Top Contenders To Ben Simmons’ Run For Roty
posted Feb 14, 2018, 5:15 AM by Chase Rubin   [ updated Feb 14, 2018, 5:16 AM ]
Many basketball gurus claim that Philadelphia 76ers star Ben
Simmons is the runaway winner in this year’s Rookie of the Year
award. Yes, it’s barely midway into the season but by all indications
(and barring any injury), the Aussie point-forward is a shoo-in.
There are certain players contending, though. And many things can
still happen this season. Here is a list of other notable rookies who
could give Simmons a run for his money.
Lonzo Ball
The second pick of this year’s draft has been one of the most talked
about rookies to enter the NBA for quite some time. The hype is
largely fueled by the media antics of his father Lavar. But Lonzo has
great handling and court vision, albeit a weird shooting form. Too
bad he has been hit by injuries these past weeks.

The more dominant rookie in a Lakers uniform has actually been
this guy. If Lonzo is the court general, Kuzma is the highlight
machine. He has an explosive move to the basket and sweet three-
point shooting.
Donovan Mitchell
This Utah shooting guard has made heads turn this early, scoring a
number of highlight dunks and being the Jazz’ go-to on offense. His
defense needs improvement, to be sure, but for a rookie to fill in
the shoes of former star Gordon Hayward is impressive.
Jayson Tatum
The 19-year-old forward from Boston is clearly Simmons’ top rival
for the rookie award, especially with the Celtics currently topping
the East and Tatum being a key contributor to that effect. He is of
the same build as Simmons and has better outside shooting.

A lesson in art history: The soup cans of Andy Warhol
posted Feb 13, 2018, 2:49 AM by Chase Rubin   [ updated Feb 13, 2018, 2:50 AM ]
Many great artists have come from Philadelphia. In fact, the
Philadelphia Museum of Art houses many of their timeless works.
But for now, let’s take a look at one of the most influential creators
of post-modern art who helped inspire a generation of younger
artists, many of whom come from the City of Brotherly Love.

Andy Warhol was inspired by Roy Lichtenstein’s comic strips. Warhol
wanted to paint something that resembled that simplistic yet
humorous work. What he came up with would change the artistic
landscape of the United States forever.
Warhol bought cans of Campbell’s soup and began to trace them on
canvass. He tried as best he could to make the painting as realistic
as possible. Once done with that, Warhol offset the lithograph
labels. While Warhol was used to dripping paint, for his soup cans,
he would be more unorthodox, using machines to recreate images
that were both strange and accurate.
When Warhol unveiled his work to gallery owners and art lovers, the
reactions were mixed, but extreme. There was no middle ground.
People either loved it or hated it. But the important thing was his
soup cans were talked about everywhere.
Today, a lot of young artists in the Greater Philadelphia area either
use the same approach from time to time, or incorporate bizarre
hyper-realism to their works, all thanks to Andy Warhol and his
soup cans.

Art for the masses’ sake: Public art in Philadelphia
posted Sep 19, 2017, 4:48 AM by Chase Rubin   [ updated Sep 19, 2017, 4:49 AM ]
Philadelphia is a city rich in cultural heritage, especially when it
comes to works of art that are free for the public to behold. Statues,
monuments, and murals adorn its many parks and the facades of its
buildings. Here are four of the most-visited and most-renowned:
The Rocky Statue Built as a homage to the Sylvester Stallone series
of movies, this 8-foot, 6-inch bronze statue can be found at the
bottom of the equally famous Rocky Steps, the steps of the

Philadelphia Art Museum. The monument commemorates the scene
from the film in which Rocky went up the stairs at the end of his
training, arms stretched above.
Bolt of Lightning This 101-foot statue is a memorial to Benjamin
Franklin and the innovative ideas he brought to the world. It was
conceived as early as 1933 by sculptor Isamu Noguchi, but only
realized in 1984. The stainless-steel monument has three main
components: a key, a lightning bolt, and a kite: all representing
Franklin’s infamous attempt to capture lightning during a
thunderstorm.
Your Move This intriguing piece of art is a collaborative work by
artists Daniel Martinez, Renee Petropoulis, and Roger White. Your
Move is made from metal and fiberglass and was created in 1996. It
showcases various game pieces from well-known board games like
chess, dominoes, and parcheesi. It’s a nice contrast where it is
displayed, outside the business-oriented Municipal Services Building
in Center City.
LOVE Statue This iconic and often-photographed statue roosting in
the John F. Kennedy Plaza was made for the country’s bicentennial
celebration in 1976. The six-foot-tall sculpture is made of a
combination of aluminum and stainless steel that are painted in red,
blue, and green.

