Pris og Størrelse
I Elleville bliver det billigt at bo småt og ansvarligt og
med fri udnyttelse af fælles-arealerne.
Vi deler ikke den noget forkælede antagelse, at enlige
absolut skal bo på minimum 120 m2. Og 523
mennesker er enige med os og har skrevet sig op til
en bolig under 50m2.
Vi ser ansvarlighed som et absolut forretnings-
parameter og mener det er uansvarligt at regne med
at veganer-bølgen og elbil fiksering er noget der 'bare
går over'.
Kvadratmeter og prissætning er derfor fastsat ud fra
erkendelsen at vi ikke passivt kan gå en ny tid i møde,
men at vi aktivt må imødese en grundlæggende
samfunds-forandring der allerede er her og som
kræver nye løsninger.
Lejere og Venteliste
Poshtel er gået i et eksklusivt partnerskab med
Almenr, der driver Skandinaviens største
bofælleskabsplatform. Poshtel og Almenr har sammen
gennemført en kampagne for projektet ElleVille Vejby.
I de første 4 uger havde vi over 350 aktive
tilkendegivelser fra interesserede lejere der besvarede
en række grundlæggende spørgsmål om alder, antal
hjemmeboende børn, krav til størrelse bolig etc.
Det hele kulminerede da mere end 200 mødte op til
vores første fysiske præsentation i Vejby. Siden er
hundredvis af medlemmer engageret i aktiviteter, som
f.eks. vores community organiserede julemarked
søndag den 8 dec . #unprecedented
Den mest overraskende og fantastiske indikation, som
kampagnen gav os, var, at hele 50% af de
interesserede lejere valgte at betale 69 kroner om
måneden for at være medlemmer af Elleville
fælleskabet på Almenr allerede nu.
Da bofællesskabs-tankegangen sammen med ønsket
om at bo tæt på naturen tilsyneladende tilfredsstiller
en sult i markedet, er vi derfor begyndt at identificere
potentielle landområder til nye projekter.

over 900 aktive tilkendegivelser fra interesserede, så
vi har kun indregnet 2% tomgang. For en sikkerheds

Fællesudgifter & Vedligeholdelse
Der er sat 15% af samlet til fællesudgifter og
vedligehold. Vi mener det er tilstrækkeligt, da vi
hverken har elevatorer eller trappevask. Det er en del
af projektets kongstanke, at beboerne aktivt deltager
i fællesskabet, og derfor forventer vi faktisk at kunne
levere det til under de rimeligt markedskonforme 15%.
Årligt Dkk 550 per m2 er nulpunkts omsætningen
Vi har sat lejen til Dkk 1725 per m2 per år - vores
medlemmer har signet up med dette tal in mente.

Vi har rejst DKK 13.5mio fra partnere som Almenr, der
har leveret konsulentydelser i tro på, at dette bliver til
noget.
Skulle vi - imod forventning - ikke rejse alle DKK
15mio fra investorer, vil vi invitere lejerne til at købe
20-30% af deres boliger og krydse målstregen
således. En af Almenr’s grund-ideer.
Hvad Investerer jeg i?
Vi har udvidet ideen og projektet omfang 62 gange
indtil den nuværende form. Og det er således vi slår
en ring om projektet, som vi inviterer ind til. Investerer
du nu, kommer du med i de skitserede 62 landsbyer
som vi vil opføre i Danmark, Norge og Sverige.
Med investeringen er man med i både
Ejendomsselskabet og et Operation & Service
Management selskab.
Og du investerer naturligvis også i det fælleskab, det
også er at skabe en ny boligform, der tilfredsstiller et
sultent marked på en overraskende måde. En rejse vi
ser frem til, og som vi håber at kunne fortsætte også
efter projektets nuværende afgræsning.

I dag er antallet af interesserede på ventelisten oppe
på over 900. Ikke ringe, synes vi selv.
Er der et behov?
De potentielle lejere på ventelisten er typisk enlige/
skilte med fraflyttede børn. De er aldersmæssigt +45
år hvilket gør det næsten umuligt at låne penge til en
ejerbolig. Derfor mangler der boligtilbud til denne
målgruppe.
En rapport fra Realdania beregnede at der i 2018
manglede 80.000 boliger til netop dette segment,
voksende til 140.000 i 2020. En trend der kan ses i
hele Skandinavien.
Derfor tror vi på, at der er et marked for 62 ElleVille
byer.
Realkredit Tilsagn
DKK 120 - 135mio er blevet tilbudt fra Nykredit,
men AL og Nordea vil også til bordet.
