2. CHANGES & CHALLENGES
We have some changes at the Association as we
look forward to meeting the challenges we all face in the current uncertain times,
and taking our opportunities for community action and enjoyment.
We are very pleased to announce the appointment of the HWA General Manager :
local resident Noah Shahar. She will be an active presence (in the office alongside
our Centre Manager) from Monday 5 September. The role was described in the
recent HWN adverts. There will be improvements to our organisation and
communication, but in the short term please continue to use our current office

We shall see a change of Trustee at our AGM (Tuesday 22 November). Rupert Mackay is resigning, following his
retirement as vicar in April. We shall be saying more about his service and contributions to the Association over
the last ten years. We need a replacement and invite nominations well ahead of the AGM. I am ready to meet
anyone who is interested to explain what is involved. It a great opportunity to join the leadership of HWA
representing the community.
This edition of Hadley Wood News also represents a change after the retirement of Rod Armstrong. It has been
produced on an interim basis, pending a new Editor, through the HWA office with the excellent support of our
printers Acculith (Claire and Nathan), our regular advertisers and new and regular contributors, plus our much
appreciated volunteer Deliverers. There is so much talent in Hadley Wood. Please step forward towards becom-
ing our new Editor or part of the team.
Summer has brought out the enjoyment of our wonderful open space at Bartrams Lane: a real sports day with
parents (Mount House School) leaving running tracks marked out for everyone; end of school year picnics.
We are finalising arrangements to bring junior football back for Sunday mornings (in partnership with Massimo
Orsi and PowerHause).
Thanks to a working party of residents led by John Leatherdale, supported by HWA, who restored the condition
of the Lane. A general concern in our Grounds is to keep our paths clear of brambles and nettles. This should
be a volunteer effort - anyone is welcome to cut them back a little as they walk. We do engage our ground
contractors (ASM) to do this from time to time, but at considerable expense and sometimes delay.
Our major project to upgrade the Centre (and Grounds) continues. As reported in the last HWN, we pushed
hard to get at least a Phase 1 finalised with works done over the summer holiday. We nearly got there, but not
everything fell into place in time. However we have established a much stronger base to go ahead with the
full project next summer (during preschool holidays), with some works sooner as practical. We shall look for
feedback on plans, involvement and appeal funding in the next weeks up to the AGM.
There is a lot more going on, with the great support of our Committee and others. We are fortunate that our
FIREWORKS will go ahead again this year (Sunday 6 November) now led by Dawn Wellings and Alison Moon
with the established team. New volunteers are welcome to join the fun; contact through HWA.

Calling all walkers – whether with or without a canine friend!
As Robert has alluded to in his opening letter, the general condition of our grounds
and pathways is always a challenge for us. We can employ our gardening contractors to clear the paths of brambles and
nettles but this it at a cost and we are trying to keep unnecessary expenditure to a minimum.
It would be great for those of you who like walking through our grounds on a regular basis to help with this by grabbing
your secateurs and cutting back any overhanging / overgrown thorns as you walk.
We actively encourage our dog walkers (excluding commercial dog walkers who we do not want to use our grounds) to
do this too as you are likely to be on the grounds more often than anyone!
Final point, it is lovely seeing our canine friends but, we still receive numerous complaints - whether it is about dogs
fouling pathways and owners not picking up, or dog walkers not being sufficiently in control of their dogs – and we need
to nip these unpleasant habits in the bud please. The grounds and pathways are for everyone to enjoy at their leisure
– please be respectful.

Directors must apply for re-election each year by rotation. Nominations for position
as Officers should be forwarded to the Chairman.

6. Monken Hadley Common
As some of you will be aware, in November 2019 the Churchwardens of
Monken Hadley Parish Church, as owners and trustees of the Common,
petitioned in Parliament for a Bill to amend the Enfield Chase Act 1777
which governs the ownership and administration of the Common. Having
negotiated passage through both Houses of Parliament, the Bill received
Royal Assent on 28 April 2022 and is now the Monken Hadley Common
Act 2022. The fundamental objective of the Act is to preserve the
Common as an open space for public enjoyment and the conservation
and protection of the environment. The current dry spell is causing
significant problems, not least distressed trees, and in the autumn
there may be an unusually high number of fallen trees and/or branches.
One of the provisions of the Act is that the Common and the other assets
held by the Churchwardens in connection with the Common will be
transferred to a charity known as the Monken Hadley Common Trust
(“MHCT”) which was registered by the Charity Commission as a charity
on 31 May 2022. The Act will come into force on a day to be appointed
by the Churchwardens which should be later this year.
MHCT is a membership charity and will be recruiting members to provide
the financial support and local involvement that have been fundamental
reasons for the changes that have been necessary to the structure
created by the 1777 Act. Some of you may be members of the Friends of
Hadley Common, which is a charity that has provided significant financial
support since the late 1990s, and the plan is for the Friends to be wound
up and for members thereof to be invited to become members of MHCT.
The AGM of the Friends will take place at the Church House on 19
September 2022 at 7.30 pm, in conjunction with what may be the last
AGM of the Commoners, and future plans will be discussed at that
meeting. If you require further information, please contact me on