Why Pursue a Degree In Art History?

At a time when the value of the humanities is being increasingly
belittled by many educational systems, it’s crucial to revisit why
courses and degrees that fall under it must be sustained. One
case we should consider is art and art history.
A lot of administrative-minded and business-driven people
perceive the pursuit of art and the study of its history as
counterproductive, that skills and training matter more than
college degrees in the fast-paced modern world. It’s the same
opinion they have for literature, music, and pretty much the
entire scope of the fine and liberal arts.
We must remind them that art outlives us. And that studying,
say, Picasso, Monet, or Warhol and movements like Cubism and
Impressionism generates culture for a society. Having
professionals and specialists in art complements many facets of a
country’s spiritual, sociological, and even economic value. A
society that knows its art makes art; it commands prestige,
generates tourism, and maintains happiness and pride in its
people.
After all, it’s not about what we learn, but how we learn. And the
study of art allows for knowledge that transitions fast into wisdom
– introspection, discernment, inference, evaluation. Plato is right:
the unexamined life is not worth living. Or, as Greek writer Nikos
Kazantzakis echoes centuries later after studying art and its
history, “the unlived life is not worth examining.”

Some Tennis Training Advice For Beginners
posted Aug 23, 2017, 4:14 AM by Chase Rubin   [ updated Aug 23, 2017, 4:15 AM ]
Learning how to train for tennis the proper way early on can spell

the difference between success and failure. Here is some advice.
1. Invest in some lessons
Tennis can’t be learned well enough through exhibition games
alone. It is important for a beginner to have the guidance of a
tennis coach, even if they are already competing. It will entail
some spending, but this is sure to be worth it in the long run.
There are many skills to be learned in tennis, and a lot of them
can be reinforced through consistent lessons.
2. Stick to the process
Many beginners have failed in their learning, simply because they
have given up too soon. Tennis is not exactly an easy sport to
learn. However, when one sticks to the process, it can be a most
rewarding thing. The body’s dynamics will naturally get
challenged in tennis, as it will get hurt and banged up. The body
will adjust soon enough, with the right mindset.
3. Know the forehand and backhand very well
The tennis stroke is always going to be limited to two ways hitting
the ball. The forehand works by returning the ball in a manner
wherein the front of the hand is facing the ball, while the
backhand is the exact opposite. Master these two positions. There
is absolutely no shame in pretending to hold on to a racket as you
alternate between these strokes, whether you are in the grocery
or at the office. This is good for conditioning.

Common And Costly Pitfalls In Real Estate
Development
posted Jun 6, 2017, 11:40 PM by Chase Rubin   [ updated Jun 6, 2017, 11:41 PM ]
Real estate development is no joke. There are a lot more things to
be dealt with than say, ordinary employment. Even the figures are
bigger. There’s a lot more money involved than regular businesses.
The work hours are longer. The risks are so much higher. It’s very
important that developers know the common mistakes and how to
avoid them.
Not taking taxes seriously
This is a very simple, yet really important rule. People pay taxes
regularly right? Yes. But real estate taxes are frequently updated,
3/14/2018 Chase Rubin Blogs - Chase Rubin
https://sites.google.com/site/chaserubin001/chase-rubin-blogs 9/16
and it’s very easy for developers to forget them. Though it’s true
that some developers try to circumvent some tax laws, it’s not
recommended. Doing so may incur large penalties for the
developers, and worse may even cause some legal problems. Tax
evasion is a serious case in the United States, and some tax evaders
even ended doing time.
Ignoring the local market
How much developers know about the local market can make or
break the project. There are several trends to watch out for, from
population and monthly income to employment (and
unemployment) rates and accessibility to the number of similar
structures in the surrounding areas. All these things are very
important to the property buyer.

Integrity: A Timeless Need In The Workplace
posted May 25, 2017, 12:05 AM by Chase Rubin   [ updated May 25, 2017, 12:06 AM

Work transforms a person. For better or for worse, there's no
denying that having a job and juggling responsibilities develop a
person's character. Despite the changing tasks, tools, and even
people, there are timeless needs in the workplace that employees
and leaders must never neglect.
One of these timeless needs is integrity. It is more than just being
honest. It's about being authentic and committed to the job.
Unfortunately, more people forget the value of this trait and go
beyond the rules just to get ahead of the game.

