The Management
Chica Casey is in charge of the business. She will have the final say so in what goes on in the business.

The company plans to close 3 deals a mo ($10,000 and up profit). We will focus on SFH's in the Texas
and Atlanta, GA Areas. Then work our way into fix and flips. We will work to acquire two rental homes
and a Air BnB in Cedar Park, Texas. We want to start out doing contract assignments and only double
close if we really need to. We will use transactional lenders for double closings. We will try to secure
our originial contracts with $10 EMD and require our end buyers to pay a non refundable $2,500 EMD
to open escrow. We plan to build a strong buyers list in both TX and GA then find out what our buyers
criteria is so that we can go house shopping to fit their specific needs.

belongs to several online investor related networking sites, as well as meetup groups in Austin, TX.

Organizational Timeline
In December 2019 we will look into getting some funding for our rentals and air BnB. We want to
secure a second loan from a second lien holder to purchase the properties. (ie: Gap funding).
In the first year from the end of December 2019 - December 2020 we will secure the Two rentals and
Air BnB. By the end of December 2020 we will start on our first fix and flip. We will then plan on doing
at least 5 fix and flips our first year. Then 10 each year after. In the beginning year of the business
(December 2019) we will assign different task of the business to family members then if we need to we
will hire a virtual assistant.

The strengths of the company would be the fact we will automate our business by using software such as
REI Pro, REI Rail, List Source, Been Verified etc to help run the business smoothly.

The demand for real estate is expected to increase in the future and we plan on capitalizing on this
market by buying, fixing and flipping real estate and selling contracts. We will also invest in some rental
properties. We plan to use some of the profit from the business to invest in day trading.
Threats
The only threat to the company at this point would be lack of putting 100% time, effort and full time
hours in working the business. It takes a lot of hard work and dedication ( being consistent) to be
successful in the business we plan on working full time to get the job done.
