The application paperwork is in many places misleading beyond belief eg
Misrepresenting the site as the largest area of brownfield land in the borough (which it isn’t) - the Inspector only ruled on 16 ha or less than 15%
Nine stations within 5 miles – yes if you are a crow
Statements implying that eg NE have agreed to mitigation when an FOI confirms this is not true
Poor agricultural land – grade 4 or worse yet advertised last year by Knight Frank as Grade 3

What MAY it be like
Buildings of up to 5 storeys high
= same number as East and West Horsley put together
School places – HoE no places but could this change and might they displace Horsley children
Trains – noted that the Guildford MP said no seats on the 7.17 this am – imagine what it will be like with 25% more people
Parking – our photos from last year show almost no spaces in Effingham or Horsley station car parks
AIR QUALITY
The worst air quality in the borough is unsurprisingly at close to Junction 10 well in excess of EU limits
According to GBC this isn’t a problem because no one lives within 450m
