnataka School
Quality Assessment and Accreditation Council
(KSQAAC) to improve the quality of education and
also to prepare students for the board exams.
It is not only in grade 4 and 6 but also grades 5 and
8 that students will have to take board exams. If a
student’s performance is not as expected they will not
be promoted to the next grade.
To help with this situation, all students in grade 4 and 6
will be assessed on their competency levels and those
identified as needing help will be given extra coaching
during the summer.
Staying in line with Embassy’s commitment to
environment and community conservation, Embassy
GolfLinks Business Park in partnership with The Ugly
Indian has taken upon itself to spruce up its immediate
surroundings.
A significant change that we can expect along with
the elimination of garbage around the neighborhood is
that this area will be refashioned into a walkable one.
We plan to restore and maintain the three kilometer
stretch of sidewalks and median from Embassy
GolfLinks to Sony Center junction to improve safety,
provide easier public access, and create a visually
pleasing environment.
Embassy follows various environment-friendly
practices, focused solely on making a difference to the
community and environment. Beginning with restoring
the surroundings around Embassy GolfLinks, we hope
to set a benchmark for a model neighborhood that
can then be replicated across other communities that
surround our properties.
As a socially-responsible, community-conscious,
and value-based establishment, our corporate social
responsibility efforts are aimed to create a positive
impact and committed to making our immediate
surroundings a better place to live in.
“This will help us know the strengths and weaknesses
of the students. Based on these results, extra coaching
will be provided for students in subjects they find
difficult to grasp,” said Yashoda Bopanna, director,
Karnataka Secondary Education Examination Board.
The initiative that was conducted in a select few taluks
is a great way to set a brand new benchmark at an
earlier stage in schools. It not only helps the children
learn how to face the challenging 10th-grade exam
but also makes the Indian education system a more
effective and measurable one.
Reintroducing the concept of public exams at early
stages will help provide a baseline for achievement
and improve a student’s competency level. Here the
teachers are also held to a higher standard so that
they understand their importance in the lives of their
students.
It is expected that this Sadhana Examination pattern
instilled by KSQAAC will form a great checkpoint in
many student’s lives to make certain that the gaps are
remediated in a timelier manner.

Mid-Day Meal Program
Encouraging Children to Develop New Perspectives
Having goals that go way beyond its products and
profits, Embassy group has collaborated with The
Akshaya Patra Foundation, a not-for-profit organization
to provide free mid-day meals to government school
children.
The Akshaya Patra Foundation launched in June 2000,
caters to over 1.6 million children from 13,529 schools
across 11 states in India. Headquartered in Bengaluru,
this non-for-profit organization fights against issues
like malnutrition and hunger. Providing wholesome,
nutritional mid-day meals have not only benefitted
the health of many children but have also helped in
educating them, as children come to school for the
meal.
Our collaboration with Akshaya Patra has included
presenting them with two vans that will be used to
transport meals from the kitchens to the schools.
In addition, Embassy Group initiated an employee
engagement program, wherein employees were given
the opportunity to sponsor a mid-day meal for one
child for an entire year. As an added incentive, for
every one child that an employee sponsored, Embassy
sponsored two more.
It was terrific to see many employees come together to
support such a worthwhile cause. In line with Akshaya
Embassy intends to provide an experiential childhood
and make every effort to mold students to judge and
think correctly, basically, creating a brighter world for
children to grow.
We understand that children learn best through
exploring, questioning, and implementing what they
have learned. And, that they have to be instilled with
confidence and helped to develop a sense of heroism
to live up to those convictions.
To stimulate and boost their young minds, Embassy
held various activities this month. 60 students attended

Patra’s vision, “No child in India shall be deprived of
education because of hunger,” Embassy Group was
able to raise funds to support 600 children and provide

form of storytelling. It gave wings to a student’s
imagination as they watched, listened, and enjoyed the
show.
243 students were invited to watch the movie Poorna,
an inspirational true story of a 13-year-old girl who
created history by being the youngest girl to climb
the Mount Everest. There’s nothing like a true story to
really lift the spirits of young minds and tell them that
they can turn their dreams into reality.
And, 80 students went on a day trip to Lumbini
Gardens, a waterfront leisure park in Bengaluru. Proper
development of students’ personality isn’t developed
through traditional classroom teaching alone, playing
and interacting in the open is very important as it helps
them develop their gross motor skills.
In creating an environment that supports independent
thinking, we take the child’s learning to the next
level. Through positive, effective communication, and
exposure to various mediums of visual art, our teachers
help develop the required skills to gain confidence and
express themselves clearly.
