The year 2016 will be remembered as the
year of landmark decisions and economic
transition, with the government clearing
long-pending legislations and introducing
new, encompassing policies. The year was
of great significance for real estate too.
Measures were taken by the government
ranging from demonetisation, the Real
Estate Regulatory Act, introducing the
Goods and Services Tax (GST) in order to
make the real estate sector more
transparent, thereby spurring increased
foreign investment and end-user activity.
Amidst all these regulations, our city,
Bengaluru, was crowned “The most

In the commercial office sector, we expect
the IT/ITeS industry to continue leading
demand in the market for leased spaces,
followed by the BFSI and consulting sectors
respectively. Our recent expansion activities
in the warehousing space in the country
shows Embassy Group’s continuous focus
on creating a portfolio of prime, mixed-use
developments. The commitment and
promise gets stronger this year, with the
formalising of our partnership with
WeWork, the New York based tech-enabled
platform to offer collaborative office
services for entrepreneurs and small
businesses.
In the hospitality sector, the signing of a
management agreement with Hilton for
its second hospitality project, a 586-room
dual-branded hotel within the Embassy
Manyata Business Park that features Hilton
Hotel & Resorts and Hilton Garden Inn
brand hotel, is a significant step forward
for us.

Bengaluru, India’s Silicon Valley, emerges as the top market for property on a variety of metrics according to a ‘Best Practices 2016’
Survey. The study covered 100 leading developers across the country with rankings based on 10,000 respondents. Taking into
consideration ten best practices including fiscal management, functional professionalism, execution, consumer connect and
transparent deals. Some of the other parameters included market depth, care, employer communication and desirable practices.
Embassy Group was also the Top Choice of Foreign Investors in India for both Property Development & Asset Management, as well
as the Top 10 Companies in the country in terms of “Buyers – Vote of Trust” and leads in the Perception of a “Clean and Transparent
Developer”. There is also a ‘buyer’s market preference’ ranking and Bengaluru takes the top spot. It gets the best ratings in parameters
including developer’s credentials, amenities and pricing, job market and law and order. In developers’ credentials, the Bengaluru
ones scored the highest at 7.5 (on 10), followed by Chennai and Mumbai at 7 each. Bengalureans may complain about the
infrastructure, but the city’s infrastructure and connectivity also got the top rating as per the study.

Embassy Springs and Echoes of Earth made music together. This festival celebrates the diversity of music and culture from across
the globe, with a focus on sustainable living, eco-design and eco-adaptations.The event was held at Embassy International Riding
School on the 26th and 27th of November, 2016. Echoes of Earth also created a zone for festival goers to relax and unwind. The zone
was named Embassy Springs “Happiness Zone” and a good time was had by all.

Embassy Pristine were received with a lot of warmth by our home
owners. Celebrating their dream come true, Embassy organised

Embassy Group was happy to take part in The India
Property Fair, Hong Kong on the 1st & 2nd of October,
2016, at The Royal Pacific Hotel & Towers, which was
organised by Investors Clinic. While Hong Kong has a
large number of affluent Indians, the intention was to
establish the brand presence in the APAC region.
The target audience was prevalent Indian communities
looking for investments in India. Senior managers,
professionals, the business community, specific ethnic
groups and NRIs were target groups and a 360-media plan
was executed by the event organisers to promote
the event, which was a great success.

Future–The GCC Market
The Embassy Group participated last year in two India
Property Shows in Dubai created by Sumansa Exhibition
that were held from the 2nd-4th of June, 2016 and from
the 8th-10th of December, 2016, at the Dubai World Trade
Centre. With plans for entry into the GCC market,
participation was an important step for Embassy
Residential portfolio to engage with the local target group.
Along with media rollout that included an ad in Gulf
news, radio jingles promoting the brand and products, an
aggressive digital campaign was rolled out on the social
media platform, to promote participation.

