Located on land reclaimed from the Caspian Sea, Caspian
Waterfront will be a 120,000 sq m entertainment, leisure and
dining destination over five floors. It will be Azerbaijan’s premier
entertainment venue. Originally designed by Chapman Taylor in
2007 as a congress centre, the building is being repurposed to
include five levels of entertainment, leisure, F&B and retail. The
design of the interior is harmonised with that of the exterior to
create a homogenous concept for the entertainment centre.
A central ‘flame’ tower completes eight angled glass façades
inspired by the eight-pointed star on Azerbaijan’s national emblem.
The development’s complex geometry was modelled by Chapman
Taylor in BIM software.

The ACEC site is directly connected to Hauts-Sarts, the largest
business park in Wallonia with 468 companies and 10,015 jobs. It
is an area in transition and bears witness to the transformation
from industrial city to connected city with its gigantic industrial
buildings and its agricultural plateau. Urban agriculture is part
of the city’s transformation, which is supported by the VERDIR
(University of Liège) project and its two components: a Smart
Box incubator and the Tropical Plant Factory, dedicated to the
extraction of molecules for use in biotechnology. These projects
are being facilitated by the development of a heating network,
whose first phase is due to be delivered in 2021, which provides
the leverage for the transformation of the whole site. The project’s
architects are Studio 017 Paola Vigano and Idea Consult.

Herstal has been implementing an ambitious urban renewal policy
for several years. A direct extension of the urban centre of the
Liège conurbation, it is the continuation of the City of the Future
project which is already apparent at the Marexhe train station, the
new City Hall and Jean Jaurès square. Other projects are still to
emerge, either as part of the urban renovation project or through
FEDER 2014-2020 structural funds. The masterplan continues and
broadens the existing dynamics and a new road linking Laixheau
square, Jean Jaurès square, the Albert canal and the Meuse valley,
will bring a new impetus, opening these areas up to the wider
Mosan landscape, anchoring Herstal to the banks of the Meuse.

Hillside Liege, whose developer is BRESA BVBA, will comprise
120 units of luxury housing, including 12 single-family houses and
108 apartments. Two 300 sq m areas reserved for professional
practices will energise the new neighbourhood. The project will be
characterised by its interconnections created by a central plaza,
pedestrian area, meeting points, and a ‘respiration’ area. Planting
will provide the link between architecture and urbanism, essential
to the creation of a coherent and pleasant living environment, and
nature will create a haven of well-being to the inhabitants.

La Promenade Carabiniers is located in the heart of Wavre which
is close to Brussels and on the main communication route to the
south of Belgium. Wavre is a dynamic economic centre and is the
capital of Brabant Walloon province. La Promenade Carabiniers
entails the transformation of the existing Carabiniers open-air car
park into a mixed-use project comprising housing (8,000 sq m),
shops (4,000 sq m) and underground parking (12,000 sq m). This
will help to transform the urban axis between the railway station
and the boulevard de l’Europe, also known as “la Promenade”, and
is a critical element of the Wavre 2030 vision for the urban and
environmental redevelopment of the town centre.

Seraing’s city centre has been completely renovated in recent
years and this project is one of the last major pieces of the
downtown rehabilitation. It will utilise a former industrial space
which has an exceptional architectural heritage. Gastronomia will
be dedicated to food in all its forms with the emphasis on local
producers, organic food, restaurant areas and food production
and processing workshops. The project will take advantage of
the exceptional site, creating a unique concept in the region.
In addition to the rehabilitation of the industrial building, a new
development of shops, office spaces and housing will take place on
neighbouring plots totalling 9,000 sq m. Two teams were selected
to submit an offer by the end of March 2019: Imagix with Gehlen
Immo, Willemen Real Estate, Coeur de Ville and Dyls; and LIFE
with Moury Promotion.

Matarazzo is a mixed-use project in the São Paulo megapolis. The
project consists of the refurbishment of a former hospital and
maternity unit, buildings that are part of the city’s heritage. The
project will provide a combination of retail space, gastronomy,
entertainment and hospitality, a cultural space – Casa da
Criatividade – and a theatre and exhibition hall. There will be
69 nanoshops which present the best Brazilian handcrafts. The
project also includes an office building, a chapel and an organic
street market. It will also include the largest private park in São
Paulo. Iconic names such as Jean Nouvel, Philippe Starck, Rudy
Ricciotti, Campana Brothers and the Rosewood Hotels brand.

