Originally founded in 1997, the name was changed to UMFA (Utility Manage-
ment For Africa) in 2005. The Free State was the main focus area but we have
expanded our footprint nationally.
Up to March 2016, UMFA has grown to 11 branches nationwide, with just over
600 buildings under our management. We are reading approximately 45,000
meters monthly for 16,000 tenants and is one of the leading Utility Manage-
ment companies in South Africa.

We do not employ meter readers. If manual meter reading is needed, it will
be done by our qualified building or portfolio managers

UTILITY MANAGEMENT
UPower will take a combination of physical & AMR readings of all the
meters in the centre/building and invoice the tenants accordingly. UPower
will accept full responsibility of all electricity accounting and administration
services

UPower will test meters free of charge and will replace meters depending on the service level agreement terms
An annual audit will be carried out free of charge by UPower during contract period where every aspect of all kwh meters will
be tested and inspected, including the wiring in distribution boards and cables connected to meters. This audit may also be
observed visually on a monthly basis when meters are read
Energy management is carried out on the building – whereby UPower will guarantee 100% of kWh recovery between the total
City Council kWh and the total kWh metered. (Taking into account transformer losses) UPower will test the effectiveness by
installing “power factor correction” for the saving it can generate for the total building as well as high demand tenants. All
tenants will be billed to the correct tariff applicable to their specific demands. UPower will advise tenants on methods to save
energy which in turn will reflect on their monthly consumption should they follow our advice
UPower clients will gain online access to extensive management reporting resulting in accurate data at their finger tips. We have
an in house development team that has the capacity to customize our reporting to suit our clients needs
3. SMART METERING

Tariffs are based on the supply authority’s current prepaid tariffs, or on the
same tariff the owner is billed by the council. Vending fees can be added to
this tariff resulting in the tenants paying the vending fees based on their
purchases, or the vending fees can be paid by the owner monthly.

Total prepaid purchases are paid to the owner in the beginning of each month and
they are supplied with detailed reporting On all purchases
