Most of the literature refers to one of the most famous sandwiches in the world having its inception in the early
20th century. Its development was simple, as the masterpiece was no more complex than a combination of frizzled
beef, onions, and cheese, placed inside a small loaf of bread.
As the story goes, Philadelphians Pat and Harry Olivieri once served chopped steak on an Italian roll in the early
1930s. While there is some debate as to the Philly cheesesteak’s exact origins, there’s an actual testament to Pat and
Harry’s enterprising capabilities.
Once upon a time, they owned a hotdog stand. In one occasion, Pat made a random sandwich for himself using
chopped beef, onions, and some cheese. A cab driver who stopped by was interested in it, and he wanted one for
himself. When he finished eating this new sandwich, all the cab driver could say was that they should forget about
selling hotdog sandwiches and focus on selling this instead.
Many years later, the city is laden with cheesesteak stands on virtually every street corner. Nobody hardly cares
about where the cheesesteak came from, especially when one is living in the moment enjoying every sumptuous
bite of a truly delicious culinary creation.

A nickname like “The City of Brotherly Love” seems like a glowing recommendation to families looking to make
Philadelphia their home – and why not? The weather is generally great, the city is optimized for bike commuting,

South Philadelphia neighborhood Bella Vista has also been pinging on house-hunting families’ radars often lately
because of the good sized yet reasonably-priced properties available, its location which makes education,

Consider the following: in 2016, real estate construction accounted for around US $1.2 trillion of the total economic
output. That translates to around six percent of GDP. This is more than its peak of US $1.195 trillion back in 2006.
At the time, this accounted for 8.9 percent of the GDP. Regardless of the percentage, one can see the size of real
estate’s contribution to economic development. This can be a ributed to the fact that real estate is a big
employment booster. Hundreds of thousands of jobs are dependent on the performance of this industry. This
explains why a drop in housing construction is correlated to an overall higher unemployment rate.
However, real estate is not only about construction. There are other aspects of the economy that also feed into it.
Real estate tends to have a cumulative effect on several industries. For example, a decline in real estate sales would
lead to a reduction of real estate prices. This effectively lowers the value of all homes, whether they are being
actively sold or not. This recession reduces the number of home equity loans available. The dominoes continue to
fall until the Federal Reserve has to intervene.

One of the biggest misconceptions about real estate development is that it’s only about the land and property. Once

Hardscapes are solid landscape decors that are installed or built on a landscape. When people come out of their
homes, or before they enter a mall, they see hardscapes all around. Driveways, walls, waterfalls, patios, fountains,
concrete or wooden stairways – they’re all hardscapes.
Hardscapes aren’t only meant for show, many of them serve important purposes. Retaining walls, for instance, are
there not only to hold the soil in in a multi-level garden, but they also keep water out of important places in a
house, like the basement. This is why drainage structures are very important to hardscaping.
When it comes to real estate development, hardscapes serve various purposes and are both invaluable and
required. It would be an excellent idea for a developer to at least have basic knowledge on hardscaping.

2016 can best be described as tumultuous and volatile. Political and economic upheavals on a global scale weighed

Houses will be less affordable: The country is still adjusting to the aftermath of presidential elections. While
wages are expected to increase in some big cities this year, the median income for the average person is not. This

shortage of low- to moderately-priced houses.
Beware of mortgages: Unfortunately, one of the most affected aspects of the real estate market is mortgages.
Industry experts caution investors that mortgage rates will be extremely volatile this year. The dramatic
fluctuations seen in the last year are expected to carry over to 2017. The sending rates are still low, compared to
other historical events, but these are expected to range between 3.75 to 4.6 percent in the next few years.

Past reports of real estate developers using cancer-causing building materials and chemicals have made many
buyers adamant about purchasing a home devoid of anything toxic or disease-inducing. The campaign toward
healthier living has also led some homebuyers to choose well-ventilated, spacious properties, preferably with
access to or near the great outdoors.

In fact, condos or apartment complexes with wellness and health certifications

Two of these coveted certifications are the WELL Certification and the Active Design Verified status. Administered
by the International WELL Building Institute, the WELL Certification is given to residential buildings that have
met all seven requirements of the WELL Building Standard relevant to the occupants’ health — air, water,
nourishment, light, fitness, comfort, and mind.
