4. What is the 'Waffle Box Building Technology'?
The cost to build a house in the Philippines is
increasing (like anywhere else).
'Waffle Box Building Technology' uses several
methods to build at a lower cost and
simultaneously adds value.
(Unlike many other developers, we pass the
savings on to the end-user…)
While some of those methods are a ‘trade secret’,
here are two:
5. Cost Saving Method #1
'Waffle Box Building Technology' is an
‘Industrialized Building System’.
People build ships, airplanes and cars in a
factory… for obvious good reasons; increased
quality and speed, reduced cost.
But when we need to build houses.. here come all
the workers, machinery, tools and materials to the
building-site… As a result there is inconsistent
quality, delays, material waste, a dangerous
working environment and higher cost.
6. So, in a remote warehouse we monolithically pour
(cast) four-sided steel-reinforced concrete units
which are connected to each other by welding,
bolts and/or with dowels to form your home.
And (if requested-) we attach doors, windows, tiles,
paint etc.
After this, we transport your home (in 2 or more
parts) to the building-site where a crane lifts them
into place.
Weather delays, missing materials, and
subcontractor no-shows are eliminated, saving time
and money.
It’s like making cars on a production-line; cost
savings through economies of scale.
7. Cost Saving Method #2
'Waffle Box Building Technology' uses up to 50%
less cement/concrete.
In the Philippines, the conventional construction
method is ‘Hollow Blocks’; the walls have to be 4 to
6 inch thick to be able to carry their own weight (but
it was (!) the cheapest way to build).
We simply introduced vertical and horizontal steel
reinforced concrete ribs (micro beams and
columns) to the walls and slabs that will resist all
the building loads.
8. 'Waffle Box Building Technology' walls performs
like a 6 inch thick wall (same strength)… while the
‘skin’ or ‘voids’ between the (6 inch thick) ribs are
only 2 inch thick.
The concrete units are engineered and optimized to
place concrete/steel precisely where it is
structurally required for strength (Portal Frame).