The real estate industry can sometimes be cutthroat. The ever-
changing economic climate and consumer needs is a constant
challenge to professionals in the industry. In a results-driven
environment, it can be tempting to neglect what's right and focus on
making a sale. While this transactional attitude can bring profit, lack
of integrity can affect a person's reputation. Quota and sales are
important in this field of work but being honest and committed will
lead to longevity.
Having a good work ethic may not bring a person good figures all
the time. However, it will build a track record and a strong network
of acquaintances, which are also essential for the business. In the
long run, integrity will reveal skills and knowledge developed with
passion and sincere commitment to the industry.

What real estate professionals should remember is that there's no
substitute for earning a client's trust. In a crowded industry, these
people are looking for knowledgeable and loyal professionals who
are capable of giving them the best product or service. In this case,
it's more about selling a property but also about selling a winning
character.
Chase Rubin has been working in the real estate industry for a
decade. His most treasured work these days are residential
properties where he could put his enthusiasm in design, art, and

Questions To Ask Your Real Estate Developer
posted Apr 18, 2017, 2:09 AM by Chase Rubin
Real estate development requires that both the property owner and
developer are satisfied.  For the company, it is about building a
reputation based on good quality projects.  For owners, it is the
opportunity to build their dream homes or business
establishments.
The construction process is therefore less transactional than
relationship-based.  To establish this kind of trust, property owners
must thoroughly vet real estate developers by asking the following
questions:
What is your experience? :  Needless to say, developers who have
years of experience are preferable to startups.  While there are new
companies comprised of good working professionals, developers
with a portfolio can efficiently project budget, personality, and
overall design on a fledgling property.
What separates you from other builders? :  Don’t be fooled by the
semantics.  Naturally companies will sell their best points. Still,
there is useful information hidden in all the talk.  Look for
interesting nuances and see if these distinguishing factors help or
hinder the decision-making process.
3/14/2018 Chase Rubin Blogs - Chase Rubin
https://sites.google.com/site/chaserubin001/chase-rubin-blogs 12/16
Do you build only from home plans you supply? :  Some developers
have their own stock library of blueprints which they exclusively
follow.  This can or can not be an advantage. It would really depend
on what the homeowner wants. Take a look at the developer’s
existing plans and see if these agree with one’s sensibilities. If not,
it would be best to ask the developer if other home plans can be
used.
How and when can I make changes? :  It is inevitable that during
the construction process, a few improvements will be suggested.
Homeowners are encouraged to ask their developer the exact
process of recommending changes or upgrades.
Most importantly, there should be a sense of trust between the
developer and the homeowner.  The latter should always feel
comfortable around their chosen developer.

Counting Down The Biggest Real Estate Investment
Mistakes
posted Mar 6, 2017, 10:30 PM by Chase Rubin   [ updated Mar 6, 2017, 10:31 PM ]
Real estate is a good investment - but that doesn’t mean it’s
foolproof. Countless articles and online guides have been written on
the steady returns on these assets. Certainly, there are many
advantages to purchasing a property, yet industry experts suggest
thorough research for proper investment management. This involves
knowing some of the common mistakes, especially of novice
investors. These are the following:
3/14/2018 Chase Rubin Blogs - Chase Rubin
https://sites.google.com/site/chaserubin001/chase-rubin-blogs 13/16
Not knowing the numbers: Real estate is not that complicated. The
various strategies all depend on knowing the right numbers,
though. Buyers should take the time to research on the following
terms and know the exact value for each: current market value of
the property sold, after repair value, cost for rehab (incuding
contractors and materials), competition in the market, and the
current market rents for similar properties.
Focusing on the short-term: Real estate is a long-term investment
and it has to be treated as such. Many novice investors are
intimidated by the initial costs (short-term expenses) and then back
down. Most real estate investment strategies see the fruits of their
investment after months (or years) of planning. Unless the property
is meant to be flipped, buyers should realize that a return on their
investment may take some time.
Not getting involved: Research is fine up to a point. The worst
mistake of a prospective real estate investor is to give up before
trying the market out. It is easy to fall into the excuse of having
insufficient money to invest over a limited time period. Any of these
suggestions should be noted but a truly serious investor will find a
way to make the purchase happen.

