Digital marketing and advertising have been linked
with commercial success for many companies across
the world due to the integration of different internet-
based platforms and electronic media for promoting
various brands, commodities, and services. Rapid
digitalization across numerous business sectors, as
well as a rising focus of several organizations on

20. Understanding property management
and the need for it
Property management is the process of monitoring
and managing commercial and residential real estate
holdings. This includes managing all aspects of a
property’s everyday operations, such as collecting
rent, conducting maintenance, and dealing with
tenant complaints, among other things. The extent of
property managers’ obligations is determined by their
lease agreement with the landlord. Property managers
operate in a property management business, which
is an office. Some landlords may simply need a
property manager to collect rent, while others may
require property management to oversee all aspects
of their property. The following is a list of property
management duties:
■ Understanding the rules and regulations that
govern landlord-tenant relationships
■ Taking care of requests for maintenance and repairs
■ promoting real estate
■ Tenant management
■ Managing a rental property
■ supervising others
■ Budgeting
■ Dealing with taxes
The apparent benefit of employing a property manager
is that it eliminates the need for the owner to be
physically there and actively manage the property. This
frees up a real estate investor’s time to focus on finding
high-quality properties rather than maintaining a
portfolio of existing properties.
Property management firms, real estate agents, and
developers in India are not regulated by law. The
Union Cabinet enacted a Real Estate Regulation and
Development Bill in 2013, although it has yet to take
effect. The law proposes to establish three regulatory
organizations throughout the nation. The Union
Cabinet enacted the Real Estate Regulation and
Development Bill in early 2016, which is anticipated to
revolutionize the way real estate is managed in India.
What makes Property Marshal Unique?
Apart from in-house players, Property Marshal is the
first to provide unique tenant management services.
The firm is confident that employing a specialized
property manager who lives in the neighborhood
would result in a more ethical and methodical
approach. Property management is becoming a Digital
Commodity. Property administration is becoming
easier and more efficient as a result of new technology.
It’s altering the industry’s landscape. Information

22. The role of a leader
A business leader is a goal-driven personality
with sufficient knowledge of the relevant market,
consumer demands, supply chain, socio-
economic factors, legislation, technological
advancement, political influences, environment,
and demographics to successfully guide a group
of people in his company to fulfill one common
objective.
He has to maintain the integrity of his firm
by ensuring internal co-operation and labor
management. His plan of action determines how
the end-users benefit from an economic activity
executed by his employees. He needs to set effective
protocols for his staff to follow in the wake of
unprecedented adversity.
The importance of Emotional
Intelligence in Business Leadership
Although many theories of business leadership
focus on the goal-driven managerial skills of the
leader,yetonlyafewtheoriesfocusonhisemotional
intelligence. Just like Artificial Intelligence requires
an algorithm for execution, human beings require
a set of protocols for executing particular tasks. For
example, once a person learns how to enter data
into particular software, he will execute the same at
a faster rate the next time he receives data. However,
the rate-limiting factors in the execution of these
tasks are emotions. For example, A person who is
emotionally overwhelmed by anxiety will propel
themselves towards finishing a task promptly to
avoid the confrontation with a possible error they
might commit in the task. And during such states
Business Leadership:
A skill or quality?
22 JULY 2021 SwiftNLift
23. of mind, human errors do tend to get neglected
by the perpetrator. An emotionally intelligent
business leader can recognize such emotions to the
grass-roots level and positively act upon them. He
will not intimidate an already anxious person as he
understands that the sole bearer of his actions will
be the business.
An effective business leader neither reprimands an
anxious employee nor intimidates them but rather
motivates them through positive reinforcement.
In the above-mentioned example, an emotionally
intelligent business leader will often lay out buffers
for the committed errors without necessarily
demotivating the person and at the same time give
momentary breaks or uncomplicated tasks for the
person to revive. Thus, his emotional intelligence
relies solely on the concept of empathy, the urgency
of thought, and an understanding of his emotional
capabilities. Differences in emotional capabilities
are often the reason for the rift between CHRO and
CEO in a company. In most companies, CHROs
manage human resources algorithmically rather
than smartly. While they feel disempowered to
apply emotional intelligence for HR, CEOs are
entitled are to use their emotional understanding
for altering the dynamics of an organization
provided it is non-discriminatory.
Buffering is the art of amplifying the resilience of
an association (in this case, a group of employees)
through momentary re-assortment of effort
amongst the constituent individuals in response to
unavoidable individual emotional inconsistencies,
with importance placed more on emotional
compensation than financial compensation.
The individuals that need buffering are called
headliners. In the previously mentioned example,
the anxious person is the headliner. The degree
of buffering in a company is a direct measure
of the emotional intelligence of its leader. In an
ideal situation where buffering is recognized by a
company as a concept, the degree of buffering can
be formulated as follows:
It is clear from the above formula that as the
total number of employees increases the degree
of buffering in a company decreases due to an
unavoidable increase in the number of unskilled
laborers who serve to camouflage the headliners
for the CEO to notice. As the skilled employee
count increases, buffering can be safely increased
by the CEO without a significant impact on the
economic activities of the company. Similarly,
there is a correlation between the working hours
of the concerned headliners with their degree of
buffering. However, the formula does not apply
to all workers as a company can host more than
one skill. Hence, the degree of buffering can be
calculated for one kind of skilled laborer (usually
with the core skills such as a doctor in a hospital)
and then extrapolated to the other workers as well
or calculate their degree of buffering separately.
Buffering should be non-discriminatory based on
gender, caste, creed, sexual orientation etc.
Businessleadershipasanamalgamation

