Red Dragon International Property
& Equity Fund
The Red Dragon International Property & Equity Fund is somewhat a
marriage between a Mutual Fund, Real Estate Investment Trust and a
Hedge Fund. It is a private investment fund open to a limited number
and range of institutional investors within Construction Materials
Manufacturing Field across China.
Our fund has its own unique strategy which will determine the type of
investments and the methods that we will undertake.
The Red Dragon International Property & Equity Fund will operate within
regulatory industry parameters set out and controlled by the Asset
Management Association of China (AMAC).
The Red Dragon Private Equity Firm will become an investment
manager for The Red Dragon International Property & Equity Fund.
Prerequisites: to become The Red Dragon International Property &
Equity Fund Member & Investor are very simple:
a) You need to be able to invest between US$2.5-10M
b) You need to be an owner of Building Materials
Manufacturing Factory in China.
c) You need a Desire, Strength and Aspirations to build your
manufacturing and investment business together with us.
1. Operational Team
To create an effective
investment-fund team!
In the case of Red
Dragon the bare
essentials to get us
going would consist of:
a very junior
trader,
an exceptional
chief financial officer,
 good legal adviser,
 exceptional sales executive,
 and we wouldn’t need any analysts.
A big selling point to potential investors is that you have a well-oiled,
cohesive unit with a history of “crushing it.”
We need junior-level people who have a desire to make a name for
themself.
2. Competitive Advantage
Every Investment Fund to be successful must have its own competitive
advantage over others in the market. This may be a Marketing
Advantage, that Red Dragon has in a form of our own marketing
company & structure or Resource Advantage as all our construction
materials will be coming direct from the factories of our members and
bypassing local distribution and supply channels. Red Dragon Parent
Company owns also division. We are Licensed Real Estate Agents in
Australia with 20 years of experience and are in the process of
establishing liaison with offices in Europe.
3. Strategy Definition
Our Investment Strategy is simple, as Red Dragon started as a Real
Estate Company and Construction Materials Research Lab, our
Investment will concentrate around International Real Estate
Developments.
2015 Forbs Report gives
us a list of 10 industries
that over the last 30 years
created the highest level
of wealth in the form of
milliners & billionaires.
Accordingly construction
and Real estate
investment is counted as
a 3rd
most profitable and
secure industries in the
world.
Why? As Mark Twain famously quoted:
“Buy land, they’re not making it anymore.”
Second on the list is Technology. This is a field that Red Dragon will
consider and get involved later on.
The “No. 1" is outright Investment, and it shouldn’t be a complete
surprise that investments are the most common way for billionaires to
make their money. As an investor, you can invest and make money
across the board — manufacturing, healthcare, food, tech, etc. — you’re
not limited to any one industry. As long as you know, what you DO, and
how to pick the right companies to invest in, otherwise it also can be a
roulette game, you can make a fortune through your investments, or you
can lose it.
The Knowledge is THE KING. Red Dragon knows Construction, Building
Materials Manufacturing and Real Estate Marketing, we have a big
experience there therefore it is logical that it is our “No. One” Choice for
Investment.
4. Capitalization and Seed Capital
The amount of initial funding the Red Dragon Fund will need to attain
the profitable is relatively small.
 Start up operational expenses in China are estimated @ around
US$3M
 Initial Real Estate project in
Perth needs US$11M to get off
the ground
 Our unique cost structure,
niche investment market, and
well known pull of potential
members-investors will take care
of the rest.
Total required is US$14M, that
investment will be payed back to the entity providing the Seed Capital
with the interest of around 20-30% in 14-18 months.
5. Marketing and Sales Plan
Like any business, nothing happens until a sale is made. In our case we
know precisely our target market and we had previous business dealings
with many of our potential clients.
Global Financial Crisis (GFC) of 2007 crippled financially almost every
Country including strongly effecting manufacturing performance in China.
Nine years later USA is still struggling financially and so is half of the
Europe. Because of that reason Chinese factories are now looking for
more creative forms of international
marketing to maintain their market share.
Some goes as far as opening their own
showrooms in the foreign countries. This
approach can be very expensive for single,
individual factory and not always successful as they
don’t know the market, local etiquette, or commercial
laws. Red Dragon has been specifically set up to
address those issues.
For participating Member Factories we will set following services to
maximise their profits and ours:
a) Distribution, sales, marketing and showroom centres in the
chosen international markets.
b) Developing our own demand in the form of our own property
developments.
c) Full Legal compliance in China and internationally to operate
and maximising profits.
6. Risk Management
Risk Management is Huge & an important piece of the puzzle when
managing & running a successful investment
fund. Red Dragon must come up with a
concrete and competitive method for
managing both the investment business
and investment portfolio risk. Our
property team will be our front line of
Risk Management Defences. How do
we choose our investment
development or re-development
properties will decide how save and
profitable the fund will become.
7. Compliance and Legal Assistance
Hiring a great legal counsel is regarded by the Red Dragon as an
investment. An experienced hedge fund lawyer can help us avoid pitfalls
and build relationships with our factory owners as potential members of
the fund. Currently Red Dragon Group experience good relationship with
some prominent International Law Houses in China. We don’t need a
sprawling, white-shoe corporate law firm that overcharge and they don’t
know what they’re talking about when it comes to investment and funds,
because they’re too busy billing Pfizer millions upon millions to file
simple forms . Instead, we need the specialist firm who do these things
all the time & every day.
8. Deciding on Prime Brokerage
Many start-up Investment Fund
managers underestimate the
importance of choosing a prime
brokerage firm, which can act as a
partner to the business. Red
Dragon understand the principals
however because of the way how
we will operate, where our
investment will be coming from
and where we will invest, justifies our decision to not to use such a
service.
Why should we pay millions of dollars in service fees to such
organisation as Goldman Sachs, Paine Webber, and Morgan Stanley
Dean Witter, when we really don’t need their services?

The Bottom Line
Starting an Investment fund is a challenging endeavour that will take
time & a multi-year commitment to refining our strategy, building a team,
and finding both trading and marketing niches where we can safely and
profitably operate.
Our initial niche market will be Australia. Historically Australia delivers
safest and the best performing Real Estate market in the world.
Australian Real Estate Cycles are short with low drops in value, quick
recovery & high returns.
Our fund rising target is US$500M, within 14-18 months
The Red Dragon Fund will consider & adopt China building materials
manufacturing field as our fundraising ground.
In Building Materials
Manufacturing Field we see
around 30 categories from
construction steel, cement,
timber, flooring to wall
cladding insulation paints
and lighting.
We’ll consider 2-4 factories
per category, a little internal
competition is good for the
organisation, makes
members on notice, sharp in performance and active.
Within initial 14-18 months we would like to attract around 100 members
(we already have around 10) who will contribute US$5-10M in the
investment funds. Our target is to rise US$500M
As Red Dragon will be The Projects Promoter, Developer and Financier
of the Property Projects, our initial figures shows that the members can
expect yearly returns as high as 30% on Initial Invested Funds, and
improved profit margins on building materials supplied by about 30%.
There is no other fund or financial marketing structure that can bring that
sort of returns.
Industry standard for Fund Management profits is around 2-3%, Red
Dragon will be able to enjoy profits of around 7-10%.