NDTV Property Show
Our largest integrated township ‘Embassy Springs’ was featured on
NDTV Property Show, ‘Prime Time’. The Embassy Group entered
into a sponsorship agreement with NDTV to promote Embassy
Springs. This popular TV show reaches out to a wide audience and is
sure to garner a lot of interest for our project, as the television
feature details accounts of current market trends in real estate, across
the country. The intent was to capitalize on the south market
segment and to let people know about our project, thereby
encouraging them to invest in the right place, at the right time.

International start-up to fulfil the millennial

A Flair to be Phenomenal
The Diwali special, Embassy’s Got Talent event, was a big hit with
over 300 registrations across the 4 parks. The best 5 solo group
performances shortlisted by a panel of renowned judges made it
to the Grand Finale, held on the 20th & 21st of October, 2016,
across Embassy Office Parks. There were scintillating
performances by the famous folk-fusion bands - Swarathma and
Lagori. The grand finale saw over 4,800 people witnessing the
finalists’ performances and grooving to the high energy and
foot-tapping performances by Swarathma and Lagori. The first
prize at Embassy TechVillage went to Arvind J Mahindra of
ENERGIZE
Comviva; followed by Clarence D’Souza of Sony. At Embassy
TechZone, Priya Pandey from Flextronics danced away with the
first prize, while the runners-up title was shared by singers,
Krishna Gupta and Sayali Shivale of Atos. Embassy Manyata and
Embassy GolfLinks finale held at Embassy Manyata, saw 10
electrifying performances. Both the titles at Manyata were won
by employees of Cognizant Technologies – Upasna Nath and
Shruti Sharma for her solo singing. At Embassy GolfLinks, the
first prize went to Andrew Lee Chettry of RCI for Beat Boxing
and Rynelle Rocha of IBM for singing.

Our marquee Christmas event – ‘Gift A Smile’ tied to the objective of philanthropy, saw park users coming together to fulfil
the wish list of over 4000 children from government schools, jointly supported by Embassy Group and Colours of Life. We
had a ‘Funtastic’ carnival planned across our parks, which was attended by 150 children from these schools who received
gifts from their Secret Santa. Over 2000 park users got a chance to browse through quirky Christmas-themed stalls and
play some fun carnival games. Food trucks added to the excitement and flavour of the season.

EMBRACING A BRAND NEW HORIZON
Strategically located near Pune, one of the most preferred
locations in India for automotive industries. Embassy Industrial
Park in Chakan is situated in proximity to major manufacturing
facilities of Volkswagen, Bajaj, M&M, Mercedes-Benz and
Hyundai among others. Total land area is 52 acres with
1.18 million sq. ft. of industrial and warehousing.
After an extensive search lasting more than seven months based
on a set of specific parameters, we zeroed in on a land parcel
located in the centre of the flourishing MIDC Industrial Area
between the Hyundai and Bridgestone factories.
The acquisition of this land parcel was completed in February
2016 and was followed by the initiation of the process to obtain
requisite approvals, sanctions and NoCs for the commencement
of construction.
At present, several clients have given us soft commitments to
lease warehousing space to a tune of 5,00,000 sq. ft. which will
be constructed and delivered.

The first phase of construction started with the clearing of land
which involved excavation and land levelling as shown in the
picture below. A compound wall will be constructed followed by
laying of roads, development of park infrastructure with
amenities such as fire safety, water and electrical systems. The
actual erection of the structure on the site will then commence.

New Journeys in Hospitality
Following the success of Hilton Bangalore Embassy GolfLinks,
the Embassy Group announced the signing of a management
agreement with Hilton for its second hospitality project – A
586-room dual-branded hotel within the Embassy Manyata
Business Park that features a Hilton Hotels & Resorts and a
Hilton Garden Inn brand hotel. It will be one of the largest
dual-branded hotels in India. It will be developed and owned by
the Embassy Group and managed by Hilton. The hotel’s plan
and design are in an advanced stage of finalisation, targeted to
start construction by 2017 and to be completed by 2020.
Thehotel will be part of a mixed-use development which will
also house a Food and Beverage hub and two commercial
towers. The entire complex will sport an iconic design by the
Singapore-based Andy Fisher Workshop. The dual-branded
hotel will comprise 586 rooms in total, with 250 rooms at the
Hilton and 336 rooms at the Hilton Garden Inn. It will also
feature 46,000 sq. ft. of flexible Meetings and Events space, that
accommodates up to 1500 people. Jitu Virwani, Chairman &
Managing Director - Embassy Group, said, “We are delighted to
expand and strengthen our partnership with Hilton. Our first
hospitality project with Hilton at Embassy GolfLinks has been a
great success and we are looking forward to extending our
partnership to newer heights.” Commenting on the
development, Sartaj Singh, President, Embassy Hospitality, said
“Partnering with Hilton in the development of two more hotels
is part of an ongoing, consistent business strategy around the
hospitality business.”