With 30,000 students attending the University of Liege and
several nearby high schools the project has strong potential. The
site, which overlooks the River Meuse, will provide all facilities,
services and necessary equipment for students’ comfort. It has
good public transport connections using buses and trains and is
six minutes away from the Liege’s TGV station. Parking will be
shared by the whole neighbourhood. The student housing project
is part of the wider revitalisation of the Trasenster district which
includes development of a cultural centre with a concert hall, arts
and entertainment schools and spaces for SMEs with a cultural
orientation. Construction of 300 student housing units and services
is envisaged on a surface area of 7,000 sq m, and the scheme will
entail renovating two buildings. A call for a private promoter for
student housing and services will commence in 2019.

Bassins du Havre is a residential project in Montreal and is being
built on the site of a former Canada Post processing centre, in
a previously industrial area transformed into the sought-after
neighbourhood of Griffintown. This area now bustles with shops,
hotels, restaurants, bars and office buildings. Bassins du Havre is
located on the banks of the Lachine Canal and the project provides
exceptional views of the Montreal landscape. The project consists
of five phases totalling more than 500 condominiums. Pier 4, under
construction, will provide 112 condominiums spread over 21 floors
including 23 signature suites, refined common spaces, including
an urban chalet, a fitness centre with swimming pool, a spa area
and a rooftop terrace with swimming pool

and play. The multi-purpose project will include 314 residential

Humaniti restaurant, two urban chalets and two rooftop pools and
terraces. It will also provide 193 rooms in Québec’s first Autograph
Collection Marriott hotel. A mobile app will be developed to
optimise connectivity and sharing across all project components.
An innovative project designed for interaction and where multi-
sensory human experiences abound, it is Québec’s first project to
seek Well certification.

Devimco Immobilier’s Maestria is a $700 m (€461 m) flagship
project inspired by the cultural vibe that shapes the landscape of
Montréal’s Quartier des Spectacles. It will comprise two towers of
51 and 53 storeys respectively. The towers will be connected by a
skyway on the 25th floor placing residents at front row centre for
cultural events held at the nearby Place des Festivals. Maestria is
a mixed-use project consisting of 1,500 residential units - of which
approximately 1,000 will be upscale condominiums and 500 will be
rental units. It also has a 4,738 sq m commercial area, landscaped
green spaces to promote urban biodiversity, a 446 sq m fitness
room, two sky lounges with terraces on the 25th floor, an indoor
semi-Olympic pool with swim lanes, an outdoor pool with a spa,
and music and creative studios.

Chapman Taylor’s concept will create a 1,380-hectare innovation
district for Daxing New Town which will strike a balance between
the requirements of urban and rural areas and will blend with the
surrounding natural environment in a context-appropriate way.
The mixed-use district, the design for which is now in development,
will include residential buildings, shopping centres, entertainment
venues, cultural amenities, offices, co-working spaces and hotels,
within a landscape defined by beautiful parkland and lakes. The
new district, to the west of the Beijing-to-Shanghai high-speed
railway line, will be planned in a clear and focused way, with
functions allotted in the optimum configuration. The urban plan
will incorporate new infrastructure and improved transport links,
with underground space used to create a three-dimensional city.
Emphasis will be placed on the ecological and cultural elements
of the new area and the district will become a self-sustaining and
attractive place in which to live, work and explore.

Urban masterplan
CHINA
Chapman Taylor won a major international design competition to
create an urban innovation zone on a 6.8 sq km site in Chongqing
Liangjiang, central China. The competition sought designs for
an advanced technology research and development district.
Chapman Taylor’s solution is based on the integration of the
natural environment with the technology facilities, and creates
a connected series of five university campuses surrounded by
R&D clusters. The valley formed by the hills to the east and west
of the site’s perimeter is to become a lake. At the northern end
will be a national laboratory and Centre of Ideas, which will be the
collaborative heart of the masterplan.
The south of the lake will be surrounded by beautiful landscape
interspersed with social, sports and cultural villages, which are
a contemporary interpretation of the traditional villages of the
region.
Sustainability is embedded in the project, which is planned to be
self-sufficient in energy, using solar, biomass and hydro-electric
power sources, saving over 450,000 tonnes of CO² annually.

