property in Columbus, Ohio, had been accorded Tax Credits.
Housing tax credits in the United States were established by the
Tax Reform Act of 1986. These tax credits were established as an
incentive for developers using debt or private equity to develop
low-income housing for seniors, working class families, or
underserved urban communities. Developers building or
rehabilitating affordable houses in Ohio can apply for either nine
percent or four percent tax credits, which, if awarded, are
deductible from income tax.

Fairwood Commons has 54 units specifically designed for
seniors. Occupying over two acres in the Franklin Park
neighborhood, the property is close to the park, recreational trails,
transit access, social services, restaurants, grocery stores, and a
pharmacy.
The three-story building is equipped with amenities to support
elderly residents’ needs. With an original design that embraces
the coexistence of classic traditional features alongside
contemporary livable spaces, the mid-rise building is well-
thought-out, and its units are very accessible.
The construction of the building will use energy-saving “passive
building” in accordance with the regulations of the Passive House
Institute. This will bring estimated energy savings to between 60
and 80 percent.