Another mistake is failure to consult an industry professional.
Consulting a real estate developer, for example, will clarify certain
points vis-à-vis the income potential of a certain property at
present and in the future.

Virtual Reality: The Future Of Buying Homes
posted Feb 21, 2017, 9:10 PM by Chase Rubin   [ updated Feb 21, 2017, 9:11 PM ]
The homebuying process typically begins with potential buyers
meeting a real estate agent and discussing the kind of home they
are looking for. Then the realtor will scour listings for a probable
match and hopefully secure an open house appointment. The agent
will then relay to his or her clients all the information gathered
regarding the property. The homebuyers will then travel to see the
property and make an offer, should the latter be to their liking. Then
the buyers wait for the seller’s decision.
3/14/2018 Chase Rubin Blogs - Chase Rubin
https://sites.google.com/site/chaserubin001/chase-rubin-blogs 15/16
The above is usually the route taken by those who are looking to
purchase homes. And the process can drag on for weeks, months,
and even years. It also requires time, effort, and money as
homebuyers have to go to various open houses to inspect their
prospective home.
These days, however, the laborious homebuying process gets a little
tech help. Virtual reality, a technology that is generally associated
with the gaming industry, is poised to revolutionize the homebuying
process.
A growing number of real estate developers are now collaborating
with tech companies in developing a virtual walk-through of a
property that prospective homebuyers can view using their
smartphones, tablets, computers, or virtual reality headsets. And
industry observers believe that with virtual or augmented reality,
house-hunting becomes more efficient, allowing buyers to view a
property within the confines of their home or office without having
to drive or fly, in the case of foreign clients.
Virtual reality also helps real estate companies market a project that
is still under construction. The technology allows buyers to visualize
completed properties, some even decked with furniture, artwork,
and fixtures. There are even plans of including haptic technology or
the science of touch in later versions of VR walk-throughs.
Though it remains to be seen if majority of homebuyers will warm to
the idea of strapping VR headsets and navigating non-existent
rooms, the fact remains that the homebuying process is ripe for
some upgrade.

Yes, it’s barely midway into the season but by all indications (and barring any injury), the Aussie point-forward is a shoo-in. There are certain players contending, though. And many things can still happen this season. Here is a list of other notable rookies who could give Simmons a run for his money. Image source: libertyballers.com Lonzo Ball The second pick of this year’s draft has been one of the most talked about rookies to enter the NBA for quite some time. The hype is largely fueled by the media antics of his father Lavar. But Lonzo has great handling and court vision, albeit a weird shooting form. Too bad he has been hit by injuries these past weeks. Sitemap http://chaserubin.net/ The more dominant rookie in a Lakers uniform has actually been this guy. If Lonzo is the court general, Kuzma is the highlight machine. He has an explosive move to the basket and sweet three- point shooting. Donovan Mitchell This Utah shooting guard has made heads turn this early, scoring a number of highlight dunks and being the Jazz’ go-to on offense. His defense needs improvement, to be sure, but for a rookie to fill in the shoes of former star Gordon Hayward is impressive. Jayson Tatum The 19-year-old forward from Boston is clearly Simmons’ top rival for the rookie award, especially with the Celtics currently topping the East and Tatum being a key contributor to that effect. He is of the same build as Simmons and has better outside shooting. Image source: thesixersense.com Philadelphia-based real estate developer Chase Rubin is also a huge fan of Philly sports. A lesson in art history: The soup cans of Andy Warhol posted Feb 13, 2018, 2:49 AM by Chase Rubin   [ updated Feb 13, 2018, 2:50 AM ] Many great artists have come from Philadelphia. In fact, the Philadelphia Museum of Art houses many of their timeless works. But for now, let’s take a look at one of the most influential creators of post-modern art who helped inspire a generation of younger artists, many of whom come from the City of Brotherly Love.
  • 3. 3/14/2018 Chase Rubin Blogs - Chase Rubin https://sites.google.com/site/chaserubin001/chase-rubin-blogs 3/16 Image source: moma.org Andy Warhol was inspired by Roy Lichtenstein’s comic strips. Warhol wanted to paint something that resembled that simplistic yet humorous work. What he came up with would change the artistic landscape of the United States forever.  Warhol bought cans of Campbell’s soup and began to trace them on canvass. He tried as best he could to make the painting as realistic as possible. Once done with that, Warhol offset the lithograph labels. While Warhol was used to dripping paint, for his soup cans, he would be more unorthodox, using machines to recreate images that were both strange and accurate.  When Warhol unveiled his work to gallery owners and art lovers, the reactions were mixed, but extreme. There was no middle ground. People either loved it or hated it. But the important thing was his soup cans were talked about everywhere.  Today, a lot of young artists in the Greater Philadelphia area either use the same approach from time to time, or incorporate bizarre hyper-realism to their works, all thanks to Andy Warhol and his soup cans.

