Over two years of design simplification, and research have generated a buildable a simpler residential construction
design concept. The process described here…
The owner’s site is prepped and a slab foundations c/w cable anchors set installed.
The owner’s Architect’s produces final CAD floor plans for your home. Completed they arrive and are shared. The
exterior light steel frame and roof design are ‘signed off’ for construction by a structural P.Eng. This very strong
outer shell will enclose an independent high-tech smart home that is fit snugly inside.
Note the exoskeleton steel frame replaces the 2” x4” / 2” x 6” stud walls and roof trusses. These component parts
are made to high standards of a Structural P. Engineer to the design that reflects our clients ‘dream home’ look
and will meet or exceed all regional codes and standards. Made in a Vancouver Island fabricator shop they are
complete, and shipped to the readied site, and bolted together in four days. This assembled structure then has the
galvanized 26 gauge steel roof or tile panels installed.
Ark’s Design key is our custom modular home that concurrently starts, on day one. The fabrication of a 3.5” R80
VIP wall, ceiling and floor panels are produced - shipped flat and arrive, ready for final set up with in the frame.
(Other installations will benefit from our unique wall design as engineered by International Brown MFG and
Panasonic Canada’s team for us.) Our home at Spirit Bay is assembled in less than five days.
Then the panels of Hardiplank, thin stone are installed and the trim is fit out and the exterior is complete. Quiet
to build and even more quiet to live in!
The ‘access floor’ throughout the house conceals the electrical and plumbing under tile, or vinyl or wood plank
floors reflecting the client’s budget and tastes.

A shared vision encourages a successful outcome…
A) Ark uses a computer assisted drawing software file (CAD plan) for its homes and their
modifications throughout the component manufacture. Then shipped to the Spirit Bay
site for completion by local trades.
B) Erection of the exterior shell and installation of galvanized steel roofing panels start the
process. Then the assembly of the walls, ceiling and floors panels happens. Skilled
quality workmanship.
C) Then unique to the Ark Design process – is an Interior Decorator to conduct workshops
to hone the final design of all fixtures, fitting and finishes as they are ‘developed directly
with the Ark Client.’ All bathroom and kitchen fittings, plus freestanding cabinetry /
wardrobes and shelving will be sourced from regional suppliers.
6. D) An ‘Access flooring structure’ we use in these homes has all the electrical / plumbing
hidden below the striking vinyl, wood planks or tile floor finishes clients prefer.
E) A Canadian Professional Engineer ‘approves and signs off’ the CAD home / floor plans
that are modified to meet local standards and building codes for permits and licences
for final assembly and occupancy. This knowledge comforts all parties that high design
and mechanical standards have been achieved.
F) All domestic water needs can be met from rainwater collection, purification and in
home storage both for summer cooling, gardening, enclosed length pools and hot tubs.
G) Individual house PhotoVoltaic powering for radiant floor heating and on demand hot
water, through the Tesla Powerwall generator is achievable now. An individual Ark
home or this whole village could be off the grid. Biomass gas generation can be done
also. A different approach to environmental sensitivities.
The Ark Design Group, Rik Jay Shorten, Ryan N. Shorten and Ric Sr. have formed our company
around a true team approach to fabricate these homes, the surrounding landscape and a
permaculture food forest with the Scianew tribe being a key player in the production process.
Our web based real time program app brings together everyone active in this creation 24/7. All
involved can log into the confidential site to enter progress reports, and to view notes, and to
track comments parts from all parties.
All of the Spirit Bay lands require year-round landscaping services. A permaculture food-forest
development can encourage this to happen. This whole community can feed itself on
wholesome organic heritage seed gardens.
The tribe could open its own retail stand. Walking tours for forest, medicinal plant sightings and
First Nations Regional heritage might be offered. Opportunities abound!