Sadly, a handful of the neighbours and users of the Common are
not respectful of it. The volunteers, who work so hard to
maintain it, spend much of their time clearing litter and, having
dealt last year with a serious incident of unauthorised works in
the woods behind Parkgate Crescent, the curators are currently
having to deal with the dumping of green waste on the boundary
with houses in Calderwood Place and Broadgates Avenue by the
owners or their contractors. The trustees regard such incidents
seriously and, if necessary, request support from the London
Borough of Barnet which has statutory powers to deal with
what are criminal offences. Other headaches are commercial
dog walking and cyclists who have no right to cycle save on the
bridlepath or public highways.
We do hope for your financial and other support in the coming years to preserve what is an invaluable
community asset. The Common is believed to be the seventh largest in Greater London and the largest
which is not owned by a statutory authority.

Hadley Wood Research
Hello, my name is Sara Flower and I am a Geography student at the University of
Manchester. I have just completed a placement year at Network Rail, working in
their Environment and Sustainable Development team. I worked alongside Neil
Strong (Biodiversity Strategy Manager at Network Rail) to improve Network Rail's
approach to vegetation management, and following a site visit to Hadley Wood,
have decided to use Hadley Wood as the basis of my final year dissertation.
In February 2018, Network Rail cut down trees and vegetation alongside Hadley Wood station to improve track
safety. This massively reduced the amount of greenery around the station, impacting residents' and rail users'
experiences of the space; local community members were outraged, and thus began the 'Treegate' campaign.
In the following months, the Hadley Wood Association (HWA) and the Hadley Wood Rail User Group (HWRUG)
worked alongside Network Rail and the Tree Council to improve Network Rail's approach to managing railway
safety and protecting nature and wildlife. This resulted in various attempts to revitalise the area, including a tree
planting trial on a railway embankment at the station. As mentioned in the June edition of Hadley Wood News,
a team of Network Rail staff, including myself, and experts from the Tree Council met with HWA chair,
Robert Wilson, HWRUG chair Francesca Caine and Hadley Wood residents to review the progress that has
been made since 2018.
I am keen to research the social impacts of green space in more detail, using Hadley Wood
as a case study. I am particularly interested in exploring the emotional attachments people
have to lineside green space, with the intention of sharing my research findings with
Network Rail so that they continue to improve their approach to lineside management.
For my research I am looking for adults, 18 years and older, who live in Hadley Wood.
Participants will be asked to participate in:
• A 20-minute interview, which could be done as part of a walk around Hadley Wood station
• And/or a 1-hour workshop session, where participants will take part in a variety of group activities

Station Cuttings: Bank Holiday service
Latest news for Bank Holiday travel – unfortunately, yet again, not good news for passengers.
On Saturday 27th, Sunday 28th and Monday 29th August, no trains will run between Finsbury Park
and Moorgate.
Trains that usually run to / from Moorgate will be diverted to run to / from London Kings Cross.
Additionally, there will be engineering work on Sunday 28th August between London Kings Cross and
Stevenage. Replacement buses will run between: Finsbury Park / Alexandra Palace and Welwyn Garden City.
Replacement buses southbound from Hadley Wood will stop at Cockfosters (underground station) and you can
get a return bus from Cockfosters to Hadley Wood. Anyone needing to travel to central London might be better
off using the Rail Replacement bus to/from Cockfosters and the Piccadilly Line rather than using train services
at all.
Please check your journey using the National Rail Enquiries Journey Planner.
Next month there will be some timetable changes from 4th September: none directly affecting services at
Hadley Wood so far as we know but there may be some additional interchange opportunities at Finsbury Park.
One piece of good news: the dilapidated shed on the station forecourt has been removed and we expect
Amazon lockers to be installed in its place in due course.

