Editor's Notes

  1. £4.64bn completed since 2010 2015, 2016 and 2017 all looking particularly impressive. There could potentially be a record of over £1.2bn completing in 2017. Note the “recession” dip from 2010 to 2013, and how subsequent years. 2008 was a “peak”, with European Capital of Culture status attracting investment for that year -- 2017 looks set to equal or top that.
  2. Here is a look at what has been achieved since January 2012 alone ---- the last 4.5 years!! NOTE the GREATER VALUES completed in the Neighbourhoods compared to City Centre _______________________________________________________________________________________________________________________________________________________________________ JOBS --- Permanent new jobs all based on floorspace built or where applicant has stated net new jobs in their planning applications. HOWEVER, this does not account for where existing firms relocate from one building to another – and the jobs are therefore NOT “new”. There is no way of capturing this information, so the “actual new jobs” created is likely to be less than the figure shown here.
  3. Note: although the Royal Liverpool Hospital is £335 total cost for its new build (and a further £94m for clearance of the old building), my counting method has £68m completed in 2014, £106m completed in 2015, and £61.7m so far in 2016. (this avoids showing the whole scheme finished in 2017 and distorting the figures. Splitting it pro rata by month shows actual construction activity on an annual basis). Retail has just been boosted by the start of Project Jennifer (£120m – not £150m!) and the first phase of Edge Lane Retail park (£12m).
  4. NOTE - £2.58bn total development value includes the £1.09bn worth of elements of Royal Liverpool, Anfield Stadium and other major projects which are (pro rata) “completed”. £1.49bn is the actual amount of construction activity on site at the moment.
