Situation in Singapore Today
● There are many nursing homes for elderly in Singapore today
● Nursing homes provide full live-in services for elderly folk who need
a high level of care and attention on a day to day, hour to hour
basis - that is, the elderly person is majority of the time bedridden,
or cannot live independently (needing constant care). This is much
needed and we are thankful for all the nursing homes that exist.
● There is also a large proportion of retirees who can live
independently most of the time and only needing a small amount
of assistance (qualifying criteria). They would benefit from having a
community to be able to interact with and do activities together.
● We think a retirement residences or assisted-living residences
concept would serve this profile of retirees well - especially those
from the middle to upper-middle income backgrounds

Concept
● A comfortable home for retired couples who want a balance of
independence and community, with basic provisions and
assistance for daily living
● Target Group - retired couples who can afford comfortable
residential living (middle to upper-middle income)
● Each couple, or single person, will have a fully equipped studio
apartment to call their home - fully self-contained
● Additional shared common spaces will provide the quality home
feel and promote community interaction - dining room, living room,
kitchen, laundry room, recreation spaces
● Live-in helpers/nurses, with visiting medical care specialist will tend
to the needs of the ageing folk (and taking care of the house)

Business Model
2-Storey Bungalow Concept:
● Get a piece of free-hold land in a less prime area of Singapore (e.g.,
Choa Chu Kang, Yio Chu Kang, Sembawang, Sengkang).
○ Land cost?
● Build a 2-storey bungalow with an outdoor garden area?
○ Development cost of building bungalow?
● Each studio apartment could be rented out, and the rent would
cover the common areas and helpers, and basic medical help.
○ Rent out each apartment at around $3k/month?
○ Can also explore long-term lease ownership / hybrid management strata title
concept like Retirement Villages in Western Countries. With buy-back provisions.
● Additional medical care will be on demand and self-pay - work with
health care provision platforms (e.g., Jaga-Me).