10. Mount House School
Sports day at
What a fantastic day we all had on Monday 4th
July at the Mount House School Sports Day
which took part at HWA Bartrams Lane Field.
We all enjoyed watching our students perform
and compete against their peers and earning
points for their houses. It was amazing to see
so many students involved and stepping in to
fill gaps when needed and there were some
outstanding performances from each year group.
Mount House School has enjoyed a partnership
with the Hadley Wood Association for a number of
years and we are very fortunate to enjoy the use
of the fields all year round for athletics, cricket
and rounders.
In addition, we have also forged partnerships
with several local providers to ensure that our
students have use of the very best facilities and
coaching, and includes the use of Monken Hadley
Common which is just outside the school gates
and golf lessons at Old Fold Manor Golf Club.
We also enjoy a partnership with Southgate
Hockey Club where we use the facilities for
coaching and matches.
We pride our Physical Education Department
for being inclusive to everyone in the school!
There is a team for every student to participate
in. We offer a wide range of sporting activities.
These include; Netball, Basketball, Athletics,
Cricket, Football, Basketball, Badminton,
Hockey, Dance, Gymnastics, Tennis,
Trampolining, Cross-country, Fitness,
Table Tennis and Golf. Students also enjoy the
use of our on-site Multi Use Games Area.
The Physical Education Department at Mount
House aims to create a positive learning
environment, enabling both girls and boys to
achieve success, enjoy a wide range of sports
and activities, develop their physical skills and
take personal responsibility for leading a
healthy lifestyle.
All students are encouraged to achieve their
best in sport, whether they become a county
champion or succeed at something new for the
first time.
We offer students a broad spectrum of sporting
experiences, and students also havea games
afternoon, where teams are developed and
fixtures are played against local schools.
Our sports teams have enjoyed considerable
success in both regional and national
competitions. We play in the Barnet League, as
well as other schools within the Independent
Schools’ Association.
Additional activities are offered in Years 10
and above in order to give students the
opportunity to discover new sports, with a view
to introducing them to activities they may
continue to pursue throughout their adult lives.

THE COST OF
DOING NOTHING!
With markets continuing to experience volatility
in the face of rising inflation and interest rates,
people have been left with the difficult decision
around what to do with their money.
For much of 2020 and 2021, the answer was fairly
straightforward.With low inflation and low interest
rates,conditions were much more positive for equities.
As a result investments with shares as the underlying
investment generally performed well.
Over the past quarter, the situation has changed
dramatically.The war in Ukraine, which many
commentators expected to be relatively short, has
continued on for several months and the fighting shows
no signs of stopping. Ukraine and Russia are major
producers of important commodities, including wheat,
oil and gas.With supplies of these now threatened,
prices are beginning to jump rapidly.The cap on fuel
prices in the UK inApril rose 54%, and many are now
predicting it will jump another 40% in October1
.Over
the past quarter, this has combined with a supply and
demand imbalance left over from COVID-19 to create
strong inflationary pressures.
The UK ended the Quarter with inflation at a 40-year
high of over 9%,and warnings from the Bank of England
that it could break 11% this year2.The UK is not alone
in this, and both the US and Eurozone are facing similar
inflationary pressures. Governments and central banks
haven’t sat back idly by but have taken action to try and
limit inflation. One of the levers central banks have is
to increase interest rates. Higher interest makes it more
expensive to borrow, which generally reduces spending,
reducing demand, and therefore reducing pricing
pressure and inflation.The Bank of England has increased
its central rates by 0.25% repeatedly this year.
For wealth managers, this has created a difficult
situation.Although we know we are facing high levels
of inflation and increasing interest rates, there are still
questions we cannot know the answer to. For example,
is this inflation transient? How much of the inflation is
being caused by the war in Ukraine, and how much is
the aftermath of COVID-19? We simply don’t know at
this stage. Different asset classes will react differently
depending on the answers to these questions.
So, what do you do?
The wrong answer is to take all your money out and
hold it in cash until things become clearer. Right now,
inflation is over 9%, and is predicted to get higher as
the year goes on. Even after the interest rate increases,
the central rate is still only 1.25%.A long-term fixed
rate Cash ISA isn’t likely to earn much more than 2.5%
interest,and you’re going to earn substantially less than
this in an instant access account.This means you are
guaranteed to lose purchase power with whatever cash
you hold. Instead, the key here is to ensure you hold a
well-diversified portfolio, containing well thought-out
asset allocations for your risk profile.These are two of
our core Investment Beliefs.This way, you will not be
too exposed to any one asset class, reducing the risk of
volatility, and will be well placed to benefit from any
future bounce-back, whatever form it may take.

FOOTBALL RETURNS AS HWA PARTNER
MASSIMO ORSI
Massimo Orsi who has lived in Hadley Wood for over 20 years
is bringing grassroots football back to the area by launching
‘PowerHause Academy Hadley Wood’ for boys and girls ages
5-16. PHA HW is a community based academy club whose aim
is to teach every child life values and general skills through
the power of sport.
The academy was co founded by Massimo and three
professional footballers; Kortney Hause (Aston Villa FC),
Josh Laurent (Stoke City FC), Danilo Orsi (Grimsby Town FC),
who donate their time, knowledge and experience to support
the development and enjoyment of every child to allow
them to unlock their full potential.
The academy is an FA accredited organisation with qualified
coaches and partnerships with Kappa, FA Wildcats Girls
Football, Her Game Too and professional football clubs/
academies. The academy train Tuesday and Thursday
evenings 6-7pm and play matches on Sundays in a local
grassroots league.
The Hadley Wood Association and PowerHause Academy
Hadley Wood partnership allows Bartrams Lane field, from a
practicality and aesthetic perspective to be improved to give
all members in the community the best service and a place
where the community can come together, both children
and parents.
