This existing ranch home in Newton was disassembled and
repurposed, while the existing foundation was scraped and maintained
with a new contemporary, energy efficient, 2-story structure built upon
it. The new 4,500-s.f. home was designed towards the client's
contemporary aesthetic and their family's growing needs; the walk out
basement supports an "in-law" suite. This home acheived a HERS
Rating of 24 and Energy Star Tier 3 via super-insulated envelope,
precisely designed mechanical system, solar hot water and
photovoltaics.

PROJECT DESCRIPTION
For this project, the Owner needed a complete
overhaul of the exterior of their home, and wanted to
add a 3-car garage, cabana, and kitchenette to
support a new in-ground pool and hot-tub. Several
site specific challenges were addressed including
steeply sloping grade at the pool location, and the
presence of and emotional attachment to a majestic
50' flowering magnolia tree in the vicinity of the new
garage. This design includes an integrated outdoor
fireplace, exterior shower, unique code-compliant pool
fence of natural exposed cedar, and heavy
coordination with structural, landscape, and pool
consultants.

New Seabury, MA
The site upon which this New Seabury home was built posed unique
complications: it was small and angular; and it was the last buildable lot on a
sand bar along the shore of the Atlantic. The footprint of this home was limited,
but the 2.5 stories allowed 4 bedrooms and 5.5 baths; each bedroom equipped
with its own deck overlooking the water. The foundation required helical piers
and a massive concrete slab to anchor it deeply into the sand preventing the
house from the tendency to float in the event of a flood.
