WHY ARE THE VENDORS SELLING?
Depending on how your agent handles this question from a
buyer can impact on your sale result.
An agent must duly provide information involving a “Material Fact” in accordance with the
Misrepresentation Guidelines from NSW Fair Trading,

epresentation_guidelines.html. There is a difference though between providing a material fact
about a property and a vendor’s personal information or reasons for selling.
An agent who releases the vendor’s personal reasons to sell may negatively impact on the
eventual sale result. For example:-
1) the vendors are separating;
2) the vendors are in financial trouble and need a result;
3) the vendors have committed elsewhere.
None of the above is necessary for a buyer to know in relation to buying the property and gives
them the impression the vendors will accept any price.
When looking to market your home for sale, ensure parts of your agent selection process involve
you interviewing agents in the field before signing anything, ask them directly – Why are these
vendors selling? Their answer should be along the lines of…
“It’s a very good question. We have been instructed to market
and sell the property. The current vendors no longer have a
need for the home. You seem to like the property, would you
like to place an offer?”
