GENERAL OVERVIEW OF CMMS & PPM
 CMMS SYSTEM is a web base system and it allows to easily record all the
scheduled preventive works and ad-hoc issues for M&E equipment, as well
as, work requests by Tenants. It can provide a complete database for every
Asset.
 The primary goal of Maintenance (PPM) is to avoid or mitigate the
consequences of failure of equipment. This may be by preventing the
failure before it actually occurs which Planned Maintenance and Condition
Based Maintenance help to achieve.

GENERAL OVERVIEW OF CMMS & PPM  CMMS SYSTEM is a web base system and it allows to easily record all the scheduled preventive works and ad-hoc issues for M&E equipment, as well as, work requests by Tenants. It can provide a complete database for every Asset.  The primary goal of Maintenance (PPM) is to avoid or mitigate the consequences of failure of equipment. This may be by preventing the failure before it actually occurs which Planned Maintenance and Condition Based Maintenance help to achieve. 2

Types of Work Order & PPM 1) Internal & Customer Service Work Orders (HELPDESK) :-  Work Request by Internal (Defect rectification & Ad-hoc)  Work Request by Tenant - Request through Phone call, Fax, Email, Walk in the Office  E-Community Work Order :-  Work Request By Tenant from E-Community 2) Equipment Servicing Work Orders :-  Internal work orders – by Management Office  Scheduled Servicing Work Order (Periodic Preventive Maintenance PPM)  Corrective Maintenance Work Order ( Ad-hoc ) 3) Basic Introduction to Maintenance (PPM):-  Preventive Maintenance (PM)  Predictive Maintenance (PdM)  Corrective Maintenance 3

Help Desk Work Order Flow Chart - Customer Service Entry WO 6Help Desk receive Work Request from Tenant by Phone Call, Fax, Email or Walk in to the office Help Desk will create WO at Customer Service Entry Supervisor or Technician will WO from Help Desk Technician will execute assigned Job till complete and get Signature from Tenant for verification Technician will submit the Completed WO to Help Desk for close in the CSS System Help Desk will file the WO for the Audit / Manager to review Work request by tenant through Phone call, Fax, Email, WhatsApp, or Walk in

Help Desk or Supervisor will in box message in CSS, and create work order base on the Tenant enquire. Supervisor or Technician will WO from Help Desk Technician will execute assigned Job till complete and get Signature from Tenant for verification Technician will submit the Completed WO to Help Desk for close in the CSS System Help Desk will file the WO for the Audit / Manager to review Work request by tenant through CSS E-Community web page (Tenant Self-Service)

Equipment Servicing Work Order Flow Chart - PPM WO 9Supervisor will receive PPM work Orders at the in box message in CSS Supervisor will highlight service vendor on the service schedule In the CSS Service Vendor will receive PPM WO from Help Desk or Supervisor Service Vendor will execute assigned Job till complete and get Signature from Manager / Supervisor for verification Supervisor will submit the Completed PPM WO to Help Desk for close in the CSS System Help Desk will file the WO for the Audit / Manager to review Scheduled or Planned Servicing Work Order (Monthly, Quarterly or Annually)

Equipment Servicing Work Order Flow Chart - Equipment Servicing WO 10Supervisor / Manager will request to create Equipment Service WO from PPM Finding or Ad-hoc Help Desk / Supervisor will create Equipment Servicing WO Service Vendor will receive WO from Help Desk, Supervisor, Manager Service Vendor will execute assigned Job till complete and get Signature from Manager / Supervisor for verification Supervisor will submit the Completed WO to Help Desk for close in the CSS System Help Desk will file the WO for the Audit / Manager to review Corrective Maintenance or Breakdown Maintenance Work Order ( Ad-Hoc )
