AUTHENTIC ARCHITECTURE
5. Our Prospects
Seeking authenticity through unique cultural experiences
has become a primary focus for Baby Boomers, Gen X and
Millennials alike. The market also indicates that there is still
demand for exceptionally high standards, luxurious interiors
and access to authentic local cuisine.
Experiences
In recent years, we have seen an increase in demand for culinary-focused travel, cultural
exploration and activity-based experiences. This desire to combine cultural experiences with
exotic travel shows no signs of receding as people continue to share their adventurous trips
to beautiful locations through social media. This makes preserving natural beauty and local
culture mission-critical.
“Insiders” will help travellers live like locals
Travellers are eager to experience the authenticity and raw cultural practices of new locations.
The trend is veering away from package bus tours, moving instead towards independent
exploration and seeking out hidden gems and unique experiences. Connecting with locals
with insider knowledge is more desirable than ever.
Responsible Travel
The prominent effects of over-tourism are at the fore-front of travellers’ minds. People want
to learn about the places they visit and care about protecting the habitat and culture of the
destination.
According to a recent study by the Adventure Travel
Trade Association (ATTA), the definition of adventure is
changing. Risky adrenaline activities are favoured 45%
less than “experiencing a new culture”.

With a prime location just a one-hour flight East from Bali and Lombok, Sumba is set
to be the next island for development in the Indonesian archipelago. The demand for
development has led to increases in real-estate prices in excess of 100% per year.
Sumba represents a huge investment opportunity. Land prices remain low and development is coming
thick and fast. Airports and road infrastructure is significantly improving and international hotels
and resorts are arriving. The constantly booked Nihi Resort, voted the World’s Best Hotel two years
running by Travel & Leisure magazine, proves the demand for luxury accommodation and indicates the
substantial returns to be made.

Location
Less than an hour southeast of Bali and Lombok lies Sumba, an island paradise full of
untapped potential. Twice the size of Lombok yet largely undeveloped, Sumba is ideal for the
modern traveller looking for unrivalled natural beauty and authentic cultural experiences.
Sumba’s undulating limestone hills are a refreshing contrast to the volcanic islands to the
north and its two rainforest-covered national parks are home to unique wildlife.

7. Sumba is one of the three biggest islands of East Nusa Tenggara. The
unspoiled island’s pristine white-sand beaches sit beside tropical
jungles, emerald lakes and crystal clear seas. It is a paradise full of
unique wildlife, ancient culture and has a reputation as one of the
best surfing and scuba diving locations in the world.
Stunning white-sand beaches fringed with palm trees give way to pristine
azure ocean and some of the best surfing in the world, while waterfalls and
ancient megalithic structures are waiting to be discovered inland. Despite
the increase in development in Sumba, the island retains its rustic charm.
Significant areas remain untouched with basic accommodation and the
idyllic conditions adventurers seek.
Sumba is widely considered one of the world’s best surfing locations. The
southern coastline, especially the stunning beach at Tarimbang Bay, is
renowned for its two to three metre waves between June and September.
As transport infrastructure and accommodation options improve, more and
more adventurous travellers will discover Sumba’s excellent surf.
Sumba attracts an estimated 15,000 tourists per year. This number is
projected to increase significantly as ongoing property development leads
to an increase in amenities and higher standards of accommodation.
Sustainable development maximises the opportunity to mix with locals and
enjoy the unique rugged coastlines, deserted bays, relaxing lagoons and
prime surfing locations.
With two new airports, an extensive new road network and the arrival of
international hotels, the growth is undeniable. Tambolaka airport is currently
on the list for expansion with developments set to convert the airport from
domestic to international in 2023.
Renowned organisations such as Standard Chartered, Ernst &
Young, Jones Lang La Salle, Knight Frank and PWC have all recently
expressed keen interest in Indonesian development.
The world‘s largest archipelagic country
With approximately 17,000 islands, Indonesia occupies a strategic
location along major sea lanes between East and West Asia. Each
island offers a unique opportunity for investment along with distinct
areas of natural beauty.
The world’s 4th most populous country
With a population of just under 250 million, Indonesia is up there with
the biggest countries, China, India and the US. It is home to 135 million
people in the consumer class, a sign of a growing middle-class and
upper-class with high purchasing power.
The largest economy in Southeast Asia
Indonesia is the only member of the G-20 from the region. Due to its
strong economy and rapidly improving social demographics, Standard
Chartered projects Indonesia to be part of the G-7 by 2040. It is also
predicted to be the 5th largest economy in the world by 2030.
10 “New Balis” plan
The government’s ‘10 New Balis’ plan aims to replicate the economic
effects of tourism in Bali nationally, with ambitious targets:
• Tourism to represent 8% of the nation’s overall GDP
• Foreign exchange income to increase to Rp240 Trillion (US$18 Billion)
• Employment of 13 million locals

The Opportunity
First to Market Benefits
At this stage, there are only a handful of resort
destinations available. The natural beauty of the
coastline and mainland remain undeveloped
and still offer a raw experience of natural beauty
and authentic local culture – the most sought
after factors for modern-day travellers.
Compared to other Indonesian islands, land
values remain low. The opportunity exists
to acquire land during and following the
completion of the Invest Islands resort. We are
expecting maximal returns on this investment.
Proven Success
The competition and desire for remote
destinations with minimal development is
demonstrated by the success of the award-
winning luxury resort Nihi Sumba. Offering
far more of a connection with nature than the
densely populated areas of Bali or Phuket,
Sumba remains relatively untouched with
potential for resort development in sparsely
populated areas.

Real Estate
Development
The real estate market on Sumba, set to be
one of the ‘new Balis’, is ripe for the picking,
with land sold by the hectare (10,000m²)
remaining affordable, compared to more
developed areas like Bali, Lombok and
Flores.
With densely forested areas, unique wildlife, a rugged
coastline and endless potential for adventurers, Sumba
ticks all the boxes of a perfect investment opportunity.
While the island is in its early stages of development, it is
vital that investors collaborate with companies like Invest
Islands for a smooth and easy investment process. This
will improve logistics and minimize risk while investing
at highly competitive prices.

Our mission is to sustainably offer clients a secure and affordable investment
opportunity in Indonesia. We will accomplish this by working in partnership with local
communities to accelerate responsible development on the island while preserving
its cultural heritage.
Eco-design is a progressive strategy for Sumba Island, as the Indonesian Ministry of
Energy, alongside ‘Hivos’ an organization pledging technical assistance, is set to invest
US$1 million to provide Sumba Island with 100% renewable energy. The program is
part of a larger governmental effort that aims for renewable energy take over eastern
Indonesia.