CHINA
Global 100 will be a 400-hectare, mixed-use scheme comprising
leisure, retail, hospitality and residential located near Hainan
Island’s most populous city. It is designed to rival existing globally
famous attractions offered by Disney and other entertainment
industry leaders when it opens in early 2019. The movie-inspired
theme park consists of six different villages, each influenced by
international film-making attractions from China, Europe and
America.
The UK-themed village, for example, incorporates characters
such as James Bond, Mr Bean and Alice in Wonderland and
architectural emblems including castles, country villages and
industrial landscapes. The Chinese Village draws on the ancient
Loulan kingdom, with a waterfront component featuring a fishing
village and the giant ship from the legend of Zheng He’s expedition,
combined in a theme based upon the Great Silk Road. Chapman
Taylor’s Shanghai studio developed the masterplan for Global 100,
as well as providing the concept and architectural designs for the
UK and China theme park villages.

Sixty6 by Pininfarina is a 17-storey residential tower inspired by the
layering of the sandstone cliffs which are typical of Cyprus’s coasts,
and by the history of the island, which is rich and unique owing
to the stratification of different cultures. Pininfarina’s architects’
goal was to conceive a new way to experience and enjoy the sea
through architecture and new technologies. The elliptical shape of
the building allows the sea to be viewed from all the apartments
enhanced by external glass walls. Large balconies permit residents
to enjoy Cyprus’s climate, and are an aesthetic element that adds
personality to the project, as well as being functional, limiting
solar radiation.

The MOLO Lipno Resort is a luxury leisure and residential
destination providing 79 lakeside apartments and penthouses with
views over the Lipno lake and the use of the peaceful ‘Zen Gardens’.
Its five-star resort hotel will have a premium spa, restaurant,
private beach club, beach volleyball court and underground car
parking. The centrepiece of the development will be a 120-metre-
long timber pier which provides access to the lake and to a heated
lake pool. Lipno is surrounded by Šumava National Park, an
ancient forest, and the area which is near the Austrian border in
southern Bohemia, provides watersports, hiking, cycling, skiing,
horse riding and other outdoor leisure activities.

on Wenceslas Square.
Designed and developed to respect the urban, historical and social
significance of its prominent location, the building incorporates
crafted features by leading Czech artists in the tradition of the
existing palaces on Wenceslas Square. The 3-D facade system is a
first for the Czech Republic.
The project will also be sustainable and energy-efficient,
incorporating intelligent, integrated building technical systems.

Based around the only vineyard in the Caribbean, Ocoabay will be
developed in two phases. The first phase includes a boutique hotel,
268 villas and an aparthotel with 60 units, as well as a range of
activities. The villas are the densest part of the project and will be
built around a large central vineyard. The second phase, which will
be less dense, is in a natural reserve area so is designed to be low
impact. A further 86 units will be added to the aparthotel in the
second phase. The resort has been designed to be energy efficient
using a high degree of natural lighting, solar panels and thermal
insulation.

YIT’s Trigoni will provide nine tower buildings. The core of the
proposal is formed by a podium and five tower blocks envisioned
in the western area in Central Pasila. Two towers will be built in
the start-up phase. Construction of this €500m first phase will
commence in 2020/2021 once the city plan has been confirmed.
The first tower in this start-up area will be about 180 metres high
with 51 storeys and will include a hotel, apartments and a scenic
restaurant. The second tower, 140 metres high with 40 storeys, will
house offices and apartments. The podium will include commercial
spaces, street-level storefronts and parking facilities. The start-up
area is expected to provide 500 apartments, 300 hotel rooms and
accommodate 1,000 new jobs. The podium will connect the towers
to the Mall of Tripla currently under construction. The western area
covers a total of approximately 120,000 sq m and its total value is
estimated to be about €1 bn.