Taking into consideration the importance of
emotional intelligence in the success of a business,
leadership has become a skill delimited by human

his subordinates and treats them with compassion

The
Food Safety in India
Any nation’s social and health priorities must include
food safety. The recent scandal over one of the world’s
leading dairy and food products businesses’ failure to
follow food safety regulations has thrown food safety
problems in India into closer attention. Food safety
is necessary for economic growth and advancement,
along with health. The food processing sector in India
has enormous employment potential and can increase
agricultural product export with farmers receiving the
greatest financial benefits provided food safety criteria
are met. Despite the presence of food safety laws,
adequate implementation of food safety regulations and
standards is missing. This is due to an inherent lack of
investigation centres of food channels. India has fewer
food testing laboratories compared to China and the
UnitedStates.Foodtestingtechnologyhasseenadvances
in recent years. However, not all current investigation
centres for food safety adopt this technology. Food
analysts are seldom present in quantities that will
saturate state-run investigation centres. This leads to
the premature closure of food testing laboratories.
Hence it has become vital to involve the private
sector to overcome the loopholes that state-run
food investigation facilities possess. These privately
run food-related businesses often establish Food
Safety Management Systems based on customer
requirements and demands for safe food
production. However, it becomes necessary
to verify at regular intervals if these
companies follow the rules and
regulations of the local legislation for food production
and safety. One such local legislation is FSSAI (Food
Safety and Standards Authority of India). Similarly, the
Food Safety and Standards Act of 2006, as well as its
Rules and Regulations, have had a significant influence
on all food business operators, including the processed
food sector, storage and warehouses, and food retailers.
This verification is done by SafeFoodz among the many
other food audit companies.
Why choose SafeFoodz?
Sanjay Indani is the founder of SafeFoodz Solutions.
Various national and international food safety systems
and organisations need training in food safety.
SafeFoods is the solution for them. Moreover, they need
internal screening for the authenticity of their food
production methods and food analysis systems which
is provided effortlessly by SafeFoodz. One of the key
tasks of SafeFoodz is checking the compliance of food
safety procedures with Indian legal requirements, such
as the Food Safety & Standards Act (FSSA 2006, Rules &
Regulations 2011). The company has professionals such
as Food Safety Experts, Food Safety Trainers, and Food
Technologists and Microbiologists to help a business
maintain food safety across the food supply chain.
What does SafeFoodz do?
■ Audits
The company performs a systematic ‘Gap Analysis’ that

works to evaluate ongoing food safety procedures in
a private firm to a standard for food safety management
systems. It assists the company in identifying lacking
areas to reduce food safety concerns. This improves the
overall business performance and ensures customer
protection to gain trust. Gap Assessment assists an
organization’s management team and personnel in
promptly determining the scale of a certification project,
correct funding, and time allocation. It enhances
system efficacy while greatly reducing installation time
and expense. SafeFoodz Solutions assists the company
in evaluating its current management systems,
infrastructure, and processes against the requirements
or updated revisions of an existing standard to develop
a customised compliance plan with the objective of
certification.
SafeFoodz follows ‘Internal auditing’ since it is a
critical tool for improving and monitoring a company’s
performance. Management of risk is improvised twofold
through SafeFoodz guided Internal auditing.
In addition to Internal auditing, the company also
performs ‘Supplier auditing’ as it is useful to strengthen
the supply chain of a company or organisation. Food
business operators (FBOs) conduct audits on their
suppliers to ensure that they meet their needs. It
provides a method for resolving issues before they affect
the client or end-user.

