asBankNegaraMalaysiaandmostembassiesanddiplomaticmissionshaveremainedinthecity.Sincethesiteislocatedclosetotheadministrationareaandnextto
theGombakRiver,developmentprojectishighlytobetakenaroundthisareabythegovernmentduetotheRiverofLifeproject.Thisisalsoduetotheareahavinglack
ofpromotionandsupportiveactivitiesbythelocalauthorities.
ECONOMY
KualaKualaLumpuranditssurroundingurbanareasformthemostindustrialisedandeconomically,thefastestgrowingregioninMalaysia.Despitethat,theeconomy
contributionaroundthesite(JalanRajaLaut)isconsideredlowcomparedtotheheritagezoneandcommercialblockswhichattractsmorevisitorsthatthesite.Thisis
duetothesitesurroundedbyofficesandgovernmentbuildings.Thus,creatingaperformingorentertainmentcentrecanhelpattractpeopletothesiteandenhancethe
lifestyleofthelocalsandbalancetheeconomyandsociallifefortheuser.
TECHNOLOGY
TheTheneedofinternetaccessintheeraisveryimportantforthegenerations.However,inaperformingartcentre,itismoreimportanttohavehightechmonitorsthatcan
supporttheperformanceelements.
ENVIRONMENTAL
ThesiteissandwichedbetweentheGombakRiverandthemainroad(JalanRajaLaut).Currently,KualaLumpurisimplementingtheRiverofLifeProjectwhichaimsto
transformtheKlangRiverintoacleaner,vibrantandlivablewaterfrontwithgoodeconomicvalue.Thisprojectenhancethequalityofthesitealonginsupportingthe
proposedprogramme.

DKBDKBLhasstrongcontroltowardsbuildingplanningthustheproposedbuildinghastofollowtherulesstated.Accordingtotheauthorityrequirement,thesetbackofthe
sitehastobe3mfromthesiteboundaryand6mfromthemainroadforsafetyreasonandallowingpedestrianwalkway.

Thecommunityatthesitearemostlyofficeworkersasitissurroundedbyofficesandgovernmentbuildings.ThePerformingArtCentreaimstoconnectandunitethe
communitybybringingdiversitytothecommunity.Theoverlappingspacesandactivitieswillprovidesocialinteractionbetweendifferentusergroupandcreateadiverse
community.

The Performing ArtCentre is proposed to introduce enjoyment,education and
entertainmenttothecommunityandtouristthroughdiverseandengagingperformancefrom
thelocal.ThishelpstospreadtheMaaysiancuturetoeveryoneespecia yto
touristand enhance individua’s taentin arts and performing.Italso
becomesalearningspaceforpeopletolearnartsandmusic.

criteriaarethequalityintheoutcomeoftheproject.
SCOPE
Itisimportanttoassignedandstructurethetaskefficientlyforeveryonetodelivertheirtasktothedesiredresult.
COST
TheThecostestimatedfortheproposedprojectisRm5,278,889millionandfullyfundedbyJKKN.Itencompassespreconstructioncosts,constructioncostandbuilding
operationandmaintenance.Itisimportanttostaywithinbudgetandavoidincreasingofcostduringtheconstructionprocess.Hence,duringthedesignprocess,itis
importanttoconsiderthechoiceofmaterialandconstructionmethodsthatarecostefficient.Thus,theimplementationofnaturaldesignstrategiescanbeusedinthedesign
toachieveasustainablebuildingandreducethecostofthebuildingoperationwithintheclient’sbudget.
TME
BasedBasedonclient’sdemand,thedurationfortheprojectshallbecompletedwithin18monthsstartingfrom1stMay2017until26thOctober2018whileensuringgoodquality
ofworkmanship.Inordertoreducetheoverallcostoftheproject,thedurationoftheprojectmustbeminimized.Thus,itisimportanttoensurethatthetaskisstructured
efficientlytoavoiddelaysintheconstructionoftheproject.Hence,theprojectshouldbewellcarriedoutwithinthetimeframegiventoavoidtheprojectfromdelaysand
overbudget.
QUALTY
TheThemajorsuccesscriteriaofthisprojectistoachieveclient’sandendusersatisfactionintheoutcomeoftheproject.Thedesignshouldachieveitsintendedfunctions
whilemaintaininggoodqualityofworkandarchitecture.Thus,itisalsoimportantforthebuildingdesigntoachievegoodqualityperformanceinlight,materials,acoustic
dependingontheproposedprogramme.