Bordeaux’s future Belvédère district forms part of the metropolitan
city centre’s extension on the right bank of the Garonne, and aims
to create a new district close to the TGV railway station.
The scheme will provide a mixed-use district with housing and
a centre for tertiary businesses which will link to the business
centre on the west bank. The site’s prominent location provides
unrestricted views over the 18th-century façades of Bordeaux, a
city on the UNESCO World Heritage List.
Place du Belvédère, a square at the heart of the development and
equivalent in size to Bordeaux’s Place de la Bourse, has a variety of
ground floor shops. The district will comprise 50,000 sq m of office
space, 72,000 sq m of housing and 10,000 sq m of space for cafés/
restaurants, food shops, supermarkets, sporting and cultural
facilities. The project was designed by architectural practices
Güller Güller and Hondelatte Laporte.

Tribequa is located in the Bordeaux Euratlantique district, near
the TGV railway station, and comprises 10,800 sq m of offices,
4,200 sq m of three- or four-star hotel accommodation with
120 rooms, 1,650 sq m of business and activity space, 465 housing
units of which 211 will be for owner occupation, social rented
housing of which 194 units will be managed by Aquitanis and 60 will
be managed by Le Col. The former post office sorting centre will
be transformed into a 5,000 sq m congress and exhibition centre.
The project was designed by Emmanuel Combarel from the ECDM
agency and aims to create an active residential neighbourhood
around the future Place d’Armagnac.
The Istres-Jean-Sarrail aeronautical cluster is dedicated to
aeronautics on an exceptional scale, and is virtually on the doorstep
of the the AFB 125 air base at Istres with direct access to the main
runway. The almost 33 ha site has 4.5 ha dedicated to aeronautics
with 6 ha readily available for aeronautics and the Airship Village
project which is to become the industrial hallmark for the airship
industry. The Mercure assembly hall will comprise 26,000 sq m
including 20,000 sq m of workshops. This building is also adjacent
to a centre of expertise dedicated to testing and certification.
The buildings will suit aeronautical businesses or cutting-edge
technology companies that need offices to suit innovative aircraft

Palais de la Musique and Congress, the Archipel international
business district and the European institutions. It will replace
buildings completd in the 1920s but will be smoothly integrated
into the urban landscape. Designed by renowned architectural firm
Kengo Kuma & Associates the project will have five functional,
modular exhibition halls. With the 2030 Climate Plan in mind, the
project will adopt passive energy strategies, utilising solar energy
to create power on the roof, and having a small carbon footprint
and high degree of insulation.

Construction has started on Landmark Bakuriani, a ski resort in
Georgia located close to the Didveli ski slope developed by the
Georgian government. Landmark is scheduled for completion
by 2023, in time for the FIS Freestyle Ski & Snowboard World
Championship. The 24,000 sq m, $24m project comprises
four buildings with a ski slope built on their rooftops, allowing
visitors to take an elevator to the roof and ski back. Three blocks
are designed as aparthotels, and the fourth will be solely for
commercial uses including restaurants, bars, a swimming pool and
spa. The $8m/8,000 sq m first phase comprises 100 apartments
and underground training slopes. Construction started in 2017
and should be complete by 2020. The project is surrounded by a
10-hectare recreational zone.

City Plaza is the centrepiece of a large urban redevelopment project
which links Wuppertal’s railway station to the town centre. In order
to create a seamless and pedestrian-friendly link, a highway had
to be lowered by 6m, and a new bridge built, flanked on both sides
by retail pavilions. City Plaza marks the rail gateway to Wuppertal’s
city centre, and is part of a group of impressive historical buildings
which define the remodelled square in front of the railway station.
City Plaza’s curved facade is clad with brass panels which alternate
curtain wall glazing which, in addition to improvements in nearby
public realm, lift the area’s look and feel.

M3M Financial Centre will be a 75,000 sq m GLA retail and office

The Lupi di Toscana (Tuscan wolves) barracks, are located in the
south-western outskirts of Florence, on the border of the City of
Scandicci. The property will be the subject of an urban renewal
process, and an international competition for ideas has been
launched. The size of the project and its many potential uses make
this urban regeneration project one of the most significant in the
city. The aim is to create a new community, mainly residential. The
area has considerable potential, being served by a tramway and
already partially urbanised, for reuse as a new settlement with
a well-balanced functional mix, no longer enclosed as a military
barracks, but open to the city.