food supervisors and managers, benefit from the

26. India is one of the most attractive places in the world to
invest in retail. The world’s second-largest population,
large middle-class population, expanding urbanisation,
rising family incomes, connected rural customers, and
increased consumer spending is just some of the factors
that make India so appealing. By 2026, India’s retail
industry is anticipated to grow to 1.7 trillion dollars, up
from 950 billion dollars in 2018. In 2018, retail generated
40% of total consumption in the country. India’s retail
market is generally unorganised, accounting for 88 per
cent of the country’s overall retail market. The organised
retail industry is presently worth $60 billion, with the
unorganised market accounting for the remainder. By
2021, the organised retail market’s share is expected to
rise to 22-25 per cent, bringing the unorganised retail
market’s share down to 77 per cent. As a result, the
organised retail industry has the potential to grow.
In India, total retail employment, both organised and
unorganised, accounts for 6% of the total labour force,
most of which is unorganized as mentioned before. This
is less than half of what it is in other emerging markets
and about 1/3rd of what it is in the US and Europe. In
India, total development of the retail sector to levels and
productivity compared to those of other developing and
industrialised countries, such as the United States, would
result in the creation of more than 50 million jobs. It is
predicted to be difficult to train and develop labour and
management to boost retail productivity.

What is the importance of CHRO as a
service?
A chief human resources officer (CHRO) or chief people
officer (CPO) is a corporate worker who takes charge of a
company’s human resource management and looks after
labour relations policies and functioning. A company’s
human resources are crucial to its successful functioning
as employees constitute their backbone. There is an
unsaid gap between CEOs and CHROs of companies as
the core principles of management of human capital often
vary. This is the major reason why CEOs are unsatisfied
with their CHROs. CHROs are essential for the following
aspects of a company’s function:
■ Assessment of the talent pool
■ Selection and training of leaders
■ Preparing leaders for future roles
■ Keeping track of performance
■ Organization of learning programs
When CHRO is offered as a centralized service,
management seems easy for most CEOs along with
additional benefits that come with it. Hence CHRO
companies are gaining popularity.

30. Artificial Intelligence (AI)
From Microliths to Automation, technology has
crossed several milestones in the past century.
Commands that earlier required human input
and processing for execution are now executed
by machines themselves without the help of
human intervention. Human intelligence has
been incorporated into machines through
automation. Best examples of AI in day-to-day
life are Google voice recognition, face recognition
feature of android phones, ‘Siri’ and ‘Alexa’, friend
suggestions from Facebook, and many more.
Artificial intelligence has made it possible for
machines to ‘’learn’’. However, they still require
basic human input in the form of algorithms. AI
machines can classify objects based on a simple
input through its human encoded assortment
categories. Similarly, they can ‘’regress’’ or vary
outputs based on varying incoming data. More
and more companies have started opting for AI to
optimize their work processes, detection of fraud,
automation, inventory management, and data
management.
Examples: Axicor, Bayestree Intelligence, etc.

cost-effective and highly economical, time-saving
as the installation process is bypassed, greater
accessibility and flexibility and compatibility with
current software standards as users can bypass the
tedious process of up-gradation.

Animal Feed Processing
In 2018, the Indian animal feed market was valued
at INR 400.5 billion. The market is expected to
increase at a CAGR of 14.3 percent from 2019 to
2024, reaching INR 898.5 billion. The demand for
animal protein and dairy byproducts has increased
proportionally with the population. More and
more people have started to choose scientifically
produced animal byproducts due to increased
awareness of food-related hazards. Dairy, poultry,
and fisheries constitute the major share of the
Indian animal feed industry. Increased emphasis
has been given to organic farming and organic
production whereby animals have been grown
naturally on organic feed (grown without the use
of pesticides or other chemicals).
Examples: Godrej Agrovet Ltd, Venkys India Ltd.
Veterinary Pharmaceuticals
The animal health market has witnessed a
drastic change over the last decade. More and
more companies have started manufacturing
drugs standardized for animal use. The frequent
monitoring of the health of domesticated
animals or livestock is referred to as animal
health. Veterinary medications, insecticides, feed
additives, pharmaceuticals, and biologics are
among the products developed. It also entails
guaranteeing a consistent food supply and limiting
the spread of zoonotic diseases caused by viruses,
bacteria, and parasites, such as feline leukemia,
animal flu, Lyme disease, and tick infestation.
As India is an agrarian economy, livestock is the
backbone that needs extensive support.

CHRO as a service
Human resource management is essential to the
development of any firm. It is the job of the HR
managers to recruit the right talent suitable for
the achievement of the company’s goal. However,
it has been observed that there is always a rift
between CEOs and HRs of companies due to
technical differences. Hence many firms have
started opting for centralized CHRO services for
better management of human resources.

