5. Process
AAM employs defined processes to ensure proactive management
excellence across the organisation.
An example is the Acquisition Approval Process, where the
fundamentals of an acquisition target are assessed according to the
AAM Investment Philosophy prior to being accepted within the
acquisition review process. Once accepted for review, the AAM
Investment Criteria are applied and the subject compared to agreed
benchmarks. If the property is accepted at this stage, full, rigorous
due diligence is undertaken to fully understand the attributes of the
property and it’s investment potential. Finally, the property is
offered to the AAM Investment Committee for consideration, prior
to being accepted for acquisition.
This rigorous 4-stage due diligence process is designed to
ensure that all assessable factors are taken into account in
thea cquisition decision.
Flexible Investment Structures
AAM can provide various structures for your property investment
holdings. Wether individual investment mandates and regulated
managed investment schemes, AAM can meet your property

Operational management
Property management of large-scale income
producing properties is a specialised business.
We undertake proactive assessments of all
assets and prepare full ‘business plans’,
including asset life-cycle planning, capex
planning and divestment planning.
Divestment
Divestment of large scale property assets
requires consideration of many factors,
including asset life-cycles, economic cycles
and specific tactical sales processes.
Each of the three stages of the asset ownership
life-cycle can contribute meaningfully to the
overall performance of the investment.

Personnel
Steven Goakes – CEO
Steven Goakes has spent his entire career in the
commercial property and funds management industries,
and brings a unique, extensive and invaluable skill set to
the organisations with which he works.
With a Masters degree in property and trust law and a
Business degree, since 1998 Steven has been successfully
redefining managed property funds to maximise returns
for all stakeholders. Success in this area has come
through critical analysis of organisational and stakeholder
needs, then removing costly inefficient structures and
processes that fail to add value for investors.
As founder and main strategic influence, Steven built
his last funds management business to an asset base
of approximately $900 million and over $1 billion of

personally overseen the purchase and divestment of a
further $1 billion of commercial properties and participated

Since 2011, Steven has completed capitalisation
and management projects which have resulted in
developments totaling around $380m in value.
Steven has been the project leader for dozens of business
growth and breadth expansion projects, and places great
importance on the process of defining and agreeing the