Wins APAC 2016 Quality Award
At Hilton Bangalore Embassy GolfLinks, ‘Customer
Service’ is our biggest USP, as the entire team is
empowered to innovate products and support
memorable guest experiences. We were presented
with the APAC 2016 Quality Award by Chris
Nassetta - Global CEO & President of Hilton and
Martin Rinck - President of APAC, for introducing
various best practices on Customer Service and
delivering a record growth in Customer Satisfaction
Index score. Our 2016 (year to date) Customer
Satisfaction score has grown by over 30% compared
to the same period last year, highest across all Hilton
brands, including the luxury segment.
Embassy Group has bought a 73.4% stake in Mac Charles Hotels Pvt. Ltd., owner of
Bengaluru’s Le Meridien hotel, in what is seen as a significant hotel deal. Embassy Group
bought the stake from investor C.B. Pardhanani.
Le Meridien with 197 rooms and 30 suites, faces a golf course and is one of Bengaluru’s

The Power of Plus Reinventing the Carnival

Embassy Plus (www.embassyplus.in) is an employee
engagement portal for the users of Embassy Office Parks. This
portal is feature-heavy and is a one-stop centre for all
park-related information. Blogs allow users to access industry
level insights. Deals provide exclusive curated offers from across
the city. Contests engage the community with a chance to win
exciting prizes. Classifieds enable users to buy and sell used
household products within the trusted community.
The first Embassy Plus Mela was held on the 22nd & 23rd of
December, 2016, at the Embassy Manyata amphitheatre.
Over 30 merchants across food, health, fashion and utilities
categories were present such as Chevrolet, Voonik, KFC, Dunkin
Donuts, No Broker, Four Fountains, Columbia Asia and more.
Various contests were held and prizes worth Rs. 50000+ were
given to more than 10000 Park users. The event concluded with
a musical performance by the Bollywood fusion band
Kalpanik Theory.

The first Inter-Corporate Sports
Championship took place at the Embassy
Sports Zone, Embassy Manyata Business Park.
This paid tournament has three sports – Men’s
Volleyball, Women’s Throwball and Men’s
Football. The former two concluded on the
15th of December, 2016. Cognizant won the
Men’s Volleyball tournament while
Concentrix was the runners-up. There was a
total of 18 teams who registered for the event
with the winners taking Rs. 10,000 as the prize
money along with the Champion’s Trophy.
ANZ’s team won the Throwball tournament
with the team from Lowe’s being runners-up.
The inter-corporate football tournament
concluded on the 22nd of December, 2016,
with a thrilling finale between Cognizant and
IBM with the latter winning 1-0. The Embassy
team reached the quarterfinals and won the
Fair Play award.
Embassy Community Mobile App
Embassy Services has always aimed to go the extra mile for our residential
clients. In this context, we have come up with a community app for all our
residential properties. Through this app, the residents will be able to hold
discussions, have a directory of all neighbours as well as staff members with
a basic profile, be able to book facilities at the property and much more. The
app was launched in December and is available on both iOS and Play Store
as ‘Embassy Community’. With increased usage, we will also introduce
more interesting features to the app.

INTERNATIONAL RIDING SCHOOL
This exciting event was hosted at Embassy International Riding School, from the 7th-9th of November, 2016. The aim of this compe-
tition was to give the less experienced Dressage riders the opportunity to compete internationally without having to leave their own
home country. Embassy International Riding School is the privileged host for this annual event, that is recognised internationally.
This highly competitive and well-attended event took place at
Embassy International Riding School on the 27th of November,
2016. Embassy International Riding School hosted the grand
finale of the Equestrian Premier League and 2nd Warmblood
Foal Auction. EPL completed 7 years stepping up the standards
and increasing the participation, thus showcasing itself as the
premier equestrian event in the country.