Art for the masses’ sake: Public art in Philadelphia posted Sep 19, 2017, 4:48 AM by Chase Rubin   [ updated Sep 19, 2017, 4:49 AM ] Philadelphia is a city rich in cultural heritage, especially when it comes to works of art that are free for the public to behold. Statues, monuments, and murals adorn its many parks and the facades of its buildings. Here are four of the most-visited and most-renowned:  Image source: theconstitutional.com The Rocky Statue Built as a homage to the Sylvester Stallone series of movies, this 8-foot, 6-inch bronze statue can be found at the bottom of the equally famous Rocky Steps, the steps of the

The monument commemorates the scene from the film in which Rocky went up the stairs at the end of his training, arms stretched above.  Bolt of Lightning This 101-foot statue is a memorial to Benjamin Franklin and the innovative ideas he brought to the world. It was conceived as early as 1933 by sculptor Isamu Noguchi, but only realized in 1984. The stainless-steel monument has three main components: a key, a lightning bolt, and a kite: all representing Franklin’s infamous attempt to capture lightning during a thunderstorm. Your Move This intriguing piece of art is a collaborative work by artists Daniel Martinez, Renee Petropoulis, and Roger White. Your Move is made from metal and fiberglass and was created in 1996. It showcases various game pieces from well-known board games like chess, dominoes, and parcheesi. It’s a nice contrast where it is displayed, outside the business-oriented Municipal Services Building in Center City. LOVE Statue This iconic and often-photographed statue roosting in the John F. Kennedy Plaza was made for the country’s bicentennial celebration in 1976. The six-foot-tall sculpture is made of a combination of aluminum and stainless steel that are painted in red, blue, and green.  Image source: trover.com Philadelphia-based Chase Rubin intertwines his real estate development background with a passion for art history. • 6. 3/14/2018 Chase Rubin Blogs - Chase Rubin https://sites.google.com/site/chaserubin001/chase-rubin-blogs 6/16 At a time when the value of the humanities is being increasingly belittled by many educational systems, it’s crucial to revisit why courses and degrees that fall under it must be sustained. One case we should consider is art and art history. Image source: thevoiceoflondon.co.uk A lot of administrative-minded and business-driven people perceive the pursuit of art and the study of its history as counterproductive, that skills and training matter more than college degrees in the fast-paced modern world. It’s the same opinion they have for literature, music, and pretty much the entire scope of the fine and liberal arts. We must remind them that art outlives us. And that studying, say, Picasso, Monet, or Warhol and movements like Cubism and Impressionism generates culture for a society. Having professionals and specialists in art complements many facets of a country’s spiritual, sociological, and even economic value. A society that knows its art makes art; it commands prestige, generates tourism, and maintains happiness and pride in its people. After all, it’s not about what we learn, but how we learn. And the study of art allows for knowledge that transitions fast into wisdom – introspection, discernment, inference, evaluation. Plato is right: the unexamined life is not worth living. Or, as Greek writer Nikos Kazantzakis echoes centuries later after studying art and its history, “the unlived life is not worth examining.” Image source: arthistory.net Chase Rubin is a real estate developer who is also passionate about art and art history. Some Tennis Training Advice For Beginners posted Aug 23, 2017, 4:14 AM by Chase Rubin   [ updated Aug 23, 2017, 4:15 AM ] Learning how to train for tennis the proper way early on can spell
  • 7. 3/14/2018 Chase Rubin Blogs - Chase Rubin https://sites.google.com/site/chaserubin001/chase-rubin-blogs 7/16 the difference between success and failure. Here is some advice. Image source: thanyapura.com 1. Invest in some lessons Tennis can’t be learned well enough through exhibition games alone. It is important for a beginner to have the guidance of a tennis coach, even if they are already competing. It will entail some spending, but this is sure to be worth it in the long run. There are many skills to be learned in tennis, and a lot of them can be reinforced through consistent lessons. 2. Stick to the process Many beginners have failed in their learning, simply because they have given up too soon. Tennis is not exactly an easy sport to learn. However, when one sticks to the process, it can be a most rewarding thing. The body’s dynamics will naturally get challenged in tennis, as it will get hurt and banged up. The body will adjust soon enough, with the right mindset. 3. Know the forehand and backhand very well The tennis stroke is always going to be limited to two ways hitting the ball. The forehand works by returning the ball in a manner wherein the front of the hand is facing the ball, while the backhand is the exact opposite. Master these two positions. There is absolutely no shame in pretending to hold on to a racket as you alternate between these strokes, whether you are in the grocery or at the office. This is good for conditioning.

