Introduction
Founded in 1959, AAM’s (Australian Aerial
Mapping) origins mark it as the first private
sector aerial mapping company in Australia.
Coming a long way since, AAM has
expanded capabilities into Survey and GIS
(Geographic Information Systems),
establishing itself as one of the country’s
leading suppliers of spatial information.
In particular recognition of AAM’s survey
background, this has been established and
strengthened through past mergers with
Hatch in 2003 and Vekta in 2013, increasing
our wealth of expertise and experience
across the industry. AAM have acted as
Lead surveyors on some of Australia and the
world’s most iconic construction projects,
with further reach in the consultation and
development of “Smart City” models and
mapping processes.
With approximately 200 staff spread across

Cadastral Surveying
Prior to works for major infrastructure, building
or construction projects, the form of the
existing landscape, built-environment,
services infrastructure and neighbourhood
context will require the survey and
subsequent production of digital plans for
design development. As projects proceed,
land surveying services such as dilapidation
surveys, feature and level surveys, boundary
and subdivision surveys and lease area
surveys can be provided at the appropriate
stage of the development.
Title Surveys, sometimes referred to as
Cadastral Surveys are performed through
each of our state offices by qualified
surveyors. Each AAM office has Registered or
Licensed Surveyors able to provide services
for boundary definition or check surveys,
land and strata/building subdivisions and
surveys related to the creation of easements,
leases or covenants.

AAM are also capable of undertaking
Lease Area Surveys, commonly carried out
for retail shopping centres, commercial
buildings, industrial buildings and
showrooms. Lease area surveys are
undertaken in acknowledgment of Property
Council of Australia guidelines.
An extension of the services provided when
looking at existing assets is Dilapidation
Surveys. This service includes site inspection,
still photography and video imagery for
recording and documenting the existing
faults or damage to surrounding buildings,
roads, pathways, major trees and services
infrastructure near the works area for the
proposed construction works.

Topographic Surveying
Prior to major works or development, a
feature and level survey will determine and
document the form of the terrain, existing
surface infrastructure and underground
services detail.
Survey data will be processed and can be
provided as plans in numerous 3D digital
formats suitable for immediate use by
engineers, architects and other design
professionals, with further capability to link
these directly into existing into design
information.

Scan-to-BIM
AAM have a wealth of experience in
supporting clients in their survey needs, whilst
also able to take it to the next level and bring
our deliverables into their BIM frameworks.
AAM recognise that there is a lot of
complexities and rhetoric around the
concept of “BIM”, so in simple terms we look
at it as three distinct terms:
- Building Information Models
- Building Information Modelling
- Building Information Management
As a broader concept, BIM is not just about
the models, but about efficiencies through
collaboration and accessibility of
information, beyond geometric content.
Owners, Designers, Contractors, End-use
Facility Management… all involved parties
can see benefit through a common,
systematic and centralised approach to the
design, construction and maintenance of
their building assets.
The outlining International Standards, ISO
19650 series of specifications for BIM are
primarily aimed at design, and therefore
make little qualification on wherein Survey as
an Industry directly fits into the process.
What can be said however, is that survey
information is critical for a chance at
maximising project efficiencies; from
understanding property boundaries, site
topographies and neighbouring building
heights for shadow analysis at early concept
design stages, through to setout in
construction, as well as verification and
validation of the as-built against design.
Survey can further be applied to
understanding existing buildings for the
purposes of refurbishment or extensions,
monitoring and dilapidation, as well as just
for historical record.
As of yet, there is no national mandate to
implement BIM across Australia and
resultantly approaches towards it are varied
and inconsistent. That said – particularly in
light of recent global issues and the resulting
contraction of economies – the imperative
to move to BIM (as ascribed by the ISO 19650
series) must be imminent. This is already
highlighted through various state initiatives
such as the Victorian Digital Asset Strategy
(VDAS), Digital Enablement for Queensland
Infrastructure and Transport for NSW Digital
Engineering Frameworks.

AAM have capabilities to model and
deliver in numerous formats from
several platforms, inclusive of Bentley
Microstation, RM & Assoc. Rhinoceros
3D, Autodesk AutoCAD, Civil 3D, Revit
and Navisworks. Point cloud survey
data can also be provided in multiple
outputs, including imagery viewable
through the likes of Autodesk’s Recap
and Leica’s Jetstream Viewer. All of
the above are just a few of our
specialties, with more beyond this
that can be utilised depending on
project requirements.
It should be noted that our services are not absolute, and – in the spirit of both innovation and

The industry as a whole is rapidly developing, finding new methods and adopting more refined
principles. The push for “Greener” construction and cost saving is driving the need for BIM and
the efficiencies it drives as we move towards the likes of ‘Digital Twins’ and ‘Smart Cities’.
