Our clients represent a diverse cohort, including:
• Australian financial services institutions
• Asian fund managers
• High net wealth individuals and family offices
• Sophisticated and professional investors
• Private clients
Their investment management needs can be met
through a variety of structures, including:
1.	Individual Investment Mandate
(typically $10m - $100m+)
AAM will source an asset (or a series of assets) for
a single investment partner and provide full “end
to end” investment management and operational
asset management services for the life of the
investment holding period.
2.	Collective Investment Mandate
(typically $2m - $10m)
AAM assembles a group of investment partners
with similar investment parameters and sources

an AAM managed investment structure.

AAM identifies appropriate investment assets and
assembles a group of investors to participate in
a managed investment scheme. AAM manages
the investment and the operational aspects of the
asset(s).
4.	Residency-related Tailored
Investments ($5m+/$15m+)
Significant Investor Visa and Premium Investor
Visa
Within the Federal Government’s SIV and PIV
regime, AAM provides advice and investment
structures to assist in fulfilling the requirements of
‘subclass 188’ visas.
4
Process
AAM employs defined processes to ensure proactive management
excellence across the organisation.
An example is the Acquisition Approval Process, where the
fundamentals of an acquisition target are assessed according to the
AAM Investment Philosophy prior to being accepted within the
acquisition review process. Once accepted for review, the AAM
Investment Criteria are applied and the subject compared to agreed
benchmarks. If the property is accepted at this stage, full, rigorous
due diligence is undertaken to fully understand the attributes of the
property and it’s investment potential. Finally, the property is
offered to the AAM Investment Committee for consideration, prior
to being accepted for acquisition.
This rigorous 4-stage due diligence process is designed to
ensure that all assessable factors are taken into account in
thea cquisition decision.
Flexible Investment Structures
AAM can provide various structures for your property investment
holdings. Wether individual investment mandates and regulated
managed investment schemes, AAM can meet your property
investment needs.
Connections
AAM has deep connections in the Australian commercial
property industry. Long standing relationships with local property
professionals in all disciplines ensures that we have the latest
information upon which to base investment decisions and that
we know where to find the expertise we need to deal with any
property challenge.

Expertise
AAM has assembled a team of acknowledged
Australian commercial property experts
to ensure excellence in the delivery of
commercial property investments for its
investment partners.
Be it, office, industrial, retail or other
specialty properties, the AAM team will identify
appropriate acquisition targets based on agreed
investment criteria, thoroughly assess the
commercial viability of the property, undertake
full due diligence and formulate an investment
plan which addresses the full life-cycle of
holding the asset.
Experience
AAM’s commercial property associates are
industry leaders, with decades of commercial
property acquisition, operation and
divestment experience.
Employing the AAM signature information
gathering recording and analysis techniques,
the property team enjoys an ‘unfair advantage’
over the general market.
Acquisitions
AAM property associates have been personally
responsible for in excess of A$3 billion
of property acquisitions, divestments and
development.
Operational management
Property management of large-scale income
producing properties is a specialised business.
We undertake proactive assessments of all
assets and prepare full ‘business plans’,
including asset life-cycle planning, capex
planning and divestment planning.
Divestment
Divestment of large scale property assets
requires consideration of many factors,
including asset life-cycles, economic cycles
and specific tactical sales processes.
Each of the three stages of the asset ownership
life-cycle can contribute meaningfully to the
overall performance of the investment.

AAM Property Group – Key
Personnel
Steven Goakes – CEO
Steven Goakes has spent his entire career in the
commercial property and funds management industries,
and brings a unique, extensive and invaluable skill set to
the organisations with which he works.
With a Masters degree in property and trust law and a
Business degree, since 1998 Steven has been successfully
redefining managed property funds to maximise returns
for all stakeholders. Success in this area has come
through critical analysis of organisational and stakeholder
needs, then removing costly inefficient structures and
processes that fail to add value for investors.
As founder and main strategic influence, Steven built
his last funds management business to an asset base
of approximately $900 million and over $1 billion of
properties under management. Since 2000, Steven has
personally overseen the purchase and divestment of a
further $1 billion of commercial properties and participated
in (and advised on) joint venture developments totaling
over $400 million of gross realisation.
Since 2011, Steven has completed capitalisation
and management projects which have resulted in
developments totaling around $380m in value.
Steven has been the project leader for dozens of business
growth and breadth expansion projects, and places great
importance on the process of defining and agreeing the
concept of success with the stakeholders and relentlessly
communicating with the participants.
Steven’s legal background ensures his understanding and
adherence to strict standards of corporate governance
and fiduciary relationship with investors.
Garry Edwards - Chairman
Garry Edwards is the Founder and Chairman of the AAM
Group. Garry has over 20 years’ experience in investments
and management within the Australian agribusiness
sector. As an equity investor, he has developed assets and
opportunities in livestock production, livestock marketing,
value added marketing and processing, consistently
delivering superior financial returns.
He studied a Bachelor of Applied Science, Systems
Agriculture at the University of Western Sydney where
he graduated as dux of his course and also received a
scholarship to attend the University of Illinois in the United
States.
During his mid-20s, Garry held various management
positions with the Packer family’s Consolidated Pastoral
division including facilitating the trade of dairy cattle live
exports to China, increasing the division’s profits by $50
million per year.
In 2003 Garry created the first division of what is now the
AAM Group and developed the technology and systems
that today underpin Australia’s multi-billion dollar livestock
industry through the National Livestock Identification
System (NLIS). These days, Australia is the envy of all
other livestock export markets due to the value attributed
to commodities that fall under the NLIS program.
In 2007 the AAM Group was the first to facilitate the
investment of Australian superannuation funds into
agricultural infrastructure projects which today trade over
$705 million of livestock annually.
Recently he has guided the AAM Group and its investors
into strategic supply chain investments that returned over
220% in less than three years to investors.