Common And Costly Pitfalls In Real Estate Development posted Jun 6, 2017, 11:40 PM by Chase Rubin   [ updated Jun 6, 2017, 11:41 PM ] Real estate development is no joke. There are a lot more things to be dealt with than say, ordinary employment. Even the figures are bigger. There’s a lot more money involved than regular businesses. The work hours are longer. The risks are so much higher. It’s very important that developers know the common mistakes and how to avoid them. Image source: deccanchronicle.com Not taking taxes seriously This is a very simple, yet really important rule. People pay taxes regularly right? Yes. But real estate taxes are frequently updated,
  • 9. 3/14/2018 Chase Rubin Blogs - Chase Rubin https://sites.google.com/site/chaserubin001/chase-rubin-blogs 9/16 and it’s very easy for developers to forget them. Though it’s true that some developers try to circumvent some tax laws, it’s not recommended. Doing so may incur large penalties for the developers, and worse may even cause some legal problems. Tax evasion is a serious case in the United States, and some tax evaders even ended doing time. Ignoring the local market How much developers know about the local market can make or break the project. There are several trends to watch out for, from population and monthly income to employment (and unemployment) rates and accessibility to the number of similar structures in the surrounding areas. All these things are very important to the property buyer. Image source: property-algarve.net Chase Rubin is a real estate developer. Integrity: A Timeless Need In The Workplace posted May 25, 2017, 12:05 AM by Chase Rubin   [ updated May 25, 2017, 12:06 AM ] Work transforms a person. For better or for worse, there's no denying that having a job and juggling responsibilities develop a person's character. Despite the changing tasks, tools, and even people, there are timeless needs in the workplace that employees and leaders must never neglect. One of these timeless needs is integrity. It is more than just being honest. It's about being authentic and committed to the job. Unfortunately, more people forget the value of this trait and go beyond the rules just to get ahead of the game.

