Objective: Peace of mind for property owners
• Maintained property: Conduct necessary maintenance and get suitable tenants
• Rental returns: Get optimal returns for owners from suitable tenants
• Utility bills and Society matters : owner saves money by avoiding late payment fines
Service covers:
• Assessment of the property
• Utilities: Pay utility bills on behalf of owner (piped gas, electricity bill, property tax bill)
• Tenant Search: Find suitable tenants after advertising in companies & vetting prospects.
• Legal formalities: Initiate legal formalities (L&L, PV) with legal firm
• Handover: Keys to tenant after rent & deposit received by owner, provide rent receipts to
tenant
• Society formalities & compliances: Rental NOC, society dues, documents, AGMs, updates
• Resolve complaints: Address concerns and complaints raised by tenant/owner/society.
Issue vacating notice to tenants defaulting on terms and conditions
• Repairs & Maintenance: On behalf of owner after owner’s approval only
4. • Tenant exit check: detailed inspection of property for damages, utility bill payments till
date, send report to owner
• One off requests: Spare keys during lock-outs at odd hours, providing original rental
agreement for address proof
• Agreement expiry & renewal: Negotiation of increased rent amount for renewal
Service Charges
• Property Management charges: 16% to 20% + service tax (12.36%) of annual rent when
property is rented & Rs 700 to Rs 1000 + service tax (12.36%) per month when property
is vacant
• Exact fees based on location, size of property and society/building condition
• Legal fees, cleaning and repairs extra (at cost)

5. What is expected from owners
• Provide ownership proofs and bank account details
• Provide contact details as well as emergency contacts
• Signed property management agreement supported by specific and limited Power of
Attorney (POA) in our name
• Three set of keys of the property to us & one set to remain with owner at all times
• Timely information, approvals and confirmations – in general a 36 hour turnaround would
be expected (E-mails)
• Get us connected to society – sign us up on society portals & email groups for rules &
updates
• Keep us as the single point of contact for your Pune property
– We suggest owners interact directly with Cura instead of asking your representatives to
represent on your behalf
– Do not interact with tenants directly but route it to Cura
– Avoid asking family members or friends to get involved in the management process
– Multiple points of contact for tenants or us creates communication and expectation gaps
and sometimes rifts between owners and family members/friends.
• Advance for expenses such as electricity bills, property tax bill, piped gas, society
maintenance etc
• Timely payment of our fees – within 10 days from date of invoice emailed

6. Property Management Contract & supporting Power Of Attorney
• Contract covering our services, terms and conditions
• Tenure – 1/2/3 years (recommend at least 2 years)
• Governed by Indian Contract Act
• Can be terminated with 2 months prior notice
• Supported by Power Of Attorney (POA)
• Designed by legal counsel to give limited & specific powers to
execute the services in the property management contract
only
• Does not give rights to transfer ownership of the property
e.g. sell, mortgage
• Given to directors of Cura in individual capacity
• Original POA with Cura, copy with owner. If contract is
terminated, original POA to be returned to owner so that it
cannot be misused

7. About the Power of Attorney (POA)
Property owner provide directors of Cura with a POA for a limited duration and with
the following specific powers only:
• Find a suitable tenant
• Complete legal-rental formalities including society NOC formalities
• Inspect property as and when needed
• Conduct repairs and maintenance
• Take necessary action against the tenant for non compliance of agreement terms
• Pay utility bills
• Represent owner in society, corporation, MSEDCL (electricity) and piped gas related matters
• Decide amount to be deducted from security deposit (when tenant vacates)
POA shall NOT cover
• Right to sell or transfer the ownership or mortgage the property
• Right to accept the rent and deposit in our name: All amount due from tenants is
transferred to owner.