Amalia combines living, working and shopping in the centre of
Luxembourg city. The ambitious renovation project will create
interior spaces that meet the highest standards of design and
comfort, behind a preserved historical façade. An additional
floor will be added to Amalia bringing it to the same height as
ICN Development’s adjacent Fënsterschlass residential building.
Under the guidance of prize-winning Luxembourg architect
Tatiana Fabeck, ICN will maintain the grandeur of Fënsterschlass,
sourcing similar old stone components for Amalia’s façade.
The two buildings will also share underground parking and
ICN Development is providing both Fënsterschlass and Amalia
residents with the option of shared e-bikes and electric cars: a
Tesla Model S or Smart E-Cabrio.

The European Court of Justice (ECJ) has grown in step with EU
enlargement and development of the third tower is the court’s fifth
expansion. The extension, situated around the enlarged forecourt
of the existing main building, will have 29 storeys and, at 120m tall,
will be 15m taller than the existing towers. It will have capacity for
750 staff and a 220-space car-park. The total cost of the project
is €168.7 m. The new tower was designed by French architect
Dominique Perrault, who designed the existing two towers. The
Luxembourg state is constructing and financing the building,
leasing it out to the ECJ under a long-term contract.

Shades, which is located in Hollerich in the south-west part of
the capital, will have business uses on the ground floor with
residential accommodation above. The building is designed to
blend with its architectural surroundings and will have a beige
stone front façade, beige plaster on the rear and gable ends and
anodised bronze-coloured window frames. The entrances also
have an anodised bronze metallic finish. The layout of the stone
on the main façade as well as the carefully planned position of
the windows - seemingly random – will create an understated,
contemporary building that stands out. The project is designed by
Moreno Architecture & Associés.

Belval was once the site of Luxembourg’s largest ironworks and
is now among the most ambitious urban development projects
in Europe, while retaining and integrating parts of the former
industrial plant. The new urban district, which began its evolution
in 2000, lies in the districts of Esch-sur-Alzette and Sanem.
Housing is planned for up to 8,000 people with work, research and
study places for 25,000 people including schools, shopping and
leisure activities. Nearly 620,000 sq m is already built or under
construction and about 5,000 people already work in Belval which
has 180 companies and more than 2,400 residents. The University
of Luxembourg opened here in 2015.

Yucatán, Mexico.
Pizá’s golf course, which will be located at the 303-hectare spa
retreat Chablé Resort near Mérida, is designed to facilitate a
no-frills, meditative atmosphere. According to Pizá, players
will be encouraged to expand beyond the game’s mental and
physical aspects and connect to it on a spiritual, emotional, and
environmental level. Guests will be allowed to play barefoot and
will be free to choose the number of rounds they want to play. The
course will comprise nine tee boxes spanning up to 200 metres, as
well as four greens with multiple pins and hazards.

A business cluster and a 100,000 sq m office building are being built
for the construction industry close to Oslo city centre. The project
will be a world-leading centre of expertise within the industry, and
will focus on: sustainability, innovation, collaboration and building
knowledge. Future tenants will include some of Norway’s biggest
property developers, entrepreneurs, technical firms, and other
businesses in the construction value chain such as renovation,
telecommunications companies, lawyers and others. OBOS,
AF Gruppen and Betonmast will all move their headquarters to
Construction City.
The proposed project won a multi-disciplinary, international
design- and innovation competition called Urban+, arranged by
Entra ASA in 2015. The objectives of the scheme are to optimise
environmental performances of high-rise business properties, to
provide office and commercial space of exceptional quality, and
also to replace an unattractive centrally located building with
one that will invigorate the local area. Oslosolar has the highest
environmental ambitions and will be a positive -energy building (a
net producer of energy) and will have a very small carbon footprint
(less than half of an ordinary office building).

