STATION
CHALLENGE
Petronas Niaga Indonesia, a subsidiary of Petronas, the biggest oil and gas
company of Malaysia needed Colliers services for property divestment.
Diversity of geographic locations (30 properties) and our needed local presence.
STRATEGY
Develop a marketing campaign that could reach traditional and non-traditional
channels.
Identify and approach retailers, developers and end-users able to acquire the
land.
Making potential buyers aware of the redevelopment potential to retail stores,
hotels or office buildings.
RESULTS
Colliers sold 16 of the 30 properties.
Nine of the properties were sold by Petronas directly to Pertamina, other
consultant sold five of the properties.
Apart from selling the 16 properties for Petronas, Colliers was able to identify
suitable land for Petronas which they could rent at a rate that reflected the
market rent.

RABOBANK CHALLENGE
Selling the Rabobank portfolio in a declining market
cycle.
STRATEGY
Prioritize the highest prized assets with the highest
amount of effort.
Develop a marketing campaign that could reach
traditional and non-traditional channels.
Developing a local marketing network through
grassroots methods.
RESULTS
Within 12 months we were able to sell 19 individual
properties with a total asset value of approximately
USD13.5 million.

CHALLENGE
Finding a buyer that is financially capable to
close on a substantial land acquisition within a
six months exclusive period.
Convincing potential buyers of the development
potential of the site as well as land bank value.
STRATEGY
Approach developers assumed capable to
acquire the land.
Educate the potential buyers on the scarcity of
opportunities of this scale (45,000 sq m).
RESULTS
The Colliers team was able to close the sale
within agreed sales period of six months.

FRASERS
HOSPITALITY
CHALLENGE
To locate an existing (service) apartment tower available for
purchase.
To assist Frasers in understanding and overcoming legal,
tax and permit issues in establishing a service apartment
operation in Indonesia.
STRATEGY
Colliers utilized industry contacts to identify (service)
apartment property available for purchase.
Colliers also needed to make sure that by the time the SLA
was signed, Frasers had established a PMA company to
purchase the property and had obtained the permit to operate
a service apartment.
RESULTS
Colliers negotiated the purchase of a tower of strata title
apartment units at a favorable price in the CBD of Jakarta.
By the time of the signing between Frasers and The Peak,
Frasers already established a PMA company and obtained a
permit to operate service apartments in Indonesia.

  • 8. 8 | CAPITAL MARKETS AND INVESTMENT SERVICES PETRONAS GAS STATION CHALLENGE Petronas Niaga Indonesia, a subsidiary of Petronas, the biggest oil and gas company of Malaysia needed Colliers services for property divestment. Diversity of geographic locations (30 properties) and our needed local presence. STRATEGY Develop a marketing campaign that could reach traditional and non-traditional channels. Identify and approach retailers, developers and end-users able to acquire the land. Making potential buyers aware of the redevelopment potential to retail stores, hotels or office buildings. RESULTS Colliers sold 16 of the 30 properties. Nine of the properties were sold by Petronas directly to Pertamina, other consultant sold five of the properties. Apart from selling the 16 properties for Petronas, Colliers was able to identify suitable land for Petronas which they could rent at a rate that reflected the market rent. 30 properties 45,000 sq m CASE STUDY | INDONESIA
  • 9. COLLIERS INTERNATIONAL | 9 RABOBANK CHALLENGE Selling the Rabobank portfolio in a declining market cycle. STRATEGY Prioritize the highest prized assets with the highest amount of effort. Develop a marketing campaign that could reach traditional and non-traditional channels. Developing a local marketing network through grassroots methods. RESULTS Within 12 months we were able to sell 19 individual properties with a total asset value of approximately USD13.5 million. 19 properties 14 cities CASE STUDY | INDONESIA
  • 10. 10 | CAPITAL MARKETS AND INVESTMENT SERVICES CASE STUDY | INDONESIA JAKARTA INTERNATIONAL SCHOOL CHALLENGE Finding a buyer that is financially capable to close on a substantial land acquisition within a six months exclusive period. Convincing potential buyers of the development potential of the site as well as land bank value. STRATEGY Approach developers assumed capable to acquire the land. Educate the potential buyers on the scarcity of opportunities of this scale (45,000 sq m). RESULTS The Colliers team was able to close the sale within agreed sales period of six months. 45,000 sq m
  • 11. COLLIERS INTERNATIONAL | 11 CASE STUDY | INDONESIA FRASERS HOSPITALITY CHALLENGE To locate an existing (service) apartment tower available for purchase. To assist Frasers in understanding and overcoming legal, tax and permit issues in establishing a service apartment operation in Indonesia. STRATEGY Colliers utilized industry contacts to identify (service) apartment property available for purchase. Colliers also needed to make sure that by the time the SLA was signed, Frasers had established a PMA company to purchase the property and had obtained the permit to operate a service apartment. RESULTS Colliers negotiated the purchase of a tower of strata title apartment units at a favorable price in the CBD of Jakarta. By the time of the signing between Frasers and The Peak, Frasers already established a PMA company and obtained a permit to operate service apartments in Indonesia.
