bulk industrial space in the country. Collectively, the team has handled over
30,000,000 square feet of transactions for corporate users and is dedicated to
providing the level of service expected by corporate occupiers of bulk industrial

their supply chain and deliver the best possible results to meet their business

Success Stories
COCA COLA REQUIREMENT
Coca-Cola North America was seeking a new
900,000 SF juice manufacturing facility
consisting of 600,000 SF and expandable to
900,000 SF to service Northeastern United
States. The facility required 1,000,000+
gallons of water per day and 750,000 gallons
of sewer capacity per day with rail service
preferred. The client preferred that the facility
be located within close proximity to their
existing syrup plant in the Lehigh Valley.
Our Solution
Colliers collaborated with a team from
Coca-Cola North America and outside
consultants to evaluate 61 sites/buildings in a
five-state region: Maryland, Delaware, New
Jersey, Pennsylvania and New York. After
considering all the key factors affecting the
facility, the decision was made to acquire 163
acres located in the Humboldt Industrial Park
in Hazleton, PA.
NFI REQUIREMENT
NFI required full market assessments for
several markets across the U.S. in connection
with the procurement of a possible new
warehousing and distribution requirement
having significant shifts in seasonal inventory
levels. The ability to secure both flexible and
price competitive options was critical to NFI’s
ability to win the contract.
Our Solution
Colliers provided market studies and analysis
for five separate submarkets across the U.S.
After reviewing the results of the study, NFI
determined that Eastern Pennsylvania was the
most cost effective location. Colliers created a
competitive environment through a multiple
market strategy as well as capitalizing on a
weak regional industrial market. Ultimately,
Colliers assisted NFI in securing a lease
transaction that was significantly below market
and provided the ability to expand and contract
nearly at will and ultimately enabled NFI to
secure the contract with a Fortune 500 client.