The Zabłocie 20.22 Socio-Economic Innovations Cluster is a
city revitalisation project, the aim of which is to transform two
post-industrial buildings located at Zabłocie Street 20-22. The
development will implement Smart City ideas by combining the
knowledge and technology sector, incubation of entrepreneurship
and social activity. The space created will provide a range of
environments that will foster the development of an innovative
community of new and existing start-ups, micro-enterprises,
creative groups, social organisations, residents and informal
groups. Backed by ERDF funds, a design-and-build project will
restore two existing former industrial facilities with a total usable
area of 5,969 sq m. Although the 4,587 sq m commercial part of the
cluster will be transferred to an external operator, municipal units
will manage the remaining space.
Nowe Soho is a multifunctional project which complements the
broader architectural and urban concept of the New Center of
Łódź. In the first of three phases a new area of the city will be
developed comprising a 166-room hotel, 18,000 sq m of offices,
70 apartments and a number of commercial outlets. Carefully
designed walkways will link the buildings. Commercial spaces
such as cafes, wine bars and restaurants will be accessible and
Nowe Soho will be pedestrian-friendly. Walkways with commercial
spaces will comprise subsequent stages of the project and a
parking lot will be created beneath the complex.

A former railway sidings and rolling stock maintenance yard, which
includes many historical industrial buildings in the care of the
Poznan Heritage Office, are located in the city centre, close to the
main railway station. The Wolne Tory master plan, drawn up by the
Poznan City Hall’s urban planners, provides for a multifunctional
district with numerous urban squares and greens. A new tram
line, tunnel and bridge will cross the railway line linking Wilda and
Łazarz, two neighboring districts currently separated. The new
district will provide space for 15,000 inhabitants and there will be
office buildings, retail and service facilities and hotels. The project
will revitalise the area and integrate it into the city’s urban fabric.
Centrum Praskie Koneser is a mixed-use development in
Warsaw’s Praga District and is a multifunctional lifestyle centre
that integrates nine functions: office, retail, event and leisure
spaces and apartments. It provides a strong attraction for tourists
and includes the Koneser works, the world’s first Museum of
Polish Vodka, numerous restaurants, shopping outlets, event
centres including Laboratorium and Butelkownia, and Marriott
International’s Moxy hotel. The scheme includes Campus
Warsaw, Google’s first initiative in the CEE region, which aimed at
helping start-ups. It is served by metro, tram, bus lines and train
connections with two airports. Liebrecht & wood Group has used

The former Norblin factory is a project by Capital Park Group,
whose plan is the revitalisation of a historic, two hectare area
around the former Norblin factory between Prosta, Łucka and
Żelazna Streets in Warsaw’s Wola district. By the end of 2020, a
mini-district will have been developed, based on two buildings and
including internal streets. There will be 64,000 sq m of useable
space, including 40,000 sq m of class-A offices and 24,000 sq m
of commercial, entertainment, cultural and gastronomic uses. The
jewel in the crown, given the history of the site, will be the Museum
of the Old Norblin Factory.
Modlin is a former riverside fort and military barracks to the north-
west of Warsaw that was originally conceived 350 years ago by
Swedish King Carl X Gustav. The site has witnessed many historical
events. Now Modlin is being reinvented, and with a 16,600 sq m
congress and 6,000 sq m exhibition centre at its heart will now also

in Wroclaw and is close to Nowy Targ square, one of the most
sought-after locations in the city. Close to Wroclaw City Hall, the
site is near to the Old Town and Slodowa Island, where popular
cultural and sporting events are regularly hosted. Nowy Targ will
have seven storeys above ground which will provide 22,000 sq m of
offices accommodating up to 2,500 people. The ground floor will
include cafes, services and amenities which and the project’s top
floors will include terraces that provide a spectacular view of the
city. Fresenius is among the building’s tenants.
266 Liberdade is located on the main avenue of the city where
there is a large number of hotels, office buildings, luxury brands,
restaurants and iconic residential buildings. Constructed in 1940,
the building was originally the headquarters of newspaper Diário de
Notícias, but it is now being renovated and converted to residential
space. The 266Liberdade scheme has been designed to enhance
the original award-winning architecture by refurbishing the
facades and characteristic features while creating 34 contemporary
apartments with areas of 47sq m to 406 sq m, providing studios
to 5-bedroom flats. On the fifth floor there is a single apartment
with 4 suites, a 100 sq m living room and landscaped terraces and
balconies. On the ground floor, where there will be a large retail
unit, frescoes by Almada Negreiros, a central figure of Portuguese
modernism, have been preserved.