The ever- changing economic climate and consumer needs is a constant challenge to professionals in the industry. In a results-driven environment, it can be tempting to neglect what's right and focus on making a sale. While this transactional attitude can bring profit, lack of integrity can affect a person's reputation. Quota and sales are important in this field of work but being honest and committed will lead to longevity. Having a good work ethic may not bring a person good figures all the time. However, it will build a track record and a strong network of acquaintances, which are also essential for the business. In the long run, integrity will reveal skills and knowledge developed with passion and sincere commitment to the industry. Image source: Chron.com What real estate professionals should remember is that there's no substitute for earning a client's trust. In a crowded industry, these people are looking for knowledgeable and loyal professionals who are capable of giving them the best product or service. In this case, it's more about selling a property but also about selling a winning character. Chase Rubin has been working in the real estate industry for a decade. Questions To Ask Your Real Estate Developer posted Apr 18, 2017, 2:09 AM by Chase Rubin Real estate development requires that both the property owner and developer are satisfied.  For the company, it is about building a reputation based on good quality projects.  For owners, it is the opportunity to build their dream homes or business establishments.  Image Source: realtybiznews.com The construction process is therefore less transactional than relationship-based.  To establish this kind of trust, property owners must thoroughly vet real estate developers by asking the following questions:  What is your experience? :  Needless to say, developers who have years of experience are preferable to startups.  While there are new companies comprised of good working professionals, developers with a portfolio can efficiently project budget, personality, and overall design on a fledgling property. What separates you from other builders? :  Don’t be fooled by the semantics.  Naturally companies will sell their best points. Still, there is useful information hidden in all the talk.  Look for interesting nuances and see if these distinguishing factors help or hinder the decision-making process.
  • 12. 3/14/2018 Chase Rubin Blogs - Chase Rubin https://sites.google.com/site/chaserubin001/chase-rubin-blogs 12/16 Image Source: realtybiznews.com Do you build only from home plans you supply? :  Some developers have their own stock library of blueprints which they exclusively follow.  This can or can not be an advantage. It would really depend on what the homeowner wants. Take a look at the developer’s existing plans and see if these agree with one’s sensibilities. If not, it would be best to ask the developer if other home plans can be used. How and when can I make changes? :  It is inevitable that during the construction process, a few improvements will be suggested.  Homeowners are encouraged to ask their developer the exact process of recommending changes or upgrades. Most importantly, there should be a sense of trust between the developer and the homeowner.  The latter should always feel comfortable around their chosen developer.  Chase Rubin is an experienced real estate developer.  To learn more, follow this Twitter account. Counting Down The Biggest Real Estate Investment Mistakes posted Mar 6, 2017, 10:30 PM by Chase Rubin   [ updated Mar 6, 2017, 10:31 PM ] Real estate is a good investment - but that doesn’t mean it’s foolproof. Countless articles and online guides have been written on the steady returns on these assets. Certainly, there are many advantages to purchasing a property, yet industry experts suggest thorough research for proper investment management. This involves knowing some of the common mistakes, especially of novice investors. These are the following:
  • 13. 3/14/2018 Chase Rubin Blogs - Chase Rubin https://sites.google.com/site/chaserubin001/chase-rubin-blogs 13/16 Image Source: businessinsider.com Not knowing the numbers: Real estate is not that complicated. The various strategies all depend on knowing the right numbers, though. Buyers should take the time to research on the following terms and know the exact value for each: current market value of the property sold, after repair value, cost for rehab (incuding contractors and materials), competition in the market, and the current market rents for similar properties. Focusing on the short-term: Real estate is a long-term investment and it has to be treated as such. Many novice investors are intimidated by the initial costs (short-term expenses) and then back down. Most real estate investment strategies see the fruits of their investment after months (or years) of planning. Unless the property is meant to be flipped, buyers should realize that a return on their investment may take some time. Not getting involved: Research is fine up to a point. The worst mistake of a prospective real estate investor is to give up before trying the market out. It is easy to fall into the excuse of having insufficient money to invest over a limited time period. Any of these suggestions should be noted but a truly serious investor will find a way to make the purchase happen.

Consulting a real estate developer, for example, will clarify certain points vis-à-vis the income potential of a certain property at present and in the future. Virtual Reality: The Future Of Buying Homes posted Feb 21, 2017, 9:10 PM by Chase Rubin   [ updated Feb 21, 2017, 9:11 PM ] The homebuying process typically begins with potential buyers meeting a real estate agent and discussing the kind of home they are looking for. Then the realtor will scour listings for a probable match and hopefully secure an open house appointment. The agent will then relay to his or her clients all the information gathered regarding the property. The homebuyers will then travel to see the property and make an offer, should the latter be to their liking. Then the buyers wait for the seller’s decision.
  • 15. 3/14/2018 Chase Rubin Blogs - Chase Rubin https://sites.google.com/site/chaserubin001/chase-rubin-blogs 15/16 Image source: philly.com The above is usually the route taken by those who are looking to purchase homes. And the process can drag on for weeks, months, and even years. It also requires time, effort, and money as homebuyers have to go to various open houses to inspect their prospective home. These days, however, the laborious homebuying process gets a little tech help. Virtual reality, a technology that is generally associated with the gaming industry, is poised to revolutionize the homebuying process. A growing number of real estate developers are now collaborating with tech companies in developing a virtual walk-through of a property that prospective homebuyers can view using their smartphones, tablets, computers, or virtual reality headsets. And industry observers believe that with virtual or augmented reality, house-hunting becomes more efficient, allowing buyers to view a property within the confines of their home or office without having to drive or fly, in the case of foreign clients. Image source: ratehub.com Virtual reality also helps real estate companies market a project that is still under construction. The technology allows buyers to visualize completed properties, some even decked with furniture, artwork, and fixtures. There are even plans of including haptic technology or the science of touch in later versions of VR walk-throughs. Though it remains to be seen if majority of homebuyers will warm to the idea of strapping VR headsets and navigating non-existent rooms, the fact remains that the homebuying process is ripe for some upgrade.