British PM and Andy Green at Stonehill
International School
A Golden Triumph
On the 8th of November, 2016, Stonehill International School and Stonehill Government Schools were honoured to host a visit by British
Prime Minister Theresa May and Royal Air Force pilot and world land speed record holder, Andy Green. The theme for the event was the
promotion of science, technology, engineering, and mathematics study and careers for young people today, specially girls. Thirty SIS
students attended the event; some of them participated in a computer technology workshop, and some participated in Andy Green’s
workshop on the next generation of cars, intended to significantly break the speed of sound barrier. The Prime Minister visited both
workshops and interacted with the students. Following the workshops, all students gathered in the Government School courtyard, along
with the Prime Minister, Andy Green, and three female Indian Air Force pilots, to witness a flypast by the Indian Air Force. We hope that,
through this event, our students were inspired and motivated to embrace technological innovation and the challenges of the future. We have
a videotape of the Andy Green workshop which we will be sharing with some students who could not attend the event, and will be
following-up in other ways as well.

Stonehill hosted the ISACI Girls’ Football tournament, on the 23rd &
24th of September, 2016 and it was absolutely amazing. For our first
match on Day 1, we played against the British International School
(BIS), New Delhi. It was a very close match and we lost 3–2. After a
long break, we played against The International School Hyderabad
(ISH) for our second match of the day. The intense and nail-biting
game ended with the Stonehill Tigers winning the match 2–0. After a
good night’s sleep, we played our first match on the morning of Day-2
against Mercedes-Benz International School (MBIS), Pune. The team
put in a lot of hard work and effort to win the match 5-0, guaranteeing
us a spot in the final! The finals were intense and we ended up with a
1-1 tie score, which led to penalty shoot outs. Our goalie, Lea, blocked
BIS’ last shot. Our next player, Ida, then executed a massive shot into
the corner of the net, winning us the gold! We couldn't have done
this without the fantastic support and dedication of our coaches,
Mr. Orlando, Ms. Tilton and Anthony.

16. THE EMBASSY POST
As a continuing endeavour of the Embassy Group CSR
mandate, Aditya Virwani distributed sweaters to the Stonehill
Government School students on the 26th of November, 2016.
This year distribution of uniforms, sweaters, school bags, shoes,
and writing tools was undertaken at 14 government schools,
covering over 4000 children.
The Embassy Manyata Escalator Skywalk on the outer ring road at Nagavara junction, funded and developed by Embassy Group in
partnership with Bangalore Development Authority (BDA) and Bengaluru Bruhat Mahanagara Palike (BBMP) had a grand inauguration
on the 24th of January, 2016. This particular stretch posed a threat to pedestrians crossing the road every day, especially during peak hours.
With over 95000 employees working at 60 companies at the Embassy Manyata Business Park and around 15000 people including local
residents crossing this junction every day, the escalator skywalk has come as a huge relief and a safe haven for pedestrians.
The escalator skywalk was inaugurated by the Hon’ble Minister for Bengaluru’s Development Shri. K J George, Minister for Agriculture &
MLA of Byatarayanapura, Shri. Krishna Byre Gowda and the respectful Mayor of Bengaluru Smt. Padmavathi, in the presence of Embassy
Group Chairman and Managing Director, Jitu Virwani. The cost of construction is about 7 crores and has been funded entirely by the
Embassy Group, as part of its ongoing commitment to uplift infrastructure in the state.
Embassy Group, in association with the Parikrama Champions
League, sponsored the CEO club match. Parikrama is a
non-profit organisation with the simple vision that quality
education should be made accessible to the underprivileged
children of Bengaluru’s slums. The endeavour of this event was
to give Parikrama’s children, access to the best opportunities in
sport and to continue to raise the quality of football awareness
and the game by inviting the best teams, both in Bengaluru
and outside, to participate.