The project at Avenida 5 de Outubro, 293, transforms a former
office building into a residential building with 36 apartments. The
10-storey building also has a four storey basement. The developer’s
main goal is enable people to live in the city centre. Architecturally,
the main goals were to adapt the existing layout to residential
use and to create a new contemporary façade. Using a minimal
circulation area and placing all infrastructure in the middle of the
building has helped to release areas near the façade for bedrooms
and living rooms. The façade now provides a sequence of two storey
balanced and vertical elements, combining niches and balconies,
which gives the impression of more height and creates an elegant
building. On the ground floor are two stores.
Exeo Office Campus is located in Lisbon’s Parque das Nações,
a fully regenerated urban area that attracts some of the biggest
national and international companies. Exeo comprises three office
buildings with a total area of 70,000 sq m providing space for 7,000
workers. There are also 688 private parking spaces, 13,000 sq m
of gardens and more than 1,800 sq m of supporting services. The
project’s architecture introduces a new concept of working and
well-being, prioritising the flexibility of work space which can be
adjusted to the company’s needs. Reduced environmental impact
was a fundamental requirement of the design, both internally and
externally.

This alteration and expansion of a XIX century house at 193 Liberty
Avenue is intended to rehabilitate this palatial house and its back
yard to create a new luxury retail space. The house is designated as
of public interest. The rehabilitation will make only slight interior
changes and a new area built in glass will be added. The project
has endeavoured to maintain the building’s relevance to the old
Lisbon promenade while introducing a contemporary glass space
in harmony with the existing building. Alterations to the exterior
glazing on the main façade, interior changes and rehabilitation of
elements such as the stairs and the fireplace have all been kept in
context.
Novo Alto D’ajuda is located in the Lisbon University Campus, next
to the Portuguese Royal Palace of Ajuda and Monsanto Natural
Park. The project will pioneer housing for the academic community
but will be integrated with the surrounding urban fabric.
The Lisbon Affordable Rent Program, provides investors with land
to design, build and operate affordable housing for middle class
occupiers. The advantages for investors are that there is no land
cost, no building permits are required, profitability is high and
investment risk is low, income is stable and around 30% of land is
fully owned. Of 15 locations, two have already been allocated. The
panoramic views over the Tagus estuary and Belém monumental
area are magnificent.

VTB Arena – Dynamo Central Stadium, dedicated to footballer Lev
Yashin, combines several facilities under one roof: a stadium and
multi-functional sports arena along with a shopping and leisure
complex designed for entertainment before and after the sports
events.
The stadium will have seating for 26,319 and the sports arena
is unique in Europe because it can transform within hours into
different modes for running hockey, basketball, boxing or other
sports activities, concerts or shows. The transformation is done
with the use of intelligent engineering solutions that allow climatic
parameters to be changed to ensure comfortable conditions for
both sportsmen and spectators. All engineering systems are
controlled from a single centre.
Technopark Transport Hub mixes residential, commercial and

Until recently the Nattugglan neighbourhood on Södermalm,
one of the islands that comprises central Stockholm, has been
characterised by typical 1960’s urban planning which focused on
providing solutions for vehicular traffic, leaving the pedestrian
behind. The new office building at Folkungagatan 44, is part of a
project which aims to improve this. Located next to busy square
Medborgarplatsen, the 22,500 sq m modern office building, which
includes 500 sq m of restaurants and cafés, provides a meeting
point in a central part of the city. The project includes a new
small internal square and pathways through the building will link
adjacent streets. The project has resulted from a new zoning plan
and will be finished during 2021.
The Grävlingen project has helped to transform Stockholm street
Regeringsgatan from a walk-by street to a destination.The building
provides 43,000 sq m of commercial space and a 2,500 sq m
residential area. Externally the street is characterised by façades
of plaster that reflect daylight and Grävlingen’s design includes
linear slats that modulate the daylight and shadows on the façade,
varying with the time of day, the weather and other lighting
conditions. At the heart of the building is a spacious, 20 metre-high
atrium which will provide a dynamic and creative meeting place.