36. Tea Statistics of India
India produces the world’s second-largest amount of tea.
India is the world’s top user of black tea, as well. In total,

market in 2016-17. India is ranked fourth in the world
in terms of tea exports, with an export value of $785.92
million in 2017-18. Russian Federation (48.1 million kg),
Iran (31.19 million kg), and UAE were the leading export
customers in terms of volume in 2017-18. Iran ($120.82
million), Russian Federation ($120.59 million), and the
United Arab Emirates ($66.33 million) were the leading
export markets in terms of value. Orthodox/green and
instant tea contribute 11% of the total tea output of India.
In the 2017-2018 fiscal year, tea production was 1,325.05
million kg. North India produced around 1,087.11
million kg, whereas South India produced approximately
233.65 million kg. According to data from December
2015, India has around 566.66 thousand hectares of tea-
growing land. Assam (307.08 million hectares), West
Bengal (140.44 million hectares), Tamil Nadu (69.62
million hectares), and Kerala (69.62 million hectares)
are the leading tea producers (35.01 thousand hectares).
Tea is India’s second-largest employment, according to
estimates.
Due to strong geographical indications, significant
investments in tea processing equipment, ongoing
innovation, and strategic market growth, Indian tea is
among the best in the world. Northeast India (including
Assam) and North Bengal are the primary tea-growing
regions.
Constraints
Several issues are preventing this business from realising
its full potential. Over the last ten years, production costs
have increased at double the rate of inflation. Prices have
remained stable in the Rs 125-132/kg band for the past
five years, making the market unprofitable for growers.
However, with customized innovation for tea drinkers,
half of this problem will be solved.
Organic tea production as an emerging
venture
Organicteaproductionisanewconceptthatencompasses
tea production without the use of pesticides or other
chemicals. The production is entirely based on natural
fertilizers. The future of organic tea production appears
to be brighter after the advent of small-scale tea planting
in Assam. All Assam tea estates that have been producing
teas are non-organic. As there are so many non-organic
tea farms nearby, it’s tough merely to create an organic
tea garden. Chemical fertiliser or pesticide dispersals, as
well as chemical agents interfused in the soil from the
surrounding region, might penetrate the organic garden.

Aromica is an innovative way to channelize all organic
tea producers in Assam to generate profitable outputs
which would otherwise be surpassed by the non-organic

About the founder and director, Mr Ranjit
Baruah
For the past 20 years, he has held different managerial
positions with Mcleod Russel India Limited, the country’s
largest tea firm. Working in several tea estates across
Assam and owing to his posting in various parts of the
state, he came across many small tea growers who were
producing great teas in their tiny units but struggling
to find the proper market for their product. He earned
a B.Sc. in Anthropology from Cotton College and then
went on to complete a Hotel Management degree at
IHM in Guwahati, where he worked for a few years. In
1999, he was offered a position at Williamson Magor Tea
Ltd. Throughout a 20-year career, he progressed from
Management Trainee to Dy. Manager. During his work
at the tea gardens and factory, he was able to learn about
tea manufacture, production, and tasting. I also took a
course at IIM Rohtak, which assisted him in grasping the
nuances of the business.
He started AROMICA to assist small tea producers in
finding a good market and a fair price for their teas, as
well as providing something lovely to tea enthusiasts all

38. The first wave of COVID 19 greatly affected the real
estate sector as there was the restricted movement
of people and goods all over the country. The
second wave came as a severe shock to a sector
that had made such an amazing comeback from
the coronavirus outbreak in 2020.
Due to intermittent lockdowns and other localized
limits imposed by the government to contain the
virus’ spread, there has been a drop in property
purchases, new project debuts, and commercial
rentals.
The sector’s recovery from the COVID -19 crisis
will be slow and difficult. For the successful
resurrection, demand has to be increased.
Resurrection after the second wave
However, two main quadrants of Indian real
estate are moving on the path to recovery after
the second wave. While the residential quadrant
experienced healthy growth, the office segment
remained lagging.
The graphs for both residential and office segments
had curved up from the troughs of the lockdown-
induced June 2020 quarter. Sales of houses in
tier-I and tier-II cities registered strong growth.
This was driven by factors such as a cut in stamp
duty by some states (Maharashtra and Karnataka),
low home-loan rates, and discounts from builders
on top of static or declining prices.
Real Estate in the Aftermath of
a Global Pandemic

39. The growth figures provided by the key research
firms are different, given differences in their
coverage. For the March 2021 quarter, Anarock
put it at 29% comparing last year’s statistics with
this year’s statistics whereas Knight Frank put it at
44%. But both figures indicate that the residential
sector is recovering, and has witnessed higher
sales than in the pre-pandemic period.
While the trend in the office market is positive,
growth remains a long way off. Net absorptions
(new space taken up minus old space given up)
were 36 percent lower in the quarter ending March
2021 at Jones Lang LaSalle, and 49 percent lower
at Cushman & Wakefield.
Stability in Prices
It’s been a buyer’s market for the past year. While
unsold homes are abundant, including a significant
pool of ready homes with lower ownership
risks, six of the seven major markets have either
remained steady or dropped in price. According
to data from real estate portal 99acres.com, prices
in 30 percent of the 537 areas it tracks throughout
these seven markets fell in the March 2021 quarter
compared to the March 2020 quarter. The price
increase was only up to 5% for the remaining 43%
of areas.