Torg is being extensively renovated as part of the ongoing renewal
of the city. The scheme will create a building that blends in with the
surrounding environment, as well as changing and improving the
streetscape. In a project which transforms a conventional 1960s
building, a new façade combining glass, wood and stone will be
added in a contemporary design that improves the surrounding
environment. The building has a roof-top park and a bar built
of wood, providing a place of calm in the centre of the city. The

will be retail stores, restaurants and 34 apartments.

Amsterdam Zuidas is the Netherlands’ international business
centre. It is situated close to Schiphol Airport and is within minutes
of Amsterdam’s city centre. Zuidasdok is intended to ensure the
long-term accessibility of the district and the northern part of
the Randstad conurbation. Zuidasdok involves expanding and
upgrading Amsterdam Zuid station, creating a modern station with
a range of public transport services, widening the Southern A10
motorway and redesigning the junctions at De Nieuwe Meer and
Amstel. A section of the motorway is to be diverted underground,
beneath the central area of Zuidas. The overall objective is to
dramatically improve traffic flow in preparation for increased
urban development. The project will start in 2019 and is scheduled

Koningin Julianaplein, the main square in front of The Hague’s
central railway station, is being overhauled to provide a striking
new entrance to the city. The development will create a new
housing complex with shops and cafes as well as an underground
parking area for 8,500 bikes. The scheme will provide 350 new
housing units in two 90-metre tall towers. These homes will be a
combination of social and non-rent-controlled rental apartments
and owner-occupier homes ranging from 47 sq m to 200 sq m. The
project also includes 2,000 sq m of retail and food and beverage
outlets as well as 2,200 sq m of conference and meeting facilities.

Wonderwoods is a high-rise apartment complex being developed
close to Utrecht rail station. Its two towers form a ‘vertical forest’
the design and specifications of which are intended to exude the
green, healthy and sustainable urban ambition of Utrecht city. The
underlying concept, ‘Happiness 2.0’, brings nature back into the city
for a healthier life style. The project’s architects are Stefano Boeri
Atchitetti and MVSA Architects. The 90 and 70 metre-tall towers
will accommodate housing, work, leisure and entertainment. The
tallest building, Croeselaan, has planting incorporated in balconies
and external walls. The buildings’ open atria provide a view of the
scheme’s interior greenery.

Otostat is a centre for secondhand vehicle trading. Located
at Sancaktepe on the Asian side of Istanbul, Otostat includes
324 independent commercial units in various sizes for new and
secondhand vehicle trading. Turkey’s leading fleet companies and
hire companies such as Avis, Budget, Zipcar, The Tüv – Süd German
auto expertise firm and a FIAT authorised dealer are represented.
The development also includes Turkey’s first industrial paint and
body repair shop with capacity for 1,200 cars per month. The
development also includes ancillary facilities such as banking,
insurance, a notary, auto accessories and tuning shops. Otostat
also includes a hotel and food court, as well as meeting rooms
and a gym.
The project, which is planned in one of Istanbul’s major business

District 2020 will provide a smart and sustainable urban
environment designed to encourage creativity, collaboration and
innovation. It will inherit physical and digital infrastructure from
the Expo 2020 event being staged in Dubai in the year 2020 and
will be the first area in the MEASA region to provide 5G technology
throughout. District 2020 will also inherit 200,000 sq m of built
assets from Expo 2020. These will be converted to residential and
commercial units. An additional 2.3 million sq m will be available
for third party development as residential, commercial, hospitality,
educational and mixed-use space. The masterplan envisages a
community of 90,000 people.

Holloway Head will be a sustainable community in the heart of
Birmingham City Centre providing 487 one to three-bedroom
apartments over 17 storeys. There will be ancillary commercial
space and underground parking. The £120m (c €138m) project
is situated in the city centre between Holloway Circus Tower
and The Mailbox. The High Street Group exchanged contracts on
this landmark project in May 2018, when planning consent was
obtained. Construction commenced in 2019. The landmark site has
remained vacant for more than 25 years and its redevelopment will
continue the wider regeneration of Birmingham city centre. The
site will be sold to an institutional investor.

Edinburgh International Business Gateway (EIBG) is a high-profile
development on a gateway site at the entrance to Edinburgh
International Airport. EIBG forms the important first phase of the
broader International Business Gateway, part of the city’s strategic
